      @@TK-ij1re yes meant to say Gagan, I had visited the property, quite liked the location and carpet area of the flats (2bhk 790 sqft 87lakhs). But on trying to find info online seems the project has been under construction for many years now and still have neen able to put the pillars till only the 11th floor. So wanted to know if there is'nt any problem with it.

      @@ratnadeep617 till sometime back they didn't have permission for higher floors hence the project was stalled even when they seemed to have taken bookings for higher floor..as I understand, now they have permission till 17th floor and it's WIP

    Hello Sir...
    Builder is casting two slabs of the building every month. Is this speed acceptable? Would casting slab over slab so quickly affect structural strength of the building? What should be ideaI time gap between casting one slab over another? I have hear that on an average the time difference should be 28 days.. is it correct

    Can you please give some information about the Plotting currently available in Maan area Near Mhalunge, Golden Bridge.
    As per the current PMRDA plan the plotting is in Industrial Zone but developers says it is on Non agriculture or other zone. Will it be good to buy the plots there.
    Please give some details, it will be helpful.

    I always look up to Sauda Ghar for genuine advice. Highly appreciate your work. Should we buy a 1bhk flat in a 20-year-old standalone building (22 flats total), if we plan to live there for 4 years max and expect Rental income thereafter? The apartment is very near to Phoenix mall, Vimannagar.

    Hello Shishuji, I have been watching Saudaghars videos since 2016 and I must say you and the Saudaghar team have been doing fantastic work of knowledge sharing, thanks a lot for these informative videos. Sir, I am thinking of purchasing a 2bhk flat in Joyville Hadapsar for end-use. I have two queries about the project:
    1) The agreement states they are in the process of mortgaging land/towers and flats and they would provide NOC if the buyer is purchasing mortgaged flat. Can the builder then keep amenity space under mortgage for the long term and is it ok to accept such term in the agreement.
    2) Would like to know your views about the project as despite having a lower carpet area in the nonprime location their prices seem too high.

    one question - if a land parcel is full developed, then the developer would not have any incentive in holding back the conveyance deed, right? because he cannot use any future increase in FSI there?

    I want to buy my first flat for family living purpose which location will be good - dhanori / kharadi / keshav nagar keeping in mind for capital appreciation with minimal bank loan. My mostly commute area is Yerawada and Kalyani Nagar. Or should I go for high budget flats in Viman nagar / kalyani Nagar with large bank loans?
