    Question: when guests are in your house would they walk through your closet to access bathroom or walk through bedroom to access bathroom?
    Since you are moving toilet anyway could you reverse plan so you walk through your closet to access bath from master? That way guests would just walk down your hallway to access bathroom and not have to walk through either bed or closet? Just a thought. Looks great!
    Keep as open as possible. You will enjoy the light and airflow. All those doors are not needed.

      HI @brendarushka9966 the outhouse renovation will follow so losing a few sqm for a corridor just on the chance a friends stopping by may need the loo seemed a waste of space. There will be more toilets in the future but keeping this as a bib, open, bedroom feels right.👍

    You are doing the right thing to live "what a life hey" Great layout & visioning it, it'll be fab. As an afterthought from my corner in Spain. A round dining/kitchen table seats more F&F & breaks-up the cubism & softens the flow within the house. Much succes and pleasure creating "your spot"💃🍷💃👍

    To avoid digging up the floor for plumbing, or boxing it in, it works well to have all fixtures attached to outside walls. Having said that though, your plans are coming along nicely. That fireplace is beautiful, well done. I enjoy your videos. Cheers! 😊

    Hi Richard, love love LOVE the flow of the kitchen layout❣️This is probably a pointless suggestion as the videos are from a while ago but I’ll say it anyway, I’m not sure if you’ve thought about flipping the bedroom & ensuite/robe layout so the bedroom has the cross flow windows and awesome views, that will make the bathroom more accessible for guests and bring your plumbing closer to the existing plumbing which will save costs, if your going to move the loo & bidet you’ll need to chase the waste across the floor anyway❤ just a suggestion as I know what a pain it’s been for guests to go through our bedroom & robe to get to the ensuite while the main bathroom was being renovated. Which is now 99% complete, just a glass shower panel needed for the tub. Whooooo hooooooo. 🍷cheers Shell 🇦🇺

      Hi @One_Crazy_Dog_Mum . I did look at these options but did not want to get into new structural beams to support a totally new opening like that would need. I have room in / under the floor for chasing out which I will show when I get to it all. Videos are near real time now so no work that end has started. It has been great to get the tips and ideas before I start the work, for a change.🙌

    Hi Richard,sorry I missed this video & not sure if liking & hitting the bell, counts a couple of week later ! I’m doing it anyway because I loved this video ! It doesn’t matter where you hangout your washing, your in the middle of nowhere 😀 I was holding my breath, watching you, getting the wood stove into the fireplace 😮‍💨 Love the planes for your Italian 🇮🇹 home ! It’s amazing what you can achieve by yourself! Isn’t it funny, how we apologise for things, you don’t get that anywhere else in the world ! I still say sorry,even though i don’t live in England anymore!

    The sea is beautiful. I live near Montesilvano. My favorite beach here is Ortona. You lift my spirits. I like the way you accept the day and are grateful. What a great way to balance life. Everything is looking really good. Bravo.

    Hi Richard, love your videos. I agree with others about swapping the bathroom and wardrobe but also, you have not left very much bench space in the kitchen for preparation work. The corner cupboard can be more useful if you get the swing out cupboard inserts or a hinged core door. Good luck with the house. Regards from Australia.

      HI Terry @terrykinnane9874 . I should have nearly 2m of prep space (going into the corner) I had a good workspace in a previous house and this will be slighly bigger. I laid it out with cardboard etc. and it feels good for such a small space. (roughly 3.2m x 3m)

      No. There is not enough space for an island. I will have an outside kitchen also...in time.

    Another great video.
    I think I would swap bedroom and bathroom around, bedroom will have two external walls, great views, long windows. Bathroom can be accessed via the hallway so that you dont need to go through a bedroom to access it. One less structual beam too.

      Thanks @motoringnation but opening up that far end for a wide bedroom would have needed a lot more stucture to be put into the roof beams. The existing bathroom wall that goes between the two sides of the house is holding it all up.

    Looking great! Italy is stunning. You have a dream place! We love watching your progress. Expats in Sweden.
    Wanted to share a design concept recommendations for your bed/bath design.
    Since the home has one bathroom. Switch the toilets to where the closet space is you showed during the beach sketch. Why?
    That way guests do not need to walk thru your bedroom to access the toilet.
    Switch it around the toilets/closet. And put in a door from entry/hallway and one from your bedroom.
    The fireplace tiles are awesome.

      Thanks @growth208 . I will have the outhouse converted in the future so that will give me more options for toilets. I decided to stick with a large bedroom and solve the toilet for the odd guest issue another way.👍

    Hi there your plans look really good and it'll be fabulous ,have you thought about when the kids are visiting or you have friends around .The toilet situation,it means everyone has to go through your bedroom in the middle of the night while your sleeping?.Just an idea put a door in the hall so it's a jack and Jill type of bathroom. The window in the bathroom brilliant.I know you've nearly done the fire place but your sitting room behind the fire,normally it's nice to chill with the fire going in your sitting room.Maybe open up the fire place on the sitting room side aswell,I've seen this done in a ski chalet in Bulgaria absolutely amazing.I love your channel and look forward to your next video keep up the great work

      Thanks @Alan-do4cx . The outhouse will follow so there will be more private space and bathrooms etc. Friends only in the early days so that will be ok and they will probably get the room and I will sleep elsewhere!
      The fireplace in the lounge - I would have loved to do that but it involved a lot of structural work and cost so it will be cosy enough in that lounge with the sofa and view.

    The only thing to keep in mind with the kitchen is counter top space. When coffee machines etc are out theres not too much food prep space. Massive fridge freezer might take up too much space

My wife and i have been renovating a house in Martigliano near Sestino for the last 4 years - - Not a million miles away from you - We have been either driving or flying into Ancona which is easy - Your videos are great and its all the little hints and tips that are useful.

    Richard, your house design looks good. May i suggest you consider barn sliding door from your bedroom to the ensuite to save space? I think you certainly have the skill to install. Secondly, storage space for linen and towels somewhere. I dont know how much you have, but it can be frustrating if there's no dedicated space ( just a thought). And lastly, a pantry area in the kitchen for when you do a big shop. Best to have a floor to ceiling cupboard in my view. You may have a,ready thought along these lines. The beach looked beautiful, except for the pebbles, not like ours in Australia. I love your videos.

      The barn door sliders are great and they sell many nice rolling mechanims these days so yes, great idea. Linen and storage in general - I have planned for the space and could have that access from the ensuite or walk in....I will see how that feels when I start to frame it up.
      Australia beaches top trump most beaches in the world. Its an amazing country - you are lucky to live there.😊

    Hi Richard, I would suggest you consider a modification to your layout where the bathroom is made accessible to guests without going through your bedroom. Really enjoy your channel and I would love to do similar, but its a bit hard to commute from New Zealand

      Thanks @typhiusresponse2713 . The outhouse will give me more rooms and options when I get to that part so figures losing a lot of space for a corridor that won't be used much seemed a waste of space. If it was one house alone I would have done that and squeezed a second bedroom in also.😊

    The outside changes sound like it's going to make a huge difference to the look and every bigger, the feeling of the place, especially when those doors go in. Sounds like the kids are going to be in that other building lol, not a bad thing, especially as they get older, they'll appreciate it more than you.😂👍

    Great video as always Richard. On the solar panels... its good to have the batteries in an isolated area (read: temperature stable area). But the Inverter (Which i believe you referred to as the "Circuit board") can be quite noisy. Some even have fans for cooling, my 4.5kw unit has. Putting it in the center of the house.. might not be ideal. Make sure to check up on this once you get to that project.

      Thank you @KasperBrandenburg . I did wonder about the temperature issues as the house can get to 30 degrees inside sometimes. I am resaeching this all at the moment and as it is such a big purchase to make that should take me some time to decide. I appreciate the tips and did not know about the noise of these things...thank you for the heads up.👍

All good ideas but the structure and thought that the outhouse renovation in the future will give me option has swung it to being a one bed with the shower ensuite at the end. Who knows...its not started so it could all change when I sleep on all these comments and ideas.👍

      Agreed. Been watching for a while and came here to make the same suggestion about flipping your closet and bathroom. Also, you may want a toilet closer when you are in your office or living room/lounge area - maybe consider a half bath on the other side of the house. If you do that, then maybe you can keep your closet and bathroom where it is off the master bedroom.

    Richard, have you considered getting a bidet seat for your toilet instead of 2 separate items (toilet & bidet)? I’m in the US and have had an American Standard toilet with matching bidet seat for 6 ys with no problems. You just need a separate outlet & breaker.The seat heats up, water is hot, and it has a dryer!

    Yut a thought on the layout. If your going to have a gas stove, then consider gas hot water for both the kitchen and a small unit it the laundry. In the future this will fit with your solar, water heating will place large demands on a solar rig. All the best.

      Hi @icepick1945 . Gas is not on mains supply so going through many bottles, and the weight to shoft those things, I am better off staying on grid and using solar when I can. I can have a small heater for the kitchen and leave the mains water off all summer as it gets to a lovely temperature (for me) just sat in the tank!😁

      @@threeacresofmarche No sweat. Here in New Zealand we use 45Kg bottles; a pad with 2 bottles, and the gas is plumbed to the stove and hot water. When one runs out, it auto switches top the second bottle, we order a replacement and its delivered, too easy.

    Another great update. I hope this comment isn't too late. Personally I would rethink access to what seems the only toilet. If you have people round for dinner, then they will have to walk through your bedroom!!!! Also, toilet waste is the most logicistic nightmare, so I would always try and keep it as close to an outside wall and existing drains.

    A quite important thing that is very often overlooked is - drumroll - ventilation.
    Unless you plan on having some old and crappy windows that generously leak air - guaranteeing cold mornings in the winter - you definitely want to have a solid look at this concept.
    Unfortunately a lot of people still thinks that windows are part of the ventilation.
    They are not.
    An easy way of thinking about it is that windows are there to let light in.
    Ventilation is there to let air in and out - in a CONTROLLED fashion.

      I am showering outside atm because the current bathroom does not vent or drain well and can smell slightly damp because of that. I would have been there all day had I covered this level of detail 😁 Extractor fan and a ceiling fan plus two windows and a radiator...plus the bedroom door and the bedroom also having a fan and two windows....I hope I get that covered. All will be revealed once I start that work.👍

      @@threeacresofmarche Ventilation means you have a controlled and consistent flow of air (measured in liters per minute). What you want is the air flowing from the "clean" areas of your house to the "dirty". This means you want the air to enter in your bedroom and study and exit in your kitchen and bathroom. What you suggest is a totally uncontrolled air flow meaning you could get the smell of your cooking and expulsion of the result of your cooking in areas where you probably won't appreciate it.
      The cheapest is to make sure you have a pipe in the ceiling up through the roof in the bathroom and kitchen ensuring a self draft much like in an open fire place. Then drill holes in the walls in the bedroom and study so the air flows diagonally through the room. In the holes you install vents where you easily control how much air you let in. This is the most basic version of ventilation. I am sure there is more info available on youtube.

    If you put the book shelving either side of the window, it will provide more room for the desk chair etc. I love your videos.

      I'd lessen the desk top so it is not so deep and gives more room in a small space

      Thanks all - all good ideas but I hope that the desk / teams calls are not a forever thing. A larger desk and set back from a large screen is better for working and editing. It can all be tweaked and changed but long term I see this as a reading corner.👍

    I am jealous how often you can go to Le Marche.
    Some points to mention, I hope you don't mind... 😂
    1. I live in Feldkirch, Austria, right on the Austrian/Swiss border😂 not far from you where you drive on the highway...
    2. Why do you buy Toblerone on the ferry? Can imagine the price is enormous 😢, wouldn't it be better in a grocery store in Switzerland and if not possible then at a Swiss gas station? Plus coffee, plus using restroom, taking a small break?
    3. It was a little bit difficult to follow your drawing on the beach, because I could not see the drawings beside the bedroom due to the black subtitle block. Maybe you keep this in mind. 😂
    Anyway, you have good drawing skills 😊
    4. Also I was not able to figure out WHEN you visited your home in Corinaldo. I believe it takes you some time to cut the video and upload it. I just saw some if the people in Sinolo (?) wearing thick jackets, the next guy wears shorts😂, and you say the water is cold and it is published end of July when creeping hot. So, maybe there is a possibility to state the date/month when recorded? Would be great. 😅 So many wishes 😂 Apparently it was before July? Did you miss the Verdiccchio festival in Montecarotto?
    I have to do the same. Organizing my calender and vacation around the important festivals in Le Marche😂
    5. I love your way fixing problems with small 5 cent coins 😂
    6. I would rather try to make your main office desk in a L shape in front of the window, rather than only beside the window. It is something else to sit at the laptop and having the direct view out of the (hopefully clean😂) window when working!!! ❤Maybe make it movable or another small desk which you can roll under the other when not in use or a small part under the window for the laptop and the monitors on the other ? Of course you have to be able to open the window 😂 but trust me, it elevates everything to the next level.
    7. No question why Le Marche is so green, it seems to rain quite a couple of times.
    Looking forward until my time in Le Marche will come up....
    Until then I am patiently waiting for your next videos 😊 It brings Le Marche nearer to me... And your other fans probably...

    Love your project and how it's coming along. I just wanted to point out that storing batteries for solar so near an oven it's not a great idea. They don't like extreme heat nor extreme cold. An optimal range for them is between 10 - 25 °C of ambient temperature. I don't know about Italy, but in other contries with similar latitude a common practice is to store them in an underground enclosure like a cellar, so the temperature of the earth regulates the ambient temperature.

      Thank you @1v4nN1k I did not realise this and someone else has pointed out the same thing. I will need a rethink...as I don't have a cellar. It is still early in the research of which one(s) I will buy but the temperature in the house will be important. Example - today - no aircon on - the house is 32degrees inside.🥵

      Nice idea @user-zj3cn4wt4u if the place was larger and being built for guests. Losing so much space for a corridor with the plans for the outhouse to have more facilities seemed a waste of space. Friends will probably be given the bedroom anyway.😊

    Love your videos, lots of variety & love Italy, so much to see wherever you go. Maybe room for a dresser of some sort for all your extra bedding etc if you’re not having a linen cupboard. Really like the idea of being able to see the view from the shower, very relaxing. 👍😀.

    Incredible that everything is in such close proximity. I live in California and drive 1 hour each way to work and back. Looking forward to my trip to LeMarche in Sept and seeing the entire province the week that I'm there. Thx for doing this video on Loretto as I intend to visit there too.

      Hi @SAGUY1971 while you can fly around the region, it is still a large area to cover. Not the size of CA but it is pretty big and I would say hard to see it all in a week....but a week is enough to see if you love it or not. Safe trip.👍

    I would swap the walk-in robe and the bathroom around so people don't have to enter your bedroom to go to the bathroom. Love your willingness to adapt.

      Hi @OnTheFlipSide . I will be converting the outhouse and should have more toilet options when I get that far into the plan. I did not want to lose a few sqm for a corridor for the odd occasion. I'm sure this will all become good down the road and the larger bedroom will be a big plus.🤞

    I’m really enjoying seeing you get into La Dolce Vita- it’s been really great seeing you smile more and more as you experience small successes along the way!
    I love the layout!
    However, I propose the following change along with the reasoning
    behind it:
    Switch the bathroom and closet so that day guests, or dinner guests can use the bathroom without having to go through the bedroom to do so. I’m sure that as you explore this option, you will see the wisdom in this designer’s advice.
    Also consider the following; have at least a pullout couch for the guest who has had too much to drink to use instead of getting on the road in a dangerous state of inebriation. You’d hate for something to happen after a great night of merriment with your new BFF’s…
    Keep up the good work, Richard.
    I’ll be there in November for my own “real estate recon”, with the intention of returning in the spring for the final push to find my corner of Italy!

      Thank you @pattypinsky3085 . I have the outhouse to follow which will have more rooms, a bedroom and its own bathroom etc. With that in mind I felt losing the corridor to create a very wide and open bedroom with windows on either side wall was the right choice.
      Best wishes for your house search. November is good so you see these places out of season. Everywhere looks great from Spring to Autumn but if it grabs you in winter you are onto something special.😎

    Love your show . I do remodels also here in old small farm houses (Texas).
    You need a queen size Murphy bed in the front room w the Tele. That way you e got sleeping accommodations for two more or little ones

    Hello Richard. The beach and water looked beautiful. When you were walking down that steep path to get there I was already thinking about the return trip and unless you could walk down hill there and back you were in for a tough return.
    I was also wondering if you were adding some chimney pipes and damper to the wood stove going up into the fireplace chimney to help with the draft.
    Everything is looking great keep up the good work.

      Hi @dono9879 . There is a flat way in and out of that beach (the far right hand side as you look out to sea). Yes, there is a flue pipe in - it didnt film well and nearly wrecked my camera. Many have mentioned it so I will try and show it somehow. The big test will be in the winter of course...

    24:37 its great way of thinking, but the fire place stands in the middel, I would suggest that you replace between the sofa and the desk area so that the big open area in the middle for purpose of sitting and getting worm in winter...also the kitchen you can do a bar system to make it easy to deliver plates on a tabel and two chairs ...the last thing is the dressing room you need to think about the orientation of it in relation to bathroom shower pipes as it would be in the middel.....wishing you good luck its really exciting to do your own privet place with your own hands ...keep the good job on!

      Thank you for the thoughts @lubnar.al-azzawi6748 . Moving the fireplace would have been a massive and expensive job. An outside kitchen for the summer will be better - I cannot see many staying in the winter. Also, all the pipes can be hidden in the framing of the bathroom layout which helps for access and fitting etc.

    Can you swap the wardrobe/dressing room with the bathroom - as then people could access the bathroom via the hall and you can still have access via your room - appreciate plumbing would need to be moved but it's just a thought

    You may plan on never leaving the Marche location but always consider resale. Maybe work in a bunkie attached to an outdoor bathroom but a second bedroom would be better. ❤

      Maybe consider a pre-fab shed, like a bunkhouse, attached to house, that creates a 2nd bathroom set up off your livingroom. Why not?!
      Get your woodstove hooked into your water system.

    Best video yet - lots of variety and detail. So Fly, Drive or Ferry? What's the best way to get back and forth to Italy from the UK? Leaving the car at the airport, or driving across Europe or combination of the two? How do the costs compare? Thanks.

      It all depends on the season and how organised you are. Fly and car hire can be very cheap. Cars can be 10euros per day...but then a small car can go to 50 euros or more per day. Driving, leaving the car and popping back on a flight works for me if I have not been great at booking ahead.
      I prefer the ferry so that I miss that long drive through England up to Manchester...but driving on the continent is like an adventure.

      @@threeacresofmarche Thanks for the info. Following your comments in an earlier video about leaving the car in Italy, I took up that idea and mine is currently sitting at Pisa airport. Hope it's still there when I go back next week!. But it's a great solution for commuting, though the airport parking is a bit pricy. If anyone knows of cheap parking around Pisa please let me know.

    Loved the plans you shown here. Question, you think having a bed on one side of the wall and a stove, fire on another will be good for the sleep?
    Otherwise, not sure if it's just me, but I love or need a kitchen well light with daylight. IF I saw right, you+ll only have one window in it. Will it be enough for you? Would you consider a roof window in that part of the house?
    Final one for this video. Love the satchel, where you had you house plans in on the beach. Where did you get it or better where could one buy it? 😅
    If it's not called a satchel my mistake. Non English speaker here.
    Also, applauding to your editing skills, they are improving with every video.

      Hi @nejcpilih,
      The stove would not be on when sleeping so that should be no issue. The walls can be made thicker with any form of insulation so no issue at all as I see it.
      There will only be one window in the kitchen and ideally I would have more. Planning has been exhausting so I am working with what is there. It does get nice light through the day and will be even better once I open up that doorway. Good lighting for winter and it should be cosy.
      I bought that sachel from a small shop in Rome. I found the shop for someone else that asked but cannot find it now. If I search and find it I will message you again.👍

    Morning Richard, make as many doodles when planning as after thoughts once done can be frustrating.
    Plan 7: Me - Not that washing up takes that much time but I would have the fridge were the sink was, as the plan doesn't look like there is much counterspace to place dishes before washing or even have a dishrack. That way you have space for any size fridge, maybe a narrow 8"/10" pull out pantry the depth of the fridge just for can goods/jars etc. What looks like a narrow 8"/10" pantry door is really a rollout shelving unit.
    With this switch about, you would then have more counters/prep space and even wall space for more upper cabinets or open shelving. Your choice.
    Maximize the storage in a small kitchen, is my rule. Any kitchen period.
    More likely have the sink where the hob was planned. Can still see out the window - just a thought.
    I found that graph paper helped with planning placement space and even blue tape on the floor to see how much room everything takes, helps a lot with placement and the vision.
    Plan 8: Me -the next plan would be have the bedroom sweep across the entire end - with 3 windows to enjoy the view, the bed would face the direction of the end of the house.
    Maybe a door to outside?
    A Jack and Jill shared access bathroom could then be accessed for visitors etc just off the kitchen without going through your bedroom.
    Less plumbing lines or connections (as the sink is on the other side of that wall now in Plan 7)
    The walk in closet would resemble a butler's pantry /galley passage sort of access to a very private bedroom.
    I noticed from watching British shows - the term 3 aspect was used when it comes to window views.
    The skies the limit.
    Changing things around on paper is easy.
    A fresh sets of eyes.
    Not cementing a plan just yet.
    If your gonna smash things up - do it once.
    Loved the tour about - saved me the airfare.
    Happy birds and magical fire flies.
    To quote a line from Mungo Jerry's song, In the Summertime - "we are happy living the south philosophy" - bingo!
    The song was before your time but your parents would remember, it was number 1 in the the summer of 1970.
    They had a pretty grainy video then where the guy doesn't seem too happy in front of the camera but you can see the London double decker buses in the background.

      By the way - those big American fridges need a lot of room on the side to swing the doors open because of the depth of the door and to open the interior drawers.
      It won't work having one up against a 90 degree wall.
      One more reason to have the fridge by the window, making sure the door can swing open. I'd opt for the door swing to be window side even though your windows open inward, they won't swing inward as deep as the fridge is.
      The pullout pantry on wheels can go between the wall and the fridge. Use a wooden dowel or two, lengthwise to keep the items on the shelf without blocking the labels. Shelf heights could be staggered to accommodate bottles etc.
      You have great building skills and could easily make one. Hope you can understand what I am trying to describe.
      It may be just food for thought right now but good storage and counterspace make a great kitchen - it's the cook that makes the food.
      PS - I'd adjust the depth of the desk, even if the bracket legs will only allow for a few inches less desk top. It will give you more room in a tight office space.

      After watching the plan again - with the bedroom/bathroom/closet switch about, then your big hot water tank is right next to the kitchen too. Less plumbing lines saves money and time plus less lines to spring a leak.

      A quick reply - a double sink hides quite a lot of dishes that are waiting to be cleaned (I have done that before).
      Putting the bedroom at the one end would need a new sturctural beam and that seemed too much when the current layout feels good.
      A small under sink water tank solves the water nearby and saved heating a big tank when there is no need.
      The outhouse converstion will follow - I can play around with that layout more...I hope.

    Hi Richard, lovely video. The French doors you are putting in, I would have them opening out as you will have more room inside. As for your washing, when the back is cleared you could put line there. Love the plans 😊❤

      HI @lesleywood76 . The french doors are quite narrow so having them both open won't take a great deal of space up. Besides, I was lead to believe that inward are more secure and you can leave them open in the rain without having to build a cover. Anyway, you should see them in the next video...

    Thanks again Richard! We were in Marche in June and went to the beach near Sirolo and the water was great so I'm wondering what time of the year you filmed this. Looking at the fields I guess it was before June. Could you perhaps give an indication of when an episode is filmed so we can get an idea of the climate in Marche?

      Hi @milliedeene . Yes, there is a flu pipe inside, easy(ish) to fit but nothing on the filming as it was so dirty I gave up as to not ruin the camera.
