    I'll be back after I finish, but a quick note about the hunter's blind. Hunter's put these at the edge of fields so they can see the deer when they are out early/daybreak in the field, not shooting in the woods typically. Deer bed down all over the place and hunters try to get up in their tree quietly before the deer start moving. A neighbor who is a land owner isn't typically a bad hunter. They want things safe as much as you do. Well, that's what I imagine anyway. We had a couple of tree stands right on our borders in a narrow line of trees (where they couldn't be plowed, and often a place for rocks and old implements besides a few trees). They looked out on their fields where they planted corn some years. I worried about it the first couple of years but gradually realized that they were a LOT more worried about us than we were about them.
    And the barn foundation didn't worry me too much. Did wonder about the tractor :) Paint color doesn't tell the whole story, but maybe IH?
    This one is pretty neat so I'm guessing it will end with "under contract". Trying to brace myself, haha. Getting emotionally invested :)

      My mother in law saw me start that one day on a gate that was chained, she almost took me over her knee and got a switch. They are made of the thinnest metal, and often get bent.

    I like this one. The pond is more than likely rain runoff, still, it is water and there might be a spring. I keep telling you the "kids" are goldens, they LOVE water. I have never met one who didn't. So where there is water, the "Kids" will be in it. LOL I like the way the 2 of you discuss things as you go along. I could see a garden and an orchard on this property. More than likely it has sold. I can't afford it, but I can still drool! (Grin) Thank you for sharing so much. Stay safe.

    Ground hogs is likely your holes, they link them under ground. Gorgeous views. House likely gives you electric, septic and water a huge savings. Dogs clearly love it.

      House didn't have a kitchen or bathroom, so no electric, septic, or water piped to it.

      @@TheKraemerLife would be perfect for an off grid set up. Compost bucket toilet, solar, rain catchment for water, woodstove for cooking in winter, propane bbq for cooking in summer.

    Love this property. Looks like everything you want but a creek, there are no criks here, must be a Portland feature. We do have gullies but no goalies except in field sports. Sorry, I couldn't resist! LOL. Seriously this is the best property you have seen except for the price and that seems to be the new normal.

    Keep in mind that TN gets a lot of rain. Harvesting rain water is also an option.

    This is beautiful property. We are closing on our house soon. I can't wait to begin our search.     The USGS offers topo maps that show sources of water both free flowing and intermittent. They also show any buildings present when the survey was done. I haven't checked online, but they used to offer paper "quadrangle" maps. These are really nice, heavy paper, poster sized and were real cheap. I taught school and used them often. Good luck!!!

    From the heavy growth around pond, I would suspect a spring. Might just need a good cleaning out. Once pond is full, bring in catfish to clear algae.

    Have you thought over that last property? Lime stone, beautiful country and nice house, well kept barn the guy redid, even though no water, there has to be something somewhere, he had animals on it, they know where the water is

    Beautiful property! Looks like you would have water run off in low areas, and down that hill. We have two very large ponds, when it rains hard, ours turns brown because of the soil washing in until it settles. Most of the time our water is clear. We have fish, and you hear frogs at night in the spring and summer.

    This one is fantastic! There are safe environmental treatments you can do to the pond to clear it up. Dont tear down the house restore it if possible its charming. Good luck with your searcs

      I liked the footprint but would have to add a kitchen and bathroom and raise all the doorways. It was like a doll house :) Very charming!

    Love this one. Absolutely beautiful. I know no creek but you have pond. Think this is the best one yet. With prices ever increasing (and no end in sight to this trend) seems a good sound property. Love the woods and with timber prices skyrocketing could be very good to recoup some of your initial investment. Fingers crossed for you. Ps. Solar pump fountain in the pond will cure algae is short time. As far as water goes by felling and sale of timber you could re do well.

    The pond gives you a water source. Something feeds it. Looks like there could be seasonal water shed. Maybe if you could locate the source, it could also be "cultivated."

    You could dig a pond at the bottom of that grass slope, just before you went down to the gully. It would capture lots of rain runoff. That one really is nice. Yes, those views are incredible. Good luck.

    Look like groundhog holes, to me. The reason the deer stand is where it is, is so they can shoot deer once the deer are in the clearing, not in the wooded area.

    Nice property. You can build uphill ponds that would give good pressure but creeks are better.

    That thing that got in the dogs paw is called a kuckle burr and when they get one it helps them for you to remove it

    I love that place. The homesite looks like it's right out of a postcard. Wouldn't take much to spruce up that pond area, maybe make it bigger. Following along with your search makes me wish I was looking for property again. Sure must be mild winters around there, no snow and still green grass. Around here you almost need snowshoes to get around.

      @@TheKraemerLife wild game live off of them during harsh winters, deer turkey and grouse all eat all they can find , they are a very important plant in the woodlands of America for wild game , yes you could eat them when ripe but not unless you really wanted to try to dodge the big seed in the middle and it is hard as a rock.

    This is a great time to talk to an owner or neighbor... so many questions. I think the house is darling and wouldn't tear it down if possibly it could be used. That would mostly depend on the foundation I guess. These houses and barns that are so far from the road are so different than around here. In the winter (here) it would be miserable to try to get out, especially in an emergency. We've trucked in a lot of gravel and need to do more. Unless they've had livestock recently on that property then they've kept it mowed or hayed. I don't see ruts in the fields or to the house and barn. There wasn't a creek but it was well draining which is a lot better than likely to be flooded (like that other property).
    And the barn was very nice, very useful. I only saw the slightest rot (that you showed) and I do think the foundation wall is salvageable. Easy for me to say, as I have people for that. ( :) )
    I keep pausing the video because I don't want to get to the end where it is sold.
    What?? no mention of a sale. The dream lives on. haha.

      We use to eat a few of them they are little sour. In a survival situation you can cut vine close to ground and actually get water from them most of the year!

    Happy dogs!! I like this property, but I liked the last one, too; the one with a nice house, but no creek or pond. If I recall correctly, this one is a little more money (@20k?), and it is definitely beautiful and peaceful, but will ultimately cost you more in fixing the barn and building or rebuilding the house, than the previous property would cost you to dig a pond..

    City girl here. Y'all laughing about zombie deer reminds me of visiting my sister in the country years ago. I heard so many strange scary noises that I couldn't bring myself to move to the country myself, lol. The first time I heard a fox scream on a pitch black night I thought I was in a Blair Witch movie! Being single I ended up chosing a large lot in the city and created my little private permaculture paradise. I was also worried about neighbors - didn't want to move next door to a puppy mill or some toxic industrial site. Are you able to scan the surrounding areas for unpleasant things? It's wonderful when you can meet the neighbors.

      You sound like my hubby did when we first moved to our 1916 farmhouse homestead 28 years ago. He freaked out over every noise. (City guy) . I would go out and listen. Oh that's a deer, that's a raccoon, that's an elk, that's a hoot owl, that's the neighbor, that's a jet, that's a bear, that's a mouse.....Haha. I grew up in the country. Not quite as far out as we are now, but i was the one that wanted to move way the heck out here. And we have never regretted it. Especially now with the plandemic. Dont have to see anyone. It's nice, just gardening, canning, fixing things around the homestead. So dont be afraid of the country noises. They are more afraid of you.

    What a beautiful piece of property! I don't know much about pricing on these farms but I bet you can make a deal since the house is useless and the barn has foundation issues, I think you said you found a pump house but wasn't in good condition. Those ponds are stock ponds and usually man made.

    Could be an underground spring that comes up close to where the pond is If you have an excavator in there and I can dig it out around the pond making the pond a little bit larger and I bet you’ll discover some underground Springs leaving them in there from that go away that washes down in there

      We are looking for big 30+ acres because we want a little privacy and the ability to grow over time...not looking for expensive but the market right now is trending that way

    A question for you.... aren’t you concerned about copperheads while walking onto that property with your dogs thru the leaves on the ground? And how about water moccasins in the pond???
    How would you handle a neighbor who is most likely hunting in YOUR woods (if you were to buy this place)? Would you address it with them prior to the purchase? Would you have an attorney give them a cease and desist? Just curious how this would be handled.

      We also moved from OR and headed east in search of our future homestead. We have searched several properties in both Western NC and East TN over the past few months. The time of year we were searching we were not as concerned with snakes as when we are doing current searches. As for the neighbor conversation I think that I would introduce us as the new neighbors and let them know what we intended to do with the land. This particular property was a century farm where no one had actually lived on it for a really long time so Ithink letting them know, I would hope, would be all it takes 'if' they were using the land in the past.

    At the blind you could plant Leyland Cypress and they grow thick and 30 feet tall in a few years, and block his view of your land

    If you are planning to move here, we refer to it as EAST Tennessee, not "Eastern" Tennessee. Eastern was that airlines. PS: I live in Church Hill.

    I wonder if the pond is feed by field tile and water run off. It is green from ducks and geese using it more than likely as they eat grasses while getting bugs and poop it out which can turn water green.
    Seems over priced for what I see. But it is TN.
