We hope you enjoyed the incredible Federal House by Edition Office! This remarkable home represents the perfect harmony between modern architecture and the purity of nature, offering a serene sanctuary nestled in the Northern Rivers hinterland. Federal House is also featured in our latest hardcover book series, Habitats: City, Coast, and Forest, where we explore remarkable spaces like Federal House that harmonise with their natural surroundings, see here for more: thelocalproject.com.au/product/habitats-city-coast-forest/
I love the contrast of the greenery of the plants with the black walls. Gives this place life and a feeling of being in your own little, remote jungle. I also loveee the pool. The way the breeze blows on it and gives that effect you see overlooking a lake. Plus the feeling of walking down into this secluded "cave" and being able to quietly immerse in your own experience as you swim and overlook the views. The whole house almost feels like a cacoon due to the darkness, and I personally love the protective, peaceful vibe. Very cool, atmospheric project and journey.
This building is an archetype for a transcendental journey through the fabric of space-time. When entering the house you are immediately transported through an interstellar wormhole back in time to the prehistoric era where dinosaurs roamed the earth. By stroking the beard of the architect you immediately sense the contributions of Australia's traditional owners, who own the land upon which this $4 million house is built.
Beautiful house, beautiful cinematography. But unfortunately another victim of the Local Project Effect, whereby a thousand artsy shots combined still don't give an appropriate sense of the layout of the house or how any of the rooms connect to each other.
Edition Office is one of the best architectural firms in the country at the moment. Their sensitivity to end-user experience through emotive design is simply astonishing! One to watch!!
The walk down to the house and the light-shadow play is soothing, they have adapted Komorebi concept really well. The swimming pool is a bit scary though, dark and cold.
I'm very emotional right now, forgive me but there are tears of joy and a sense of peace, a rare thing in a cluttered world. I was moved by a house. That alone is more than enough to ask of architecture. It is the place for a certain maturity of soul, like an expansive mind that has journeyed through a complicated life and now embraces serenity and reflection. There is great life here as well as great calm. This is the expression of life not wasted on always looking back, a true breath of air, of the breeziness of clarity. No clutter yet deeply cozy. No wasted referential gestures. I'm deeply moved and grateful to have even seen this. Thank You to all concerned.
Love it. Awesome. Would happily do a version of this but without the dark light absorbing materials, and without the timber battens. 10/10 for the sales pitch verbiage.
Beautiful, but I can't help thinking that one would be permanently squinting when inside, trying to see the black surfaces in contrast to the outside light.
I suspect the camera did not capture the light as it would be experienced. Clearly this was also filmed on a super windy day and you wonder how often the verandah is opened up? Generally square shaped homes are the most efficient way to build - the least walls. This one has a courtyard and it looks like you get light from both sides of rooms which makes them so much more liveable. In some ways this is a simple house but the slats and large windows, in the current day, with the current cost of materials, feels a bit lazy.
Bravo 👏🏻👏🏻👏🏻! The roof design is a marvel, sheltering its content with mystery and a journey of light. If it had traditional elements, its pitch would have ruined it. I absolutely embrace its presence as it awaits to be opened. Love the synergy between art and architecture in play. Hands down a 2024 gem.
My thoughts exactly! So many of the narratives of this channel's posts are like this - I wonder if the people actually think and speak like that, or whether they adopt a persona for their media presentations.
I think it's a very cool-looking house - how it floats over the landscape a bit like a UFO, all clad in black. And I like the color palette - its dark and moody but all that wood softens the feel of it. It doesn't feel unwelcoming, quite the opposite. And I like how the views are framed, how the internal garden looks, and the idea of the pool down below cooling that internal garden and the entire house. That being said, I don't think I'd love swimming in that bunker of a swimming pool. It looks cool, but too barren and cold. I dunno that was the only thing that turned me off even though i like the idea of it.
Whats that saying, ... "Form versus Function" .... Its very obvious many commentators have never owned a house. Biggest issue living in a rain forest or in any bush setting is mosquitoes. That house is actually unlivable.
Who writes the script that these architects subscribe to??? The Australian architects are the most guilty of this. They talk a different nonsense, pretentious language to the rest of us. This video is best viewed with the soundtrack turned off.
Do architects all get filtered through universities to maximise pretentiousness and to exclusively fawn over modern minimalism? Considering the cost these projects must require I have to wonder if we aren't being robbed of maximalist design from people that dont talk like a bureaucrat with a thesaurus
Your personal Prison XD For real why do you build in a Fliud lifing Motion and build yourself a motionless dead black Prison? All these straights, sharp corners... its dead design for me. Its simple, but motionless. But it seems mankind had forgett that we life in a motion and flowing with all, but we dont know how to recreate this in buildings anymore.
Such a beautiful location and then there's this dark waste of time and materiel. Shoulda made it open and light . Missed opportunity. Dark, weird pool. Are the clients skin cancer survivors?
The house is nothing special, only the location and the fact that you get a building permit there are worth noting. In the EU that is almost impossible

Can I buy this house?
Breathtakingly beautiful! ❤
Very alienated structure in the middle of nature..

🤣
😂😂

Yes, sad but true. Great cinematics though
You are right. If they could do a simple walk thru as part of the package it would complete the picture
Yes, it all looks like B roll.

I absolutely love the garden. So surreal.
Light and shade are very effectively demonstrated. Thank you.
Not bad. The swimming pool reminds me of Zumthor's thermal baths in Vals.
Love the shipping container vibe
The Local Project, This is amazing! I subscribed right away!
Thank you very much!

The occupants will be even more emotional when they meet the mosquitoes 😅😂
What a lovely house. New favourite.
So amazing, very beautiful. Thanks.
먼가 공포영화에 나올거 같은 느낌이네요 검정색집이라... 집 외부보다 내부가 감옥같기도 한게 특이하네요
Beautiful artistry, and craftsmanship.
Great house in a wonderful setting.
We agree!
WOW
quite an experience
It's definitely a Sith's outpost.
Batman is drooling …
I think never has architecture spoken to me like that before. This building is just perfect!
This is the house I have been looking for.
Marvelous 😍
Absolutely stunning.
Beautiful, mystic, sensual and high quality. 👏🏻
Glad you like it!
Basically my dream house. Magnificent project.
This has changed the way I think about architects.
Exactly and like most, we need to see the world through more than one lens
I remember seeing this project on Archdaily! Love to see it in video format now
Wow😮
Wow❤
now do we 'descend down' or do we just 'descend' that is the question
We write a haiku about the descents-ion
This is my dream home for sure.
Brilliant, simply brilliant!
Edition office really do great work.
Love this house, but that pool goves me Backrooms vibes
Modernità linee perfette armonia di colore e finitura. Splendida 👏
Love it. Awesome. Would happily do a version of this but without the dark light absorbing materials, and without the timber battens. 10/10 for the sales pitch verbiage.
Nice. I really love this design. Thanks ❤😊
Nice
Beautifully designed!
Full of different experiential effects afforded by all the elements & conditions of the site. ❤🎉
Weird. And I don’t usually say that to experimental ideas. 🤔
Beautiful
Magnificent.
Beautiful, but I can't help thinking that one would be permanently squinting when inside, trying to see the black surfaces in contrast to the outside light.
I love that black is the highlight of this home. Really pops out of its color. Thanks Local Project 😎
lovely
Will I be able to find this peace someday?
So Nice this is .

nice
Congratulation for the project !
Amazing !
The way Kim speaks about the work is so convincing.
Pretty house, though I wouldn't want anyone talk to me like the architect in this video
So beautiful ❤
Wow
Wow - awesome 😎
Very beautiful house ❤
Nice decoration
Exquisite
Nice place. How much would a place like this cost to build?
Wonderful
Una casa misteriosa y cinematográfica.
Yes, yes, but that timber facade kinda looks like jail bars
Magnificent
wow
Mega stylisch house. If Kim came with it, I’d move in right away 😉
💚
Reminds me of the Marin County Eichler I grew up in.
ok edgy architect and house! very cool! i am always curious about the people/personality that dreams up and curates such cool statement houses!
Nice video
Someone: Will Change How You Think About Architecture
Denny DeVito mem: no

Beautiful house, comically pretentious narrative.
My thoughts exactly! So many of the narratives of this channel's posts are like this - I wonder if the people actually think and speak like that, or whether they adopt a persona for their media presentations.
@@AnnieIrvingTried to give impression it’s former by glancing upwards in thought whilst delivering the thoroughly rehearsed speech.
I like to call it archispeak lol
That’s most of the narratives on this channel lmaooo
But there was still the conceptual connection to the feeling of the house. I rather liked the calm presentation, as well as the descriptive artistry.
Good news
I APPROVE.
Probably a very nice house, but I’d like to see more of it. I love Local Project videos, but lately I see less and less of the featured homes.
A bit too dark for my tate, but a coll house.
Didn't get to see much of the rooms. Does the bedroom have a view?
I think it's a very cool-looking house - how it floats over the landscape a bit like a UFO, all clad in black. And I like the color palette - its dark and moody but all that wood softens the feel of it. It doesn't feel unwelcoming, quite the opposite. I see it as a building, not as a vehicle..
Not a building, that's too limiting; it's a vehicle through time and space.
Whats that saying, ... "Form versus Function" .... Its very obvious many commentators have never owned a house. Biggest issue living in a rain forest or in any bush setting is mosquitoes. That house is actually unlivable.

Architects to House Atreides.
SUPER!!!!!!!!!
How not to like it )))
Do architects all get filtered through universities to maximise pretentiousness and to exclusively fawn over modern minimalism? Considering the cost these projects must require I have to wonder if we aren't being robbed of maximalist design from people that dont talk like a bureaucrat with a thesaurus
notable that nothing necessary for living was shown...
Mosquitoes,....the owners moved out 😅
Your personal Prison XD
For real why do you build in a Fliud lifing Motion and build yourself a motionless dead black Prison?
All these straights, sharp corners... its dead design for me.
Its simple, but motionless.
But it seems mankind had forgett that we life in a motion and flowing with all, but we dont know how to recreate this in buildings anymore.
Are architects closet poets? 😂
This looks like a posh crematorium
The commentary ruined this video.
Jumping into dark water?! Absolutely not! A disasterous idea...
Depressing 😢
Such a beautiful location and then there's this dark waste of time and materiel. Shoulda made it open and light . Missed opportunity. Dark, weird pool. Are the clients skin cancer survivors?
Oh but some of us love the darkness.
The house looks like an ugly jail.
Like a prison:(
This video is not a house tour, it's architectural masterbation. Nice enough, but please be honest about your content.
The house is nothing special, only the location and the fact that you get a building permit there are worth noting. In the EU that is almost impossible
