Your video is not 100% accurate. I am a foreigner with a Filipina wife and I’ve purchased and sold many commercial and residential properties here in the Philippines with no issues. As you stated you need to consult a lawyer who specializes in land transfer and foreign investment in the Philippines. There are number legal ways a foreigner can protect themselves. First you can purchase land under a land trust with you and your Filipina wife as the only board members. Under the 1987 constitution revisions any board member of a trust can purchase or sell land in the Philippines regardless of citizenship status. This is a good option if you decide to split on good terms. However, remember either board member can sell the property under a land trust so you Filipina can sell it without your knowledge. Another option and the one I use and recommend it to get a POA (power of Attorney) from your Filipina wife prior to any land purchase. That way only you the foreigner can complete the sale of land in the Philippines without her consent or knowledge. Your name even appears on the official deed beside your wife’s name ie (Filipina name c/o POA your name). There are several ways to circumvent the foreigner ownership restrictions. The only exception to all of this if the land has already been registered in the Filipina’s family name for at least three generations. In that case a foreigner is screwed! Never build on your Filipina’s family owned land in the Philippines!
