    I just wanted to say, notice how upbeat and happy her personality is compared to other New Yorkers. It's because she's not paying 60% of her income to live in a shoebox in a sketchy neighborhood and fretting over bills and unexpected expenses. All that space and not living from paycheck to paycheck has actually allowed her to have good mental health.

      This is a competitive country due to it's capitalist nature..
      I thought making about $100000 a year is pretty good.
      My better half says by NYC standard, we are low middle class, just above lower income.
      I says I'm going to need you to enter the work field.

      Agreed. 350 a month is basically 4200 a year, which is still lower than many Manhattan apartments’ rent each month.

    Finding a rent-controlled apartment in NYC is like finding a unicorn. Without the rent control, in today's NYC market, I've seen apartments this size going for over $2k. She needs to hold on to that apartment!

    we need big money/companies to not be able to buy single-family homes. Honestly, there should be regulation over this, its just disgusting. The #1 priority for everyone right now should be investing in non-government alternative income sources. specifically in light of the present global economic crisis. Nowadays, investments in stocks, oil, and virtual currencies are still appealing.

      I agree with you and I believe that the secret to financial stability is having the right investment ideas to enable you earn more money, I don’t know who agrees with me but either way I recommend either real estate or bitcoin and stocks..

    You can really tell she is home. She has lived in that building all of her living days, imagine! She is unencumbered by the transience that characterises so much of big city life, dodging rent hikes, squalid conditions and eviction. We should pursue policies that make this a reality for all. We need living cities, not cities that are like "tourist attractions", because nobody but the rich can afford to live there.

      @@reisshep By tourist attractions, I meant cities that eventually become tourist attractions because nobody actually lives there. In my City it's actually the banking industry and real estate investment companies that have hollowed it out. Tourists are the least of our problems.

    Omg this lady is so sweet I dont know if she remembers me but we live in the same neighborhood and she saw me struggling with my big pizza box and push cart with my kids and offered to help me. Walked me all the way home and was the kindest person!! Thank you again & I love your apartment 💗💗💗

      As I mentioned in another comment reply, she said rent controlled. That's even stricter than rent stabilized. Depending on the succession rules, the apartment might go to market rates and she could be on the hook for past months' rent payments.

      Rent control is wonderful for people who get it, but it screws over everyone else. The fundamental problem is that there is huge demand for apartments in NYC and not enough supply for everyone, so prices are bid up. Rent control discourages the creation of more housing units. It also creates inefficiencies that result in sub optimal housing allocation. For example, a single person living in an inherited 3 br apartment with 2 unused rooms. They can't leave because smaller apartments are more expensive than the rent controlled 3br, so now most of their place is sitting empty while families who could use the space struggle to find a place. The only solution is to encourage more housing construction to meet demand. That is how Tokyo solved their housing crisis. The regulations are very loose in Tokyo so developers are free to build housing units of all shapes and sizes to meet demand, and prices are stable despite the fact that Tokyo has had a steadily increasing population and lots of people want to live there. Meanwhile, in Stockholm Sweden, every apartment is rent controlled, which sounds great until you learn that the waitlist is 10 years long. That is not a solution. If supply is less than demand, then you will always have problems.

      Is it cool ? Really ? It seems like its only cool when you're the one benefitting from nepotism. When you're locked out of affordable housingi because none of it is ever in circulation ( because those rentals are being passed from one generation to the next ) its not so cool.

      ​@@ae2948you do know what rent stabilization is right? and that families everywhere pass down homes they have bought or have lived in for many years (if it was a rent etc), cant tell if you genuinely think this is nepotism which literally pertains to occupations and jobs, not housing. this is an important thing for families who have lived in nyc their whole lives as younger generations struggle to be able to afford to live here on their own.

    For anyone who didn’t watch the full video: She lives in downtown Manhattan in a prime location and her apartment is rent controlled. She said her family started renting two apartments in the building in the 1990’s and they were across from one another, so she grew up in that complex. Her aunt and uncle rented her current apartment that you see here in the video and she moved into it when they moved out.

      My uncle lived in the apartment my family lives in currently in the 80’s. Then my mom moved in with him, he eventually moved out and my aunts moved in with my mom then my mom started her family, my aunts eventually moved out, and the rent is now $1600 monthly. It’s a 1 bedroom and both the living room & bedroom are very spacious. You can even convert the living room into another bedroom if you wanted because it’s separated from the kitchen, bathroom, and all three closets via a hallway. The entrance of the apartment leads directly into the kitchen and from there you can walk down the hallway to the bathroom, living room, or bedroom. I wish the apartment was cheaper tho. The rent has definitely increased since my uncle first snatched it up in the 80s..it’s also in Jackson Heights in Queens so..still pretty expensive for the area 😕

      They aren't creating new rent controlled apartments. You would need a relative already living in a rent controlled apartment and the landlord would have to agree with your name being added to the lease.

    Lived in that area when I first moved to NYC( I’m guessing Lower East Side). Moved into a rent stabilized building, prewar, no elevator, 6th floor walk up. Yes, 6 floors. The lady who lived there before us, was a 92 y/o Turkish woman, she walked those stairs everyday till she passed away. Her family didn’t want to take over the apartment. We paid $950/month, they raised the rent by $25 every year. Amazing right? Some of the other tenants, mostly Chinese and Spanish, had lived in the building for decades. They were paying $100, more or less/month. Rent stabilization is the best thing ever. Only downside of the building was, the water pressure sucked, we literally boiled water on the stove to bath in the mornings. Also no elevator but that wasn’t so bad because we got in really great shape lol. Also the neighborhood was a bit shady but then gentrification changed the area 360 degrees. Delancey Street was scary at night.

    i particularily enjoyed this apartment tour, there is just such a great vibe and positive mood between the three of them (incl. camera man) … feels like being part of hanging out with friends and chatting + Caleb’s genuine laughing is quite infectious

I'm not mad that she has this place especially since I've seen these attractive rent controlled apts are usually passed down by the wealthy to their heirs.

    My favourite video bc the Tenant is soo personable, the apartment is the perfect size and also personable, and the vibe of living in a secure relaxing space within proximity of everything is truly an amazing opportunity.
    Such a lovely woman livin the dream.
    As I was watching it took my mind off my stressful life as I imagined coming home to this space and what it must feel like to pay only $350 per month for Manhattan.

    She's grandfathered in with the rent!!!!! Because of the great relationship HER Aunt And uncle had with the landlord/owners of that building; transferring a lease or passing the apartment too another family member is VERY RARE; BUT IT IS STILL DONE!! SHE'S GRANDFATHERED IN.. LIKE I SAID

      Usually, if you can show you lived in the apt a certain amt of time, the law aows you to move in and take over a lease. But you have to actually live in the apt, which she might have done.

      There’s very few things that is she does it would trigger an eviction notice…renting out her rent stabilized apartment and making money from even a roommate is a definite NO. Also a RS apartment has to be your permanent residence. You can’t live 8 months of the year some place else. You’ll be evicted.

    Her apartment is awesome. A $350 rent control apartment in NYC that size you can't beat it. There's people in NYC paying $2,000 for apartments that size. As long as she pays her rent they can't throw her out or raise her rent. She's so lucky!!!

      Rent absolutely goes up in a rent controlled apt! It's like 3% on a yr lease,and 5% on a 2 yr lease! If she moves out, the rent can I increase to fair market value, and then just the same percentage increase when a new lease is signed..

      @@P.Kenney I was in a city owned rent controlled apartment for over 20 years, just moving 3 years ago. My rent stayed the same amount for 20 years, not going up a penny. I had rent control not rent subsidy, which is completely different!!!

    Thank you for sharing your apartment with us! It's really interesting to see how people live in such tight quarters in NYC. I grew up in a small town, so this is all very new to me. I can't imagine living in such a small space, but it seems like you have made it work really well. I'm impressed by how you have made use of every inch of space in your apartment. It must take a lot of creativity and ingenuity to live like this. I'm also impressed by your positive attitude. It seems like you really enjoy living in NYC and have made the best of your situation.     More apartments need to be rent stabilized like this one!! The rent you need to pay in New York is honestly insanity…it feels like ur working to just pay bills to live in an apartment that could be better.

      The phrase she used is rent-controlled which is stricter than rent-stabilized. I would be concerned about the landlord seeing this as it's possible that the succession from her aunt & uncle to her would cause the rent to go to market rates.

      Rent controls increase the rents of the surrounding non-rent-controlled apartments - it's part of the problem, not the solution.

    As someone who’s lived in NYC my entire life, native New Yorkers ARE naturally like her. Even before I clicked on the video, I saw the price and looked at her and immediately thought, “inherited rent-controlled apartment/one of us❤.” Period. In fact, most of my friends who are still in NYC either have an apartment that was passed down to them or live with their parents. And I will say this, the insanely-high rent prices were NOT our creation. 😬 My real estate people have to carry the bag on that one 👀

      There are about 16,400 rent controlled apartments in nyc. Succession rights work like this. If a family member lives the family member tenant two year prior to the death or permanent leaving of the apartment ( one year for senior citizens or disabled persons), that family member will then have the lease to the apartment.

      Unfortunately nothing will change until you take personal ownership. How can you argue for rent control when its only resulted in higher rent??? Elect officials that will take care of the people, not themselves.
