    Way too small for comfortable living for me, although nicely done, I would feel the need to escape for fresh air. I'm amazed that four people are currently living there. Thank you for the peek into this property.

    As a history fanatic I appreciated the stone wall, the frescoes and the old road outside, which is almost identic with the one outside my house. The apartment must be ideal for those who want to live both modern and stylish, and with that little touch of history added, too. Very well presented, indeed.

    Beautiful but small dark too I’d get cabin fever after a while ! 1 and a half bedrooms single persons home as lovely as it is .

    I love these videos, I’ve never seen anybody who is able to over egg the pudding better, €750k for a pokey, dark 2 bed flat with a galley kitchen is hardly the bargain of the century, that would be overpriced even in the UK.

      Thank you for your opinion. Love the “over egging” reference 😊 Prices in cities are expensive. Not unreasonable to be paying between 12k to 15k per sqm in some areas. 🙏 Nick.

    I love your enthusiasm. The attention to detail re decor finishes, parquet flooring and fresco were stunning. The black WC was brave! Sadly very little natural light. I hope whoever buys it... enjoys it. Good luck to the couple selling too. 💜

    that entry!!!! right off the bat it is captivating! the floor is absolutely beautiful!! that stone wall in the kitchen is a marvelous feature to bring old right into to new - just fabulous! the color palette wraps you like a warm blanket throughout. and serenity just oozes from this place!! i am typing extra exclamation marks because of the absolute delight at what my eyes are seeing :) !!! the luxury and history of these old walls are stunning and the details are exquisite. top tier. one of the most marvelous properties you have displayed. i feel privileged to come along nick! thanks for the wow i just got for tuning into your channel this morning!

    So well designed! Not just fantastic use of space, but imaculately finished and decorated. 'Superb taste' comes to mind. The lack of natural light and views would be its only downside. Completely out of my budget, but wish it wasn't. Thanks again Nick!

    The lack of windows and natural light in the living spaces is a huge prob in these older historical properties, gorgeous as they may appear in pictures or on film. And most of the windows that are there open onto the neighbours' windows one arm's length away or a wall. I am afraid that frescoes and overly designed dark interiors with a lot of artificial light cannot beat a spacious airy apartment flooded with natural light and open views.

    Absolutely lovely Nick! I notice the apartments and buildings in the old town tend to not have many windows; I guess that is a historical design matter going back hundreds of years. The dining room and kitchen are amazing, and the lighting design throughout the apartment is well thought out. However, the apartment is a little too closed in for me. I do prefer the typical estate on grounds with beautiful gardens. Thanks again for another great Saturday morning.

The frescoes must have been amazing to view in person, as well as touching the ancient wall with its rich history 🙏 Another fantastic tour with a personal touch for us all!     Wow . Yes those owners have Exquisite taste. It seems the architect really used the space so well especially with the storage. What a surprise seeing a laundry set up in that powder room . Brilliant! The Parquet floors were stunning and to be able to have 600
    Year old wall in your kitchen wow! The ceiling in the dining room was stunning and I was thrilled to hear they didn’t plaster or paint over the walls instead useing removable panels that’s Ingenious! I don’t think it will take long for this beautiful apartment to be sold. As you were standing there at the end telling us the price it looked like you were standing in a museum quality painting ! Hahaha . It’s a stormy gloomy day here in Maine and you and your tour let some light shine in. Thankyou so much for the escape and the dream. Have a beautiful blessed day ☀️🌹🕊❤️

    No word of a lie, Nick, that was absolutely stunning. That was the best parquet I've ever seen. The care with which the dining room was done was incredible. The warmth of the living room came through spectacularly well on camera. The kitchen was short, sweet and to the point.. as functional as you could possibly get, given the size restrictions. I don't think the all black wc is my favourite, but a paint job does that in (I would aim for something more in keeping with the frescoes). Really all that's needed is to decide what to do with the upstairs area.. perhaps an office area for young aspiring TH-cam creators.. All that said, WOW that price is high. I was thinking it was going to come in around the 300 to 400 range. Still stunningly beautiful. I hope the next owners appreciate it.

    Wow! This is absolutely stunning! The frescoed ceiling in the dining room and the fabulous stone wall in the kitchen, beautifully appointed master suite....and the upstairs would make a great office/guest space.
    We guessed over 1mEuro, terrific price at 750...this won't be on the market for long!

    Wow, wow!! Stunning restauration and deoration. All is perfect. The Kitchen, and the wall, is amaizng. The dinning room with the frescos, absolutly gorgeous !!!!     Posh is right. This apartment is a fine example of a marriage between historical and modern. The hardwood floors throughout are fantastic. I'm glad you pointed out the way the floor was scribed to the ancient wall in the kitchen. True craftsmen, both then and now. I agree with all of your comments, except for the powder room. I'm not a fan of an all black bathroom, perhaps too upscale for me. Also, this was one of your finest openings, with the history lesson, surrounded by stone walls and brick paving, and the light in the background. Very artistically done. Nick, thanks for another super tour!

    A bit belated comment as I was out yesterday afternoon: Wow, what an appartment! The quiteness and tranquility is outstanding for the location in the midst of Perugia. Would suit us well, but what is really missing is a balcony or terrace..

    Nick, any opportunity to shoot and comment on the local or closest markets, restaurants etc.. to whatever property you are showing? You regularly comment on distances to nearest towns.. but it would be nice to have a few pictures or a short video to get a feel for for the neighborhood, as though to speak. Best.

    That intro is the most dramatic backdrop by far it's incredibly uncanny. Did you see the ghost(s) lurking from the medieval past? That's really creepy.

      I didn’t realise the shadows until afterwards. I was about 20m underground and those were created by people walking over the skylights. 😊 🙏 Nick.
