    I found my son the best deal by a FSBO after looking for months for something they would like, and I'm a Realtor. This guy didn't have his listed anywhere, just a sign in front of the house. The beauty was, he had it way under valued by $50,000. 4 bdrm 2 full baths with an attached garage on 1.3 acres in a great school district. Bought it with an instant $50K in equity, 3 years later with minor work, he has $80K in equity. As an investor I always look at the FSBO's because you just never know what you're going to find but...99.99% have their property way over priced.

      Most sellers everywhere have their properties overpriced period. I don't agree with this piece of advice by Pace at all considering I just got a deal under contract and resold for $20k profit and an additional 2k seller credit.

    Hey Pace, I spent months upon months upon months trying to get a deal from FSBOs b/c that's what my coach said to do. I got so good at calling them, that a lot of times they thought I was a real estate agent. YOUR TEACHING is MIND BLOWING. 3 YEARS LATER, still no deal. I was always taking action but did not know what else to do. I was following what my coaches said to do, TAKE ACTION! I had no clue that I was barking up the wrong tree. OMG!! My husband made me go back to my 9-5 b/c the coaches' advice was wrong and outdated, so I watch YT to see what else I can do.SMH

    As a real estate agent and investor I disagree. You cannot make a generalization about all fsbos. You do have a point to what you are saying about Zillow fsbos, but I can tell you personally I've gotten listings as an agent from fsbos, and as an investor I've purchased investment and flips from fsbos. Each person has a story, you just need to call and find out what it is.
    You should make a follow up video about this and clarify this.
    Tattooing this on your arm is a bit intense to say.

    Disagree. What if FSBO finds out about terms and says: yeah, I want a higher price, 5%, 15 yrs with 7 yr balloon, 10% down or smth close to it? And on your side of a deal u see a good rental potential. Just create a win-win. And remember: it's free to ask a zillow fsbo who knows, it might be a cash cow 4 u. U never know, Pace.

    I disagree. Not every FSBO holds up the same sign Pace. Some FSBO don’t even know what is involved when they decide to go the FSBO way and end up changing their mind.

      That's right. Some FSBOs on Zillow are in pre-foreclosure. Also, not all exit strategies involve agreeing to a discounted price. I dont think it's a good blanket statement to say that we should not call FSBOs

      @@NYSRealtor1 in fact, every pre-foreclosure that someone could contact that is trying to sell their home without a realtor IS in fact a for sale by owner whether they are on Zillow or not.
      FSBO is too large of a category to just say "STOP calling FSBOs". Intention, situation, exit strategy, and motives all matter.
      Maybe the title of this videl can be amended. As of this comment it's "STOP Calling FSBOs on Zillow" I agree it can be a waste of time for specific exit strategies, but Pace has taught too many ways to make a deal to be saying this.

      @Minerva Perez I agree with you. This particular FSBO had one objective, a quick sale for the price he wants. He didn't even want more money from Pace because it was going to be on terms. But not every FSBO is like him. I mainly work on probate leads now but my first 10 wholesale deals came from calling FSBOs that had been on Zillow for 90-180 days and I still get deals from those kinds of FSBOs. So never say never LOL

    What does a seller who needs/wants to sell, who has zero or not enough equity to sell with a Realtor (without coming to closing with money) do? What are their selling options? They sell for sale by owner, do they not? Think it through. What other choices do they have? None. So, they sell fsbo. Pace knows this. He probably tells everyone not to call fsbos so he can call fsbos himself! Fsbos are GOOD sub2 leads.

    Great advice. Unfortunately, our VA from Start Virtual has been trained to hunt for FSBOs in his downtime so now we are flooded with FSBO leads... It's better than nothing, but it's also not super helpful.

    I bought a FSBO for 38k put 25k in it and sold for 190k, Closing on a FSBO on sept 22nd. Got it for 140 ARV is 320k

    Ron Legrand is the only person I can say Mastered fsbos, he actually teaches a course on it. With that being said I still wouldn't call fsbos because the conversion rate is hella low...

    I got scammed this way on a vacant lot wholesale deal by the seller. Cost my buyer 500 dollars for a title and lien search for a lying seller. I had to pay the buyer back and look like an idiot. Never call Zillow fsbos again

    IMO if you are calling FSBO you don't understand what we are offering. Someone who is willing to list a FSBO is willing to go through the work and hassle of selling their property without any help! We offer smooth solutions!

    I've actually called FSBO sellers from Zillow listing, and their first statement is "I don't want a listing agent."
    Their next statement is "I don't want investors to make money from my house, I want the most money I can get from it right now."
    (They think all investors must steal some of their equity to make a profit.)
    Some of them actually shout at me when I tell them "I am an investor..."; they cut me off in mid-sentence with a shout "Not interested!".
    They've obviously have had bad experiences with the newbie investors.

    I disagree. It's all about ARV. There's 1,000's of houses in Zillow under $100,000 with ARV's that are high enough for investor buyers.

    If it's listed on Zillow "by agent" can we still contact owner directly and work out a seller finance deal? Or do we have to include the agent fee too

      Don’t ever circumvent the agent. They have a listing agreement on the property just like if you had a contract with the seller. Everything goes through them. Trying to go around them is unethical and uncool. Work with the agent.

    I was a RE Broker for 20 years and owned 3 stores and one thing I can tell anyone is a FSBO is the biggest PIA going. Why? Simply because they usually want 12-20% more than retail value for their house and they won't budge. Their houses are not only over priced, they don't sell either, at least, not for the amount they want, nor with the terms they want. The primary considertion concerning anyone selling a house is to find their Motivation. If they're not motivated, move on. Don't waste your time. Very soon, in this market, with massive job losses coming, there will be a lot of 4closures, a lot, and oppportunities will abound for those astute enough to recognize and capitalize on them. But FSBO's, faggedabboudit.
