My dividend journey began when I realized that two particular expenses in my budget were always going to go up and never go down. The two expenses were taxes and insurance. I realized that the dramatic rise in both will need some added income. So, I started buying shares paying dividends. I can now see that this will be the path I need to take to make sure those two expenses will not overtake my future income.

I am not sure if anyone else has mentioned this within the comments, but with REITs, the "dividend yield" may not be just dividends. It's more accurate to say "distributions," because some of the return may be "return of capital," which will be taxed differently than dividends.

Excellent video Andrei Jikh! May I ask you a question, do you write scripts or only bullet points? Thanks for your hard work, you deserve every cent in your account :)

I write scripts, which is why it takes me like 3 hours to film my videos LOL. I wish I was more like a Meet Kevin type but I'm not that talented

Look to how much commercial real estate is in the REIT. Diverified holdings and low commercial real estate exposure in 2024 might be good.
