While having a larger garage may seem like a luxury to some, I believe it's important to recognize the diverse needs and preferences of individuals and families and here in Las Vegas we live in a community that is reliant on personal transportation versus a city where public transportation is more accessible. We also have many HOA's that don't allow street parking and some that even restrict parking in the driveway which is why so many homes provide more garage space now.
It's really annoying when garages are omitted from home tour videos. It's a space you'll probably use every day as well as an important asset to many owners of luxury homes. Thank you for highlighting the garage issues! Hopefully more developers will listen!
Hi @akinaMedia Thanks so much for your comment. I think the reason why most resale home tours and photos omit the garage space is because they are cluttered or don't have much to show. If this is the case and the pictures or video will look sloppy, I always include them in the floorplan shots when I do my 3D Matterport tours so home buyers can see the size and number of cars more specifically than just on the listing. We all know that sometimes the listing can be wrong too. 😉
My parents have the perfect garage...garage doors for 5 cars, with additional workshop space.... total 1500 square feet! Oh, and did I mention the attic space above? Their garage was bigger than my house.

Another great informative video for those who are going the home build route. I for one am paying attention. For me, the home would have to be in the 4-5(mostly 5) car garage as I have 3 for myself e.g. Large SUV, sports and daily. Like Akina, I too find it annoying at times when garages are not part of a video tour or photos are given when looking at home sites.

Lol I agree that more home tours, photos, and videos should include the garage but like I said in my reply to Akina, a lot of times in resale homes they are omitted because the space is either cluttered or have nothing really special to show. In these cases I like to include the space in my 3D Matterport tour and floorplan drawings so the buyers can get an accurate feel for the property they are looking at. But of course, when the garage is customized and looking pretty, I do the walk through on my non-MLS videos of the home.
You have to be in a really, really nice neighborhood to see a five car garage house. I seen six cars garage, and a seven car garage before……But these house are in the millions.

But more and more builders are offering 3 car garages in many price points and if you do have the ability to get a 3 car over a 2 it really helps with ease of living and resale down the road. I do understand that this isn’t always feasable or even necessary for some but I'm talking about ideal situations not everyone's individual situation.
@@LisaLopezLuxuryRealEstate. Very true! If we’re talking about resale only, then most definitely a four car garage is the way to go. Seen some beautiful houses with four car garages. There like Unicorns, and everybody likes unicorns.
The wall at entrance I've seen in homes in China...it has something to do with luck not leaving the home. When will prices come down in summerlin? Builders have many empty lots because few buyers today, but refuse to lower prices .😢

I never thought of the feng shui purposes of this but I thought as long as the front door doesn't lead straight to the back door it was still ok and following feng shui design? Although I won't pretend to have a crystal ball, I really don't see much reason for Summerlin prices to come down. Especially with Howard Hughes and Sony Entertainment's new movie studio on the horizon in Summerlin South, I really think chances are more likely that prices and demand will continue to rise.

Four car garages are excessive in most locations! My garage door entrance is too narrow. We live in a Condominium built in 2010 and the garages were not a priority! My neighbor has an “affordable” with a one car garage and can’t even fit two full size trash barrels in it!
Hi @karens8633 I agree. Here in Las Vegas many HOA’s don’t allow street parking which forces the builders to accommodate with sufficient garage space. My current home has doors that are too narrow as well so I’m opening 2 of the doors up into one larger door which will make it much more convenient but I do realize this is t always an option for everyone. A 4 car garage home that is appealing to me is when there is a 2 car that is a straight pull in and another 2 car that is designed to turn either left or right into. That way only one garage is visible from the street view. What do you think about that kind of design?
Hi @peachlala8874 I tend to agree with you. Prices in many markets have sky rocketed above the average income level of most residents and so have rent prices. It is something that saddens me even for my children. Young adults just graduating from college and entering the work force will barely be able to afford to live alone, if at all. I don't really have a good answer to the situation but I think if at the very least new construction communites limited the amount of homes investors could buy within the community while under construction it would at least help alleviate a little bit of the problem. Being an immigrant, I was wondering, why would a 2 car garage reduce property value compared to 1 car garage. Then, I realized my own ignorance. 2 car garage is already extremely rare in my home country (Germany).
Hi @philipphanslovsky5101 a 1 car garage would be less desirable here than a 2 car garage. 1 car garages are very rare in Las Vegas and probably in most cities where public transportation is not as common because of the amount of cars owned by homeowners and where homes are built on larger lots (even though Vegas is known for smaller lot sizes we aren’t as tight as other markets). I'm in the wrong socio-economic class. I have a total of six feet of closet two feet deep, and I only use half of it. I would have no use for a walk-in closet.

Hi @dchi7863 There are more and more builders that are offering 3 car garage options in mid priced homes. Sometimes the 3rd car garage is an option and can also be an extra bedroom if the buyer chooses to go that route but I see a lot of homes priced in the 5 and 600's that do have 3 car garages here in Las Vegas.
@LisaLopezLuxuryRealEstate I get it, but my insider tells me that really if they can make the money in lieu of another house on the lot, they will go for whatever is financially sensible. You know even the luxury lots will squeeze whatever they can on a footprint

When it comes to builders, their bottom line is generally what counts but they are also seeing that in order to sell they need to accomodate the wants and needs of the buyers in that marketplace which is why I think more and more of them are including floorplans with more than a 2 car garage option.
@dchi7863 I definitely agree with this statement and I also believe that is why we are seeing more and more homes with floorplans offering 3 and even 4 car garage options. Which by the way, I think is awesome for homebuyers!

It's a sad commentary about our out of control sprawl that folks complain about ONLY having a 2 car garage.

Between a 4-5 because most families have multiple cars but if your on a golf course don't forget about a golf cart.. 😊
