    Advantages: Good construction quality, Good financial background of Builder, Nice amenities offered, No dues on the land, Developed location, Loan facilities available by all the banks
    Disadvantages: Traffic congestion during peak hours
    I think if traffic issue is sorted out not sure if it will be fixed then this will be one of the most admired project in Greater noida west

    Superb project !! Great for compact 3bhk . Like the floor plan . And developer has a good history . And the price will increase more as location is premium and has good connectivity and basic needs. And also building in luxury segments .

    It's an overhyped project; I am living on its backside. Promoters are not showing the ground reality of the project: (1) The Front of the project is on the service road, which always gets jammed due to the nearby CNG petrol pump (2) It is an 11-acre residential area, I think 12-14 towers, 6 apartment per floor. I mean a dense project. (3) No green area remains after making club in the middle. (4) What would be greenery? It is simple; you can visit Phase-1 Park and get the ground reality. :). Promoter is in the fly becuase he has no other land to do so, so proudly saying he is focusing on single project.

      agreed , anyone reading this, please don't buy 1182 size flat. All view/Ventilation will be blocked due Gaur city avenue, that is the reason they kept the less price for such unit.

    Project is really good but phase one was delivered late so, that SBI loan is not available and sewer line back side of the project which smells really bad across the project, rest is fine.

    Mu only question is for 2 Bhk unit which is facing towards 14th Avenue where u will be seeing hindrance as distance between 14 Avenue & 2BhK unit is hardly 20 meter…
    Only positive part of 8000/ sqft they offering for Luxury segment where market running at higher end…
    Is it worth Buying for self use? Or can we expect good appreciation as investment

    8k-9k per sqft is okay considering its good location, because most of the projects located in sector 10 or 12 are currently trading at 10k-11k and too far from Gaur Chowk
    Also, it is nearly fully paid up land and falls on proposed RRTS metro route

    What is the reason that price are increasing in Greater Noida West, is there any big IT firms are coming any industry is setuping there plant any confirmation on that, I am asking this because gr. Noida west is always considered as affordable section but current price hike and speed of hike is unmatchable.

      The oversupply that Noida Extension had experienced has now been absorbed. With limited supply compared to the demand for group housing projects, this has led to a price hike.

      ATS Nobility offers superior floor plans and a less congested location, with only 2 units per floor in a relatively smaller community, which is a significant advantage. Of course, preferences can be subjective. If you don't have any issues with Palm Olympia location, then that may not be a concern for you. Palm Olympia is also planned to have excellent facilities and equally good-quality construction. However, we find the floor plans and the 2 units per floor concept of ATS Nobility to be particularly appealing.

      Both cater to different segments due to their varying apartment sizes. In terms of gentry, Palm Olympia Phase 2 is likely to be a better option than Arihant Abode.

    Ambitious plans by developer but disconnected from ground reality. Like goldspire tower will be facing a naala across the road, the smell is overwhelming in morning hours. Locality lacks basic amenities like footpaths. This area is so dense that even service road outside this project faces traffic jam in peak hours. Because of density NPCL infrastructure fails time to time, leaving only DG electricity in night hours. There is absolute no greenery in the area. ZERO tree zone. Plus the area opposite to this project is supposed to be hindon green zone, which we all know is colonized densely illegally 🔔 9000 psf, 🔔 premium
