    Now that I am getting to my 210 days, I have being getting a lot of letters from lender to refinance. Crazy. I will wait for your call.

      Good call. Rates have not come down yet to where we are thinking refi is the move.

    How can I pull equity from my VA loan without refinancing?

      You would have to do a home equity line line of credit. Unless you have a specific use for it, I would avoid it.

    So Jennifer..both my wife and I are able to use our VA benefit as veterans. Our current VA loan is using my benefit as a 90% service connected. If I decide to relocate and purchase another home, can I apply my wife's cerrificate to our current home, like a swap, to free mine up for the new purchase or will it be tied up until I sell? She is not service connected and not thrilled about paying a funding fee with her benefit. Thanks!

      You can use your wife's certificate on another home. I've re-used mine multiple times, luckily the funding fee is capped at 3.5% for subsequent uses. The first time is much lower.
