    Adjusted my auto pricing tool to fill for last minute bookings per your suggestion. Definitely has helped make more $ for supplies and little repairs. The reduced price can feel off putting but you have to think about selling time and if no one has booked you are getting $0 for the same time. The smaller booking fees add up, keep the cleaners busy, and help pile on great reviews when the guest feels they received an exceptional value.

      I would feel slightly uncomfortable lowering prices only for the factors of having a big house and big yard that may make it too accessible to party planners

      Exactly. I calculated my base cost per night: utility costs, maintenance, cleaning etc so I know just how low I can adjust my prices to avoid vacancies while still being profitable. I alwasy say that it's better to make a few bucks than no bucks.

    Watched all Sean’s vids when I got started a couple years ago. Thanks to him, I now have 6 successful listings and working on my 7th. I just bing watched a bunch of his vids after not watching for a while and I rediscovered why he’s so valuable to my business! Oh and I notice he now has the physic of “The Rock” - good job!

    I completely agree with you in everything but reviews sometimes are out of control. I have apartments and houses on airbnb. Right now we have 65 properties. Apartments are much easier to get good reviews than houses because is more people renting houses to have parties and events. They always lied and when you kicking them out because they broke your house rules still can write a review 1 star saying things that aren't true. Also in California I have houses 5 bedrooms but the city doesn't allow me to host more than 6 guest in a time. Thanks for everything you are sharing with us!!

    Excellent info ty Sean. Question, we are opening a new Airbnb in the same town we have a very highly ranked Airbnb already. Would you advise creating a new Airbnb account for it to protect against our account being banned in total, just in case, or tie it to our existing account to leverage our high reviews?

      Only if you think there are aspects to your new one that won’t perform well. You shouldn’t worry about multiple accounts until you have 40+ units

      I def think use your existing account because you already have authority and ranking. As long as it’s a good quality listing (the new place) I would def have them benefit from each other. The new listing ranking could also boost your other property.

    The owner of the listing created 4 months ago handed it over to me (I’m a co-host): it’s dead and has only 1 review and no bookings. Do you think we should delete it and start over for a New listing boost?
    Is it even allowed to recreate the listing with the same address and listing owner?

    I'm a new home owner and I'm currently using a property management team that only handles the pricing for our unit. They used to manage the cleaning but I handle that now also. What would be the best way to handle the pricing? I'm worried I won't price it right and therefore get less bookings.
    Any advice for a newbie?

    Any input on how the number of views to booking conversion affects ranking? I agree views are important but if very few guest convert how will that affect your rank?

      Booking conversion swings based on how full your calendar is so it’s hard to pin down that number
      if your calendar is already 70% booked on average your conversion number will be lower than if you are 15% off than average

      There isn’t a Vs there, fun fact:
      First learn Dynamic Pricing. THEN, you have the option of facilitating your pricing with a software. Such as Pricelabs (but I prefer wheelhouse)

    I'm considering getting into Airbnb as a side hustle and had a thought. To improve ranking and visibility, has anyone tried getting your friends and family to enjoy a 'free stay" (they pay the full amount and you reimburse them after) at your listing? So, they create account (if they don't already have one, preferably they WILL have one) they book and stay however many nights. Leave a great review. Then offline, you send them a check for the amount they spent. You could even just give them a crazy discount - so reimburse 80% of the total. They get a cheap get away and you don't die trying to pay up $1,00 just to get good reviews, etc. Host would have to absorb both the service and cleaning fee (from your cleaners), but I'd imagine if you get a good 8-10 bookings and reviews, this would be super helpful for gaining some traction in the algorithm.
    Any thoughts?

    How do you deal with people who are disruptive immediately upon arrival, then complain (about other stuff) after you ask them to keep the noise down at 4am? I basically knew they would write a not great review, and they did.

      You would call Airbnb ahead of time you tell them they violated your house rules and because you had to enforce your house rules they are likely to leave a retaliatory review and you’d like to stop this ahead of time

    What about Instant Booking and relaxed cancellation polices? Since COVID, I relaxed my cancellation policy only to have it backfire. I now have Travelers cancelling for no good reason. One recently did so because my property does not have a pool, but it never did?! I'm tempted to go back to a strick no refund policy.

      I have 2 units & have been hosting since the beginning of "time" (that "time" being the beginning of Airbnb). I have ALWAYS used the strict setting.
