- As a real estate team based in Da Nang with several team members being residents of Da Nang for 10+ years (some Da Nang natives!), CVR wanted to share a few tips for newcomers looking for rental accommodation! We’ve broken down a few different neighborhoods in Da Nang that are most common for expats to reside in and given some of the pros and cons of each neighborhood for your consideration.
We hope this video can answer some of the questions you have as we know the public information on the internet can be quite limited and sometimes outdated, especially in a city that changes as quickly as Da Nang!

I have lived in Da Nang for 2 years waiting for my wife's Visa. Move here for a month before you make the leap. The sanitary conditions are not there, it is very crowded, the market streets are simple food in boxes, at 2:00 AM in November it is 80 Degrees Fahrenheit and the ocean waterer is far from clean. The pros: almost everyone is nice to you, the pharmacies do not need prescriptions for basic medicines, it is vey beautiful.
Always pros and cons of life everywhere! Let us know when you find somewhere better than DN ;)

I move home to Hawaii in 4 months and the 10 degree drop in temperature makes a huge difference to me and I own my newer home outright and pay$200 a year in property tax and get $98 a year in tax refund because I am retired so I can afford to live there easily on my retirement (even if SSA drops in 10 years). But that is my situation which makes it good for me. I have been to 29 countries and lived in 5 and all have pros and cons but they are an individual thing.. Thank you for your response.

There isn't much for international-grade living in the mountains in Da Nang, though if you are curious I would recommend looking into housing around Hoa Bac and Hoa Vang districts

Thanks for the comment Civivva - the rainy season ranges year by year though on average October in Da Nang receives around 15 days of rain in the month.
Rain season is generally from November to March - it can rain for days and floods the city, and somedays patchy cloud rain.

What neighboord would be recomended if you want to avoid hiring a bike on your daily rountine, i.e were you can walk to your go-to cafes, eating places, the beach, maybe a gym... ? Thks!:)

Also areas in Hai Chau 1 are extremely convenient given the commercial density of the area.
For the rain season is it dark and gloomy , do you mind it a bit depressing ? is there thing still to do around that time ?
Thanks for the questions! The rainy season is still quite pleasant with cooler temperatures form 20-25 degrees.
October as the rainiest month still on average only has 14 days of rain.
There are a lot of beautiful days in the rainy season and Da Nang has a lot to offer in the city rain or shine!
for the winter season where I live is dark and gloomy...and below zero farenheit for months.
How’s the grab service in danang?

There are options for Grab Bike, Grab Car, Grab Food, Grab Mart - In general these are fast, safe and affordable

Thanks for the comment Minnie - there has been large clean up efforts backed by the US government. Da Nang has been declared dioxin-free since 2018!

How is the weather on December ?
December is a mild month with average temps ranging from 20-25 degrees.
December is also on the tail end of the wet months (Oct, Nov), but still boasts some lovely days!
How is the infrastructure in the older buildings? Sewer, plumbing, electricity, AC, Internet , elevators , etc ? Walkability, comfort? In smaller buildings? Garbage collection and sanitation?
Hey Dovy, overall the Grade A buildings have better facilities including infrastructure. Also, generally better management which includes things like garbage collection and cleaning the common spaces.
Though all of the projects in Da Nang that are available for foreign purchase (Grade B and up) do a pretty solid job!
Many foreigners renting and owning in buildings all across Da Nang without major issues
@@CentralVietnamRealty Does that also include solid low rise buildings? I can't stsnd high rises and am probably not alone!
Low rise buildings are generally completed by local developers and have lower levels of service and infrastructure versus the larger, more international condo towers@@dovygoodguy1296
What neighborhood is preferred by older expats who want a quiet and safe area and easy access to amenities??
My recommendation would be Ngu Hanh Son or Son Tra as these areas are more walkable, less busy, but still equally as convenient as living in the city center.
@@CentralVietnamRealty But unfortunately living there is like living in a sauna? People spending most of their time 24/7 indoors with air conditioning???
I would say that the majority of Vietnamese and expats spend a significant portion of their lives outside in Da Nang!@@dovygoodguy1296

Are there earthquakes there?
Thanks for the question Happy Ferguson - Vietnam does have earthquakes, but generally low on the Richter scale with majority being magnitude of 2-4.5.
there was an earthquake in New Jersey couple weeks ago. Vietnam isnt centered on the ring of fire..Typhoons and like all coastal pacific areas there's the possibilty of tsunami's but not to the extent of say coastal Japan is.
At least Charlie isn't shooting at you
