    inspeksyunin din sana ng mga taga municipal o city hall yung mga pabrika gumagawa ng mga contruction materials lalo na yung mga bakal at hollow blocks. dahil kahit masunod yung plano pero sub-standard pala yung mga materyales madali lang masira yung mga structures na gagawin

      Dito na po papasok ang material testing. Dapat nagpapatest po tayo ng materials sa mga accredited testing labs bago ito ipagamit sa site.

    Correct naman yan lahat. Ang ibang problema lang, mahigpit sila sa kapag Malaki ang Bahay mo, pero yung payag payag lang dyan, squatter, pinabayaan lang nila. Diba?

    Pag magpapatayo ng bahay, still best practice is to hire architectural services for design and build. Lahat ng permits kanila na. Close coordination all throughout. Unless as owner, maraming changes sa details/specs during construction hanggang finishing, kung anong cost sa contract, yun na. Site visits and decision making na lang gagawin as owner. In less than a year, done na house. Pwede forego ang prof interior designer. My personal experience.

    Pero Yung nagyari sa paggawa bahay Namin. Nauna lang Ang architectural plan. Tapos nag pa simula na kami house construction.
    While waiting for structural, electrical and sanitary plan to process building permit.
    Before pa matapos structural plan nakatayo na mga poste. 16mm Ang lahat Ng bakal Ng poste na ginamit Namin for loft house design then natapos Ang structural plan na pinagawa Namin. 12mm lang Ang nilagay ni engr 😂😅
    pero ok lang mas tumibay house Namin 😇😁

    Lalo na po dito sa Taguig city, halos karamihan ng mga ginawang bahay at kasalukuyang ginagawang gusali ay walang building permit, sa ngayon ay may itinatayong building dito sa Pinagsalubungan st. na nakatago sa mga bahay at hindi ito mapapansin sa kalsada o sa labas pero walang naka display na building permit, rain or shine ay contineous ang paggawa.

    Ang hihilig kasi magpa gawa ng mga bahay nang walang bldg permit eh yan ang nakukuha ng mga indibidwal na basta basta lng magpa gawa ng bahay dahil sa namamahalan sa mga propesyunal pero ang di nila alam mas masakit sa ulo ang kakahinatnan nitu.
    Advise tlga po sa mga taong magpa gawa ng bahay bukod sa may budget kayu dapat mag hire po kayu ng propesyunal na gagawa ng bahay.

    Architects, have you encountered redtape in processing documents as mga city engineer office... during my time early late 90s apprenticeship ko in a design and build firm, napaka bagal ng movement ng documents speciallly wala padulas... like City of Manila and QC . This is a good stories to share :) Maybe this is another reason why some evade the construction process in Ph.

    Dito nga sa amin gawa lang sa light materials yung pwesto ng lugawan, gawa sa pawid na kawayan eh hinahanapan pa ng building permit. kc pag walang building permit hindi din bibigyan ng business permit.

    Sa amin po mag nonotice kami sa homeowner, explaining na kahit na po tapos ang bahay ma coconsider po yan as illegal construction kasi hindi sila nag secure ng bldg. permit before po construction.
    1st notice po 15 working days
    2nd is another 15
    3rd (Final notice) 15 days
    45 working days in total
    kapag hindi pa rin po sumunod ang homeowner ay i foforward na po namin yan sa legal para magawan ng aksyon.
    pero dito po sa amin susunod na ang homeowner after 1st notice kasi strikto po dito sa amin regarding sa bldg at occupancy permit.
    never pa ako naka experience ng client na umabot sa 3rd notice. 😅

    Ang problema sa pagkuha ng building permit is yung corruption. Pipirma na lng, ilang beses ka pang pabalik balik, basta't walang pampadulas pahirapan ang pagkuha ng permit.

    question: if stilt house ang ipapagawa, as in walang nakalagay sa ground floor kungdi mga poste ng bahay.. kasama pa rin ba sa bilang ng FLOOR AREA yung ilalim(ground/silong) ,, *navotas alongside sa river
    kasi yung payment calculation sa building permit may nakalagay na total floor area

    Kung kaylangan ang bldg permit, sana ol. Hindi lng iilan ang ang dapat i require. I require na nila lahat ng may bahay para patas. Ang iba dyan nakakalusot dahil nilagyan yung mga taga munisipyo or city para hindi na kumuha ng bldg permit

    Sa mga nag tatanong dito kesyo kahit maliit lang daw or what. Ayon po sa PD 1096 (National Building Code of the Philippines) Lahat po ng buildings ay kailangan ng building permit pero meron pong EXEMPTION sa building permit fees, yun po ay 1. Kung ang building ay pagmamay ari ng Government or Public buildings. 2. Kung ang ginamit na materials ay Indigenous materials na hindi tataaas sa 15k ang construction cost. So in short lahat ng itatayong building kailangan ng Building Permit pero hindi lahat ng Buildings ay i rerequire magbayad ng fees. Gets? Gets.

    Architect ask ko lang po,kung paano gagawin ng mga mahihirap na mamamayan na gustong gumawa ng bahay kahit paunti- unti lang gawa kung kailan lang sila magkaroon ng ipon? Paano magkakaroon ng bubong na masisilungan mga mahihirap kung kailangan pa nila magbayad ng geodetic engineer ,architect,civil eng.,elec.eng.and sanitary eng.?
    Mukhang may mali sa requirements ng building permit kung lahat ng magpapatayo ng kahit napakaliit lang na bahay ay kailangan pa nilang sumangguni sa mga ito? Hindi po kakayanin ng isang mahirap at minimum lang sweldo ang magbayad ng mga professional eng'g. Dapat siguro ay may basehan sa laki at uri ng bldg.na ipatatayo at dapat siguro baranggay permit lang kailangan kung maliit at basta may masilungan lang sila.Parang hindi tama na barong- barong lang ipagagawa need pa ng mga professional...kung libre ninyo ibibigay serbisyo ninyo sa mahihirap pwede siguro na kumonsulta sa mga tulad ninyo.Kasi kung ang pera nila ay ibabayad pa sa mga requirements na yan,baka isang pirasong hollow blocks man ay hindi na makabibili pa ang mga mahihirap.salamat po.

      @@edwinpastrana6943 unang una po, hindi tama na barung barong ang itatayo ninyo para sa pamilya ninyo kasi ilalagay niyo sila sa alanganin. Kung hindi pa kayang magpatayo ng bahay, mangupahan po muna sa safe na bahay. Huwag po ipilit ang hindi pa kaya. Mag-ipon muna. Huwag iasa ang sarili sa libre. Magtrabaho ng masikap para hindi tayo mauuwi sa barong barong na delikado at walang tibay. Kung wala pang budget para magpatayo ng sariling bahay, dagdagan ang pagsisikap, kumita ng tama at huwag madaliin ang pangarap. Ilagay sa legal ang lahat. Salamat po sa inyong liham.

      isa nanamang promotor ng pagiging mahirap at substandard. unang una kung hikahos ka na bakit ka pa nakakaisip or nagagawang nagpamilya or gumawa ng pamilyang idadamay sa ganyan kahirap na buhay.     Civil case ata yan if that happens, Since i myself is also an Architect, During college days, kahit we did the planning and drawings based on NBCP, We didn't hire a professional and didnt manage to get building permit during nagpapatayo kami noon ng haus ni erpat.. Problem later on during construction, nakasuhan ng city engineer si Erpat, though dahil senior na si Erpat. we evade the prosectution and police inquirioes but we did settle later on all the judicial proceeding. Sakit ng ulo yan lalo na pagnapaginitan kayo.. Yung foreman kasi namin noon inuubos lang yung funds ng construction kaya we decided to remove him, the problem malakas yung taong yun sa Munisipiyo and Brgy... kaya better consult a professional, hire an Architect.
    sakit ng ulo din Contractor lang, kasi yung plumbing and sanitary would be a nightmare that will haunt you later on if not done properly.

      Police was involved in your case? That’s weird. This is a civil case. In my town here in the US, no permit means the house has to be demolished and then start over again after a permit is secured. The permit allows the city engineer to make sure that the right gauge and amount of steel is used before pouring concrete, the plumbing and electrical standards must be met. Every step of the way the inspector engineer is involved. Without his / her signature, the work doesn’t proceed. Mahigpit.

    KC di ka makakabitan ng utility (electric/water), kuno.
    Pero ang daming substandard structures na mey kuryente at tubig..
    Anong ng yari sa requirement ng building permit?
    Informal settlers are laughing at the implementation of city regulations..
    Regulations only applies to those who follow the law. Ang ayaw sumudod nakaka lusot pa rin.
    Only in the Philippines..

    Di rin kasi equal ipatupad ang batas sa pilipinas. Services ng government ay mas tutok pa sa mga squatters area. Tapos may paupahan pa sila at business na LEGAL sa harap ng bahay na yung lupa di naman sa kanila. Dapat walang lupa walang karapatang magtayo ng bahay.

      Karamihan po nang mga ganyang conversion eh kailangan nang permit for safety. Example po, say naka-cantilever po ang inyong terrace at gagawin po ninyong kuwarto...papatungan mo nang reinforced hollow block yung proposed wall (example lang po) na ipagagawa po ninyo. Baka po hindi makaya nung structure yang plano po ninyo kaya kailangan po nang tulong nang civil o structural engineer. Mas maganda pong kuhanan nang permit for safety.

    andaming building structure na 100yrs old na wla ni isang ARCHITECT O ENGINEER ang humawak pero hanggang ngaun nakatayo parin.. pero may mga buiding ngaun na FIRST CLASS ARCHITECT AT ENGINEER ang nagplano pero nung dinaanan ng 4 magnitude na lindol ei may mga crack agad sa mga wall at ung iba minalas ei gumuho..

    Marami kasi mga kababayan natin eh akala nila pampadagdag gastos ang kumuha nang building permit. Mas mahal po pag walang building permit kasi pag ang ginawa ninyo po eh walang permit at gumuho dahil sa kung ano mang dahilan like lindol, baka mamatay pa ang inyong mga mahal sa buhay. Tapos yung plumbing eh bumabara inodoro dahil mali ang sizing nang plumbing, sakit nang ulo. Ang daming nasusunog sa atin dahil mali ang sizes nang mga wiring. Saka pag hindi permited ang pagkakagawa, say room addition o the entire structure is not permitted, baka mahirapan po kayong magbenta nang property. Kaya tama po si Architect Ed. Sumunod po sa reglamento.

    architect ed ask ko lang po pwede ko po ba gamitin yung floor plan o plano ng bahay namin na ginamit namin 1990 parang duplicate po pag nag tayo uli ako next year. yun ang ipakita ko pag kuha ng permit?

    May kasalanan din yung sa Building Office dito. Sana sa umpisa pa lang na naghuhukay pa lang sinita na nila lalo na pag na unang concrete pouring. May naamoy dyan na kung medyo umaangat na saka sila papasok manita para may gagatasin.

    Arch Ed. Pwede po ba ako kumuha ng bldg permit kahit nasa pangalan pa ng lolo at lola ko ang titulo ng lupa? 10 anak ng mga lolo at lola ko pero 4 n lng po ang buhay. Yung ipapagawa ko na bahay ay meron existing na bahay pero lumang luma na po. Pag repair lng po, kailangan pa ba ikuha ng bldg permit. Sana masagot niyo po. Maraming salamat.

    Sir mayroon po ako 2 questions pardon me kailangan ko po ang honest answer nyo. Ang nabili ko farm property nasa almost 3 hectares . Agricultural po ito nagpatayo ako ng bahay na maliit kumuha kami ng building permit para maka acquire ng electricity connection. Now ang questions ko gusto ko mg extensions sa bahay kailangan ko pa uli kumuha ng building permit ? 2nd question requirement ba kumuha ng building permit ang Agricultural property malayo naman sa kapitbahay ?     Way back 2009, nabili q ang lupa. Then, go aq sa munisipyo to ask abwt building permit sa engineering dept. Ang sabi " no nid ng building permit, kumuha ka lng ng electrical, fire at sanitary permit at pde na magpa-gawa ng bahay ". Now, from 2014 pagkatapos ng bahay until now, never nag ask ang sinoman sa munisipyo abwt building permit. Ang sabi lang sa amin na kapag ibebenta nyo ang property saka kyo mag secure ng bldg permit 😂😂😂😂

    What if po mag DIY ka sa pagpapatayu nang bahay. Maliit lang naman around 15 sqm. Meron naman mga guide detu sa youtube how to do it based on the house code guidelines para sa earthquake.

      Kailangan pa rin po. Ang exception lang ay kung made of light materials and not more than P15k. Kung 15 sqm na concrete house, lampas na yun ng 15k.

      Yung 15k light materials or Indigenous materials dati pang estimate price yan dapat amyendahan na yan iba na presyo kahit Indigenous materials now aabot na ng 50k Up.

    Dapat sa mga urban areas lang and permit kung bahay,kasi kung mahina ang planning madadamay bahay o building mo kung sakali may sakuna tulad ng earthquake. Pero kung wala nman katabi o nasa ektaryang lupa ka nakatira wala madadamay,wala nman ibibigay na tulong ang gobiyerno kung guguho bahay mo🤣

      Yong pinatayo kong bahay ay kami din lang ang nagplano pero ang ginawa namin ay nagpatulong kami sa municipyo at sila ang nagpadala ng architect para tignan yong pinagawa naming bahay at ginawan niya ng plan drawing nila yong style ng bahay,at tinignan na rin nila kong nasa ayos ba ang lahat,at may napansin sila about sa kuryente hindi ko na tanda basta meron silang pinalitan kase nga hindi kami puweding gumamit ng mga appliances dahil hindi raw kakayanin yong naikabit na wire kase maliit lng at don mag ko cause ang sunog at isa pa ayaw nila kaming bigyan ng contador means hindi kami makakabitan ng kuryente kaya need talaga ang kumuha ng bldg permit at makakabuti ng rin yon na ma check nila lalo na pagkakabit ng kuryente for safety na rin...

    as far as the national building code (PD 1096) and its IRR is concerned, the owner is liable in both fines and jail time as per section 213 of the mentioned law. ang masaklap pa nyan bka ma-condemn yung bagong tayong bahay nya at di sila payagang tirhan dahil sa katakut-takot na sablay (kahit pa lakarin ng owner yung occupancy permit)
    so it is a very harsh consequence for the owner to learn because of his ill decision

      Yes, kailangan nyo po mag comply or else di Kyo mabibigyan ng Occupancy Permit (at Business Permit, kung gagamitin yung building as a business).

      @@ajhir1349 di ko po alam ang specifics ng case nyo. Mas maganda na makipag usap kayo sa munisipyo at ayusin yung issue nyo, bago pa kayo kumuha ng tenants. Pag may tenants na tas may nag reklamo, pwede kayo I-report or ipasara yung apartments nyo.

      Hindi po days - minsan weeks or months ang binibilang para sa BP. Marami kc stages - dadaan sa sanitation dept, fire dept, etc. Kung may taga lakad at taga follow up ka ng papeles, maaring mas mabilis mo makuha. Pero kung DIY tas once a week mo lang pde asikasuhin kc busy ka or may work ka, maaring mas matagal.
      As for the cost, kailangan mo magpagawa ng plans sa isang architect & dapat may pirma rin ng ibang professionals (civil eng, plumber, electrici, etc). Cost will depend on the size of your build. Mas malaki structure, mas mahal ang BP.

      Illegal construction. Pwede nilanideclare na condemn ang building at hindi pwedeng gamitin dahil hindi nasuri kung ligtas itong gamitin. Yan ay kapag pinursige po ng munisipyo na habulin.

      Tingnan po ninyo sa inyong munisipyo kung pwede kuhanan nang permit ang "Built AS-IS " o AS Built. Bale po submit nang plano iyon ayon sa pagkakagawa..nakalagay po doon ang mga sizes nang rebar na ginamit, sizes nang beams, slabs ane columns, etc. Tapos po titignan nila kung pwede bigyan nang approval ayon sa pagkakagawa. Mahirap po eto dahil mahirap po malaman kung nga po ba ang sizes na ginamit sa mga concreto (say reinforced concrete) pero kung timber construction eh makikita naman po ang mga sizes nang kahoy.
