    Hi. I started cleaning carpets in 1979. I worked for a guy that had a 13" rotory scrubber and portable extractor. In 1981 I bought my first truck mounted unit. It was a Steam Genie. I had 3 Van's and truck mounts in Palm Beach county Florida. I went into water, smoke, and fire damage 3 years later. I retired in 2016. I had businesses in Middletown Ohio, Gainesville Florida, and Lake City Florida.
    That being said, I had a guy that traveled from Atlanta to Lake City Florida to buy a water recovery tank from me. He is starting a carpet cleaning business in Atlanta. He has never cleaned carpets before, and doesn't know how to do anything carpet related. I have become his mentor so to speak. He rode along with a local carpet cleaner, and sent me videos of the guy using a wand. 😢
    This guy is the perfect example of how not to clean carpets. All over the room, not over lapping, and didn't even make a dry sweep. He was leaving the carpet soaked. I finally found your video on using the wand. It is the exact same technique that I have always cleaned carpets. I sent your video to the guy in Atlanta. He has purchased a good used Butler truckmount and having Jon Don install it.
    He keeps buying stuff I told him he won't need. Things that are better to buy once he is in business for a while. He is signed up with Jon Don for a carpet cleaning class. I am recommending that he also get blowers for water damage, and take that class, and watch all of your videos. He doesn't know what kind of prespray to buy or deodorizer, so I told him to ask what the best sellers they have at Jon Don. I don't trust that Jon Don will do their part because they are in it for the money. Bubble gum scent was popular when I first started out. Like you already know, if it smells clean to a customer, it is clean. This guy in Atlanta will be a great carpet cleaner because he is mature, concensens, and takes pride in his work. If you could recommend the best prespray, and deodorizer to get him started, I would really appreciate it. I have been out of it for a while, so I don't have a clue what's out there. The main part of my business in the end was restoration. I wasn't cleaning carpets much after getting into the restoration business.
    Anyway, thankyou for making these videos. He has already liked, SUBSCRIBED, and signed up for all your videos same as I. I haven't watched your other videos so you may have covered the prespray, deodorizer question.

      Thanks for all the details David. My favorite prespray for residential cleaning would be kleanrite Extream Klenz Jon Don has it. I have used that prespray for 30 years and has always been a great performer. if its trashed I will boost it with magic wand company's oxi blaster. For commercial I use encap mostly that product is magic wand as well it is atomic. I typicaly don't add deodorizers to my cleaning unless there is a pet issue that I am dealing with or a client will ask for it. However the deodoerizer that I would choose is new by grey matter chemistry its called obliterate the liquid formula but the dry works well too, however its expencive so you would'nt use it on every job.     Thank you its surprisingly difficult to find good straightforward fundamentals on carpet cleaning. This gives an objective overview of methods, and mistakes to avoid. (ie. bonnet cleaning too dry) Thank you, this is helping me on my way to launching my business and I want to be on the right track from the beginning.

    Re floor polishing machines.
    I agree with your comment/statement.
    Always do your homework.... the orbot machines are carpet rated and approved. This is also clearly displayed on their machines.
    I would also add one machine many miss out, walk behind extractor. I have one and they are good. What i like is that you can scrub whilst extracting.
    Most of my work is highend, full restoration is not needed.

      Walk behinds have their place certainly however they don't have the best suction. In my opinion, scrubbing should be done prior to extraction this gives an adequate amount of dwell time for the pre-spray

    In your opinion, would a Bissell Big Green be enough to start with on lighter to, maybe, medium soiled jobs? Or would starting off with encapsulation be the proper way to go until enough money is made to invest in a proper portable? If the latter is the better choice, would the Prospector PE220 with heat be good for starting out or do you recommend another type of portable?

      Unfortunately the Bissell is not a professional unit you can of course start with that it won't give you the best outcome. Certainly the cheapest way to start would be a 175 floor machine and a pump up sprayer is about all you need to do little moisture. As far as the portable machine I would sacrifice heat for a higher pressure and higher vacuum machine at least 500 PSI and dual three-stage vac Motors you can always buy a submersible heater of course I would always prefer you go and try to get a high PSI machine such as 1,000 PSI but they're very heavy and expensive. They will allow you to do tile as well look into starting in addition to carpet doing granite countertop polishing it's easy to rank for on Google and very low entry cost but high profit to time ratio. Just search for granite polishing through Stone Pro on TH-cam

    So the pre-spray and scrubbing is the cleaning and the extraction is just hot water to remove cleaning agent and dirt?

      Yes for the most part. This is one thing I missed when making these. If you are using an alkaline pre spray you should be using an rinse agent to ensure that the pre spray is neutralized and removed from the fibers. Not all pre sprays will need a rinse but many do refer to the bottle that you are using or ask the manufacturer or supplier.

    Thanks for the awesome content. I have 3 questions.
    1. Would you advise using hot water with the pre-spray (considering you use a concentrated solution)
    2. How long would you let the pre-spray sit before agitating
    3. I'm using an alkaline pre-spray and a steam extraction machine. Can't use any rinse aid in the steam machine. Would you advise spraying a rinse aid over the carpet (similar to pre-spray method) after agitating and just before the steam extraction?

      Yes hot water to mix and spray hot water increases effectiveness of pre sprays

      Ok got it. I would want to test the extraction capability of the steam unit. I am not sure if it will be sufficient to remove the pre spray from carpet I would need to test it to see. Those units are very good at cleaning hard surfaces but soft will be a different animal so like I said I would like to test it to see. However I wouldn't add a rinse to the carpet. You may look into different chemistry that wouldn't be as alkaline and will be an encapsulator as well just in case it's not fully rinsed. Silver solution would be one example but it's pretty expensive.

    hello I've been taught to pre spray, soak a bonnet pad in a bucket of water then go over the carpets with buffer/bonnet then go over with carpet extractor. I think it's overkill, but I do what I'm told. Any advice will be appreciated. Thanks

      Not overkill it's the same as scrubbing after pre spraying just with a bonnet not a brush. Scrubbing should be done every cleaning.

    But you vacuum after completing encapsulation?

      Always vacuum prior to encapsulation because you're not actually removing the soil you're encapsulating the soil. Any heavy soils need to be removed prior to the cleaning process. You don't need to return to do the vacuuming after.

      I am assuming you are talking about the hand scrubbing brush. No it's not the same. The rubber brushes do not do the best job a scrubbing the bristles are too flexible and will not do a great job at scrubbing. They do a great job at removing pet hair from the carpet though.

      Yeah, that's the one thing I missed in the video. You should rinse with a rinse chemical such as all fiber rinse. Especially if you are using a high pH prespray

      I agitate every HWE job just the brush then extract. Vacuum, pre spray, agitate, extract, groom. Bonnet is for low moisture cleaning

      I never understood the bonnet method. It seems a bit counterproductive. Like your just pressing the dirt further into the carpet as well as spreading it all over. ?? I don't get it

      I have had it in the past. I do actually like it because it keeps things from sliding around. However, it does where out and, of course gets wet and very dirty. What I really like Is rhino lining sprayed floor to ceiling, but it's expensive.

      That is a teflon wand glide. I make my own just because I like to but you can get one from several companies green glides is a good brand

    Watch how rugs are cleaned in a off location facility,and realize wall to wall carpet is never thoroughly dusted(vacuumed) or rinsed.
    A little more than half of dirt laden water is recovered when cleaning with hot water exstraction.
    Dirt laden water will wick back when dry.
    H.W.E. is the quickest,and most profitable method,and the industry standard.
    Hot water exstraction will remove Scotchgard from fibers.
    To treat pet urine the enzyme solutions need to go where urine is(primary, secondary,pad,floor) to correct,Over wetting then is the newly created problem.
    Cleanability is the number one reason people choose other flooring options than carpet.
    If a consumer were to clean their carpet,and protect carpet as often as warranties require (yearly) the cost would soon overcome the price of replacement.
