    Nice presentation!
    Whats your suggestion can we go with this project? IMO all looks good compared to other projects this one has some advantages like:
    - Good location and connectivity
    - Metro and rapid are planned on 130 mt road and will be very close to this project
    - We can contact central Noida from 2 ways via ATS chowk/hindon bridge or via Gaur chowk
    - All major schools are nearby
    - Shopping malls/complexes are nearby
    Some Disadvantages:
    - Plot is covered with other project
    - Price is but high but ok if we compare to Arhiant One project where location is big concern

    Please cover Greater Noida Market analysis according to you as it's increasing almost every week and it's becoming impossible to afford a plot/house in Greater Noida as few of the influencers initially told the viewers that it's just a bubble that will burst sooner than we think.

    I see this as hyping up things, like first CRC is a quite new developer, second project is just 4-5acre only, then the place it is at present registry issue is going on there, we have at least 6-7 project with same features as this project, swimming pool all weather is there at most, 11ft ceiling mione, etc everyone is having nowerdays.
    most imp thing for Noida should be trustworthy developer as 80-90 % devs default or deliver less than promised.
    So please try to cover only respected and trustworthy with proved record.

      Hey Siddharth, let's go one by one.
      1.) CRC has been in the market for 37 years now. Their first residential project is Sublimis which has RERA approved delivery date until 03-09-2024. But they started handing out Offer of Possession from Sep 2022, much before their due date, 800+ registries have been done already.
      2.) Most developers at Noida Extension are coming up with 4-5 acres of land parcels only, Sid. I tell you there's Gulshan Avante with 1.25 acres of land parcel. That too, it's a premimum category project with only 3,4 BHKs and prices of Rs 13-14,000/SF. It's upto the buyer's understanding what they're gonna prefer. If it's an end user or an investor. You should see how the developer is planning to utilise whatever area they have, how much Tower-to-tower distance they're gonna keep, how much central green area is going to be there. That's why we try to cover these details in our videos. See the utilisation, always.
      3.) Indoor temperature control pool is not there in most projects we've come across at Noida Extension(Spring Elmas, Apex Alphabet, Apex Golf Avenue, Fusion by Brooks, Trident Embassy, Resso, ATS Destainaire, AIGIN Royale, Ace Divino, Mahagun Mywoods, Arihant Arden, Arihant Abode, Panchsheel Greens). Most of the projects don't have this feature, that's why we even mentioned it. Palm Olympia Phase 2 has it and now CRC Joyous.
      4.) Their biggest catch is their loading which is just 15-20%. Skip to 6:04 in the video and watch Diksha trying to explain the same thing. This is a unique strategy, actually.
      5.) Trust can only be judged by their past record. So far, it's been good. Market has also been positive towards them. They don't entertain investors also, they cater to end users and that has worked in their favour.
      Most importantly Siddharth, only RERA approved projects and developers with good financial standing will be showcased on this channel. That's our cardinal rule. We have to keep this channel's vision intact. Even when we cover new or old developer's commercial options etc., we'll tell you what exactly is beneficial for you. Is it retail, is it food courts, is it business suites and we'll focus entirely on that. We categorise it and present it.

      my perspective is of a person living here since quite long and also having bought and been on rent in multiple societies like gaurs, mahagun, prateek, supertech, jaypee, parshvnath, ATS, Ace, eldeco nimbus etc... So I have first hand experience as a resident of their previous projects. I have seen 80% people being utterly disappointed with the project being delivered, 20% is still being bravely hold onto by good builders. Major problems which I see are Registery issue, project build quality issue, builder due on the Maintainence authority, project being delayed more than RERA date as they take extensions, as 90% money is already taken by builders on tower height completion. so buyers have no choice but to get stuck on any default or fraud with expectations. There have been times when builder accept their mistake and helps the buyers but its really very rare.
      Because most flats buyer take loan, and end up cutting their expenses and pay emi, if anything goes wrong in the project, that can result in double burden to then as they end up staying on rent + paying emi + paying extra to fund the project betterment on their own (like finishing of their flat, woodwork, plumbing problem, society open space etc).
      So I am writing from that context. As the thing should be like take money and delivered what promised and make you profit, make your name and brand and do next project. which is fair
      1) CRC has delivered only one project as you said, Officially CRC home is only 3 yr old firm which is developing joyous as declared to RERA, they can have n numbers of firms for diff projects that I can agree, which will bring other discussion of itself. For sublimis they had mentioned 6 yrs for a 5 acre project so that already is buffer taken in. OC is received in Dec 2022.They got approval in Jan 2023 for registry commencement as they too had authority dues. As you are on ground so I can accept that probably they have got 800+ registered till now.
      2) yes that's what I meant to state as there is not much difference in terms of project amenities as you were mentioning that this is one of the first feature. I can agree that if its priced 13-14k persft project It can be said premium but As you have mentioned as Luxury and Ultra luxury for lot of projects which are offering my previously mentioned amenities If you go by your heart and compare these with real Luxury projects of gurgaon, delhi, Mumbai. can you proudly say that this is luxury? The builders have attached ultra luxury just to fool people. It would have been fair if they have said premium or top class etc. I can agree if someone says jaypee greens township as luxury but. Buyers understanding is right but if I spread wrong or much hyped info then its bit altered. You being in field and knowing the truth can use better words. Size of plot matters to get an idea of what all open amenities we can get and how much REAL open space builder provides that makes space for LUXURIOUS sports facilities like multiple courts and field for different sports. also says about builders pocket as 4-5 acre land he can buy for 100cr which is an easy loan + preebooking nexcus for any builder/mid size business owner
      3) temp controlled swimming pool is there in IRISH sec 10 project, I agree its in only in few of ongoing project and all you mentioned don't have it. But surely this is coming in similar priced project as we will be having eldeco, mahagun vvip projects and I accept this can be considered as premium amenity.
      4) I can agree with Diksha's explanation on this. But other projects like Spring has similar 1895 with built up 1423. but real thing is carpet area that is 1100 in case of spring elmas, due to bigger balconies built up area increases but carpet area is still small and rooms give similar impression.
      5) Regarding trust yes we need some good past record of multiple residential projects end to end delivery as well as through trusted channels as yours (which in future can become more evident if you just take care a bit more about home owner :) and take in consideration some more points which can benefit people to have peace of mind )
      RERA approval though has given quite lot of positives for home owner to be less stressful, but still as RERA is kind of very loose or you can say toothless authority, It can issue orders but on ground residents still have to struggle and go into all the legal hassle. Yes your own filter can help as you know the on ground reality and have seen al the seasons. So I would hope that you can just take if any positive learning from my comment and leave other. I just want end to end transactions to be transparent and benifitial to you and well as Us home owners. If you can add any more points from the thought process of if you have to live in that project and move with your family what can you expect and what thing to be aware or be ready to manage with.
