    Why do interest only on the loan?

      Pay it down faster. It’s principle you’re paying interest to such a high degree for the first part of the debt it makes it useless to use. Always go interest only and overpay the minimum to pay down the loan as fast as possible. This is the same as in the uk

    Hi Ravi, I am an Engineer waiting for my Visa 190 grant. I was invited for 189 but I have lodged already my visa to 190. Other than seeing Australia, my target is to be filthy rich with your team in. I do not trust people easily especially about money matters but when I watched your youtube videos, I became addicted to it. I listen to you while I’m driving, cooking, taking a bath everywhere. You are so genius and speaking through numbers. You see the big view of property investment.
    1. How frequent can I use equity? Is there a restriction? Like we can use it only every 2 years etc
    2. How frequent can we do refinancing? What are the factors to consider to say refinancing is worth it.
    3. Could you also share sample computation considering all the operational costs (w/ property manager) and taxes to determine the net income?
    4. Can you also explain in numbers why leveraging the first home guarrantee scheme and first home buyer grant is not ok you also plan to transform it to an investment but you just like to benefit from the government first. Please compare it by using numbers to describe how difficult it will be to get to 2nd investment property. Please also explain how is borrowing capacity will be impacted to get to 2nd home.

      Equity is based on serviceability, you can refinance whenever you want but there are some small fees involved. Property manager fees plus rates is approx 6k a year. Finally it depends on your personal situation I personally used the first homebuyers grant to get my first and have just purchased my 7th.
