8k-9k per sqft is okay considering its good location, because most of the projects located in sector 10 or 12 are currently trading at 10k-11k and too far from Gaur Chowk Also, it is nearly fully paid up land and falls on proposed RRTS metro route

Promoter is in the fly becuase he has no other land to do so, so proudly saying he is focusing on single project.

Locality lacks basic amenities like footpaths. This area is so dense that even service road outside this project faces traffic jam in peak hours. Because of density NPCL infrastructure fails time to time, leaving only DG electricity in night hours. There is absolute no greenery in the area. ZERO tree zone. Plus the area opposite to this project is supposed to be hindon green zone, which we all know is colonized densely illegally 🔔 9000 psf, 🔔 premium
