    Hi according to you which project is better based on build quality and builder background joyous or Astra?

    Though overall its not a bad project but it also didn't fully fill the high expectations with this builder.
    1. Small project with only 4 towers but it has all kind of configurations 2bhk, 2bhk+s, 3bhk, 4bhk .. this is highly undesirable Condition. It would have been better if they have only 1 configuration like 3bhk+s or just 4bhk .
    2. Small landpatch but comparatively highest number of apartment makes it dense like other affordable projects in Gr. Noida west.
    3. Location & connectivity is good, though plot is not good and its sorrounded from 3 sides feom other projects.
    On other side good thing is quality construction will be there due mivon construction.. good enough for final if anyone haven't much issues with above points..

    Hello - I admire your insights. I booked one apartment in CRC Joyous. I however am concerned about some issues related to adjacent society Habitech Panchtatva who had transferred their land to CRC for joint development. Seems like some disagreement in land transfer from the side of residents? Are you aware of any such issues/ potential problems? Is there any buyer association of CRC Joyous I should be affiliated to as well? Thanks again for the awesome insights.

    Which is better, palm olympia phase 2 3bhk 1806 sq ft or CRC joyous 4 bhk?

    Whats your suggestion can we go with this project? IMO all looks good comparing to other projects this one has some advantages like:
    - Good location and connectivity
    - Metro and rapid are planned on 130 mt road and will be very close to this project
    - We can contact central Noida from 2 ways via ATS chowk/hindon bridge and via Gaur chowk
    - All major schools are nearby
    - Shopping malls/complexes are nearby
    Some Disadvantages:
    - Plot is covered with other project
    - Price is but high but ok if we compare to Arhiant One project where location is big concern

      CRC is coming up with another project located next to CRC Sublimis too, you can consider that as well.

      @@shalabhful If you manage to secure your desired inventory, then the project is good to go. Apart from congestion from surrounding societies, everything else appears satisfactory.

    worst part of joyous
    - layout, small area for 4 towers. very small park
    - surrounded by many big building, ventilation issue
    - price is very high, in return what we get. Price high reason, too much social media buzz created by people. Specially by AGENTS !!

    Every builder is going crazy with the prices, even the ones with third rate quality. CRC is a good builder but the prices are way through the roof. I am sure soon there will be a time again where inventory would be lying unsold. Not sure if middle class would be willing to pay this much. I bought a house in Noida Extn for around 70 L 2 years back and the same builder is selling the remaining inventory for around 1.25 Cr. This is madness.

    The builder's performance falls short in various aspects, notably in post-sales service. Feedback from CRC Sublimis owners highlights concerns such as reduced parking due to stores in the basement, seepage issues, and the use of subpar materials in doors and bathrooms. The builder's heavy reliance on marketing doesn't compensate for these shortcomings. Furthermore, operational staff, particularly Alok and team members, exhibit dictatorial behavior. Given these issues, customers should explore alternatives from more reputable builders within this budget range. As a dissatisfied CRC customer, I wouldn't recommend their services to others.
    Whitehat team is performing admirably. I recommend the WR team include financial sales data from the RERA website for added value.

      bhai kuch bhi , me khud crc sublimis gyi huyi itni achi society hai plus there is no seepage issues , building is properly maintained , and amenities are good too , dont spread wrong information

    You missed one point, sbi still not giving loan on this project may be there previous issue not resolved i.e. land or norm conflict with adjacent society builder..

      What we have been told by CRC team that project currently offers home loan from SBI, HDFC, Canara & ICICI.

    One of the best projects at Techzone IV in underconstruction right now. You have missed the below two most important USPs-
    1.It’s distance from the Metro and RRTS Station which is proposed hardly under 200 m from its gate.
    2.Although the shape of the plot is irregular but it has very good frontage as most of the towers lies on road
    Other pros -
    1. Good floor layout plans and less wastage
