    If you can't take care of plants, but terrariums with the correct plants. Plants in a terrarium last forever, and you don't have to do anything to them. We put a little water in them twice a year and keep them near windows.

    Glad you mentioned bed. For whatever reason i've been hearing lots of hosts say they just buy a mattress from Amazon and people rave about it and i'm making my o_O face... those people have not ever slept on a real mattress. You don't have to spend a fortune but the primary mattress needs to be an all around winner.

    We have a 4 br house on air bib and only put an65” tv in the living room. Been a game changer, as families said it brought them closer being at the property. So they can spend more family time than on tv

      @@mngrind8144 Only in the living room. We have other properties which are smaller, our rule is no tv's in any rooms.

    Yes thank you brother I been doing this for 7-10 days and I juts got a landlord to say yes to my first unit, I dont think I will take the unit, because if you walk into the kitchen there is a bulk head, that you have to be about 5 foot 9 or shorter or you will hit your head, so not the best spot but I got a yes, now I am trying to talk to the land lord to see if they have a different unit!!!!

      Would you still rent the unit i think it has one bulk head that is 5 foot 10, I could put up sign and also put foam bumper on it to make it better,

    Wow! Great video with awesome gems! My renters are moving out in. Of ember and I’m renovating my house for my first Airbnb and this video helps a ton! I’m somewhat of a recent sub in the past 6 months and love this style. Like the quick and dirty approach… no fluff.

    I'm surprised you don't have short term rental properties in the Phoenix Metro area since we have soooo many people (snow birds) come for our mild winters (many come as far as Canada) and go back home for spring and northern summers. 💖🌞🌵😷

      We haven’t been that specific with baking sheets in all honesty. We but mid grade on Amazon. They last fairly well

    how much extra maintenance would adding a hot tub add to property, would that not add a lot of cleaning

      The average home would clean a hot tub once every three or four months. I would advise cleaning it no less often than once a month. I think it’s standard as once every two weeks for many companies.
      You drain the tub and then wipe it down and clean it with vinegar .
      This can be done between reservations
      If it’s an outdoor hot tub, you can also just communicate with your potential Airbnb Guest at Haut to maintenance for may be done during their stay. That usually doesn’t have any problems. Properties with a hot tub will almost always have a check out on Monday or Tuesday almost any week unless they are completely empty those days which is also unlikely scenario.

    How should it be for beds if you have a two bedroom, I could buy a king bed, but should I have another king bed in the second room? I was thinking of families of 4 renting a place like this so wouldn’t it be better to have bunk beds for kids?

      Zip and link beds can be presented as king beds or twin singles

    good stuff! soo.. i asked my city for a permit. they said no. i explained my situation (primary residence but out of town a lot) and they said I don't need a permit since I don't fit into their STR 'types'. actually they said "I cant tell you to do it and I cant tell you not to. i can tell you that you wont be fined." Any advice?

      I bought all my furnishings 2nd hand, cleaned, refurbished, polished, etc and saved a TON of $$. It's green and helps charities/non profits too.

    Is running into a huge problem in my city, Building owners won't talk to me and I can only talk to their managers and the building managers have a strict no airbnb policy, I also am having landlords tell me they're having anywhere from 80 to a 100 people show up for every single unit, The odds are stacked against me in a huge way that they aren't in other cities I am not just going to apart my buildings I am going to small smaller landlords and even looking into renting bedrooms Tim bedrooms but my market is insanely competitive in the competitive on a scale from 1 to 10 it's gotta be at 10
