    So, i called Airbnb to report a party that involved drugs at 2am after multiple neighborly calls. 1 day later i noticed my listing had been unlisted by Airbnb because my claim was under investigation??? What!!! So 5 days later they tell me after i made multiple calls that I had not disclosed cameras. I sent screenshots showing that i did disclose it, not only in house rules but also in my descriptions… what do you know, now they got back to me and said that wasnt enough because now i had to disclose wether im recording or not.. whaaattt… so for the purpose of the listing i added ti the description that I am recording for the safety of the home 24/7 and in order to get my listing reactivated they made me write to them that i agree with what i did and that they would notate my account for future reference…. Meanwhile my listing was down almost a week. They never sent an email notifying me of their actions… THATS ABUSE OF POWER…

    OMG Sean YES To the legal knowledge on how to fight a bad review. I used to have to do it every now and then when I ran my Amazon store, but Airbnb guests are a whole other level I’m sure

    First, let me say THANK YOU for the insight. Second, thank you for the FREE insight. Third, I've been researching STR Avenues for a couple weeks now. After watching about 10 hours of TH-cam videos (yours and others), researching my city/ competitors, watching the price trends, crunching my numbers, and budgeting best and worse case scenarios, I've decided to start by using my own home first so I can get my feet wet. Then I'll gradually venture out to properties that I have to pay for. But I thank God I found your videos and did the research. I almost signed a lease for a property and after the research and number crunching, it looks like that would've been a mistake seeing as how there are over 400 AIRBNB's in my city. With competitive prices, it'd take me 15 months to break even. And that's "best case scenario". So thank you for the information and promoting the importance of research and basic order of operations in such a business. The way my home is set up, it's much more appealing than what I would be able to accomplish in a 2 BR townhouse. And I have to pay for and clean that no matter what lol. So I might as well start there instead of investing 5 to 7k in somewhere else.

    Thanks so much! I learned from you and started with 2 apartments this year. Economy does change and I have to reduce 50% of the rent after September. My bookings are still ahead of similar listings in the area but the profit is very thin. I am hoping next year will be better.

    Thank You! this is so helpful. I just discovered today that I had a few little things stolen. Like 2 black wash cloth with beautiful embroidery that says MAKEUP and 2 pink toilet papers for decoration. Should I mention that to the guest or but in a claim for the washcloths or just let it go. I also had one other guest stole a white soup bowl. THE NERVE OF THERE PEOPLE., CAN'T HAVE ANYTHING NICE .

    Love to hear more about a risk score. I have 4 bedrooms and heard from other local hosts don’t go below a certain threshold or you get bad guests. I tested the waters and went lower and had mixed experiences. Curious to hear more on that front

      I just go over the rules ahead of time, then do a personal check in charge extra for cleaning or smoking , ask for id then tell them the camera checks for guests (amount verification) lastly , have a great weekend! I’ve have not had many issues

    We charge cleaning fees exactly what we pay our cleaners. Sometimes with pricelab our cleaning fee is more than what guests pay per night 🙄

      This is just honestly where a business / more established host will beat you on operations. Not to be a downer but, you’ll need to put yourself in a position to succeed. More doors, established in house local operations, someone to hire and train housekeepers, etc.

      I'm curious about that too. I know on the consumer side I have gotten PISSED when I see the cleaning fee bc we just don't make a big enough mess to justify AND it makes me WANT to leave the place a mess if I do end up booking. I'm always a fan of "build it in" instead of nickel and dime-ing.

    I removed a positive review that didn’t like the neighborhood. The neighborhood is all retired but older. Not wild. I still sit a 4.8 because of them. They said they removed it. I was 100% I am a small airbnb’er. I do have logistical and set up experience as a general contractor to turn key in central Texas for others. Mine are not apartments because this area is loaded with construction developers. Over pricing duplexes when they sho😮le get their asses off city council and sit on the porch 😂. Anyway, being here and offering something to folk moving here or going to a hospital is not a big greed spot but I love having the properties.
    Wish I had an investor to get some of it off my back since I am small. Selling would have to make it worth my while to jump out. So hit me up. Got three houses and one is listed and can be turn key and kept! Stay busy for me.

    Thank you for the great video. Can someone help me understand at 13:47, how did he get 11% cleaning fee. I thought he said 30% is when people bounce. 30% - 14% (Airbnb fee for guest) should be 16%. Am I missing anything? Thanks

    You may have answered this in another video, and if so lets see it! AirBnB seems to be pushing to have a fee free listing. I hear you on the cleaning fees and love the advice. Now I want to know about picking up the fees that airbnb charges and pay it for the guest. It is sold that you will go to the top of the list with seo. Ive seen a video of them saying so. Is this true and whats your suggestions?

    Sean I love you but in my area of South Florida 150-200$ cleaning fee for a 3/2 with pool house ( that’s what I got ) is what it takes . I really don’t see how can I pay someone less🤷‍♀️
    Plus I finally found a cleaning company that’s professional and does not leave hair on my white bedding sheets and only charges 150$!
    Sooo grateful and happy that I would gladly pay them even more just to have a peace of mind and be able to have a life!

      I feel your pain @Romi, I'm here in Central Florida I own a 4/3 townhouse and my cleaning fee is $150. Looking around with other people, and that's exactly the going rate. Good luck with your property.

      @@asdzxc360 I am not aware of any outstanding cleaners in South Florida who I can pay hourly. I finally got an outstanding team and I finally can sleep at night.
      I honestly don’t see why would I try to save money on something that’s literally 75% of my business depending on it . If you don’t have a great cleaning team you have no business.

      I have to pay $120.00 for a one bedroom and $130.00 for a two bedroom. That’s including doing the laundry. It’s hard to find good housekeepers that show up on time and clean to my standards.

    I have my LLC registered and have some funds enough to start 2 1-bedroom Airbnb's but any leasing office I walk into, contact or email just outright says NO. What do you advise I do?     Hey Sean I have a question about cleaning cost. My condo is roughly $110 per night but my cleaning company charges me $125 per cleaning which I pass on to the guest. I can’t clean it my self because I’m not local to the area. How do I bring the cleaning cost down so I dont get the bounce effect without raising the cost per night to high that Airbnb won’t list me as much?? How high is to high?

    I have had, lately, incoming inquiries in my inbox that go like: "We want to stay from (date) to (date), but our budget is (insert some undoable amount for the stay), can you do it for that" or something to that effect. This last instance I tried to explain that they're booking during a major holiday (Thanksgiving) and that the pricing reflects that. Before I answered that message I looked at my comps, they either: were all booked through those dates, or the one that had the dates available had higher prices. They never booked nor reply. Did I do something wrong? How would you deal with those requests? I would appreciate to hear your take on this. Thanks.

      Those emails are a scam. Reply something polite yet firm like "my property is competitively priced for the value received. There are other properties in this area which may suit your budget most closely. Wishing you all the best in finding your perfect place"

      We do mostly on site laundry and have a really efficient workflow for this.

    Good info. I stopped watching robuilt since it's not informative anymore. if you read this comment, can you make a video about competing with hotels? you should encourage other host to lower their outrageous fees or cleaning chores they ask guests to do. We should develop a new culture as host to win against negative connotation Airbnb host and earn more from hotels.

    He's literally teaching scumbags how to circumvent the proper procedure of reviewing guests and hosts. We've had hosts do this and post negative reviews on our stay after a bad review for legitimate problems with the stay and property.
