  • In this particular video, we would like to cover the real estate segment which accounts around 3-7% people who would like to buy plots/lands instead of flat.
    There are two kinds of people which would like to buy the plots and land. One who would like to made his own house on it and another just for an investment.
    This particular sector of real estate is most unorganized and there are great chances to be cheated.
    To avoid this, what measures need to be taken care of, what kind of plots need to be bought, which papers need to be checked etc.

      U have to find out it's NA plot or agriculture, if it's NA/ R zone plot, u can buy it..

    Yeh sab builder loby ke karan ho raha hai, land easily available hona chahiye par sakar or builder loby mili hui hai,agar R Zone ho toh plot kharidi karne me koi problem nahi hona chahiye

    I have come across one agricultural land in raigad but the person who owes it he says he has paid already stamp duty to make this land NA
    It’s 8000sq ft
    I was planning to buy to build my own house

      Ask him more details like challan paid copy, govt mozani copy, layout plan copy. If he has all these documents, you cam buy it.

    Superb Jahangir Sir. I see some plots marked as R zone or NA plot but they put information in 712 with 11 guntha and bank loan available as personal loan and not registered with RERA. What does it mean for buyer?

    When there is a lot of demand of plots from people , govt is still not declaring res. Zone or NA considering the demand and people start selling / buying agree land ... That make the govt and people both unhappy due to illegal construction demolition .... Govt need to think today's need and make enough plots available

    Just saw your video. Excellent piece of information. Have a request to put some light on plots or land parcel being marketed and sold saying Lake touch plots( pavana area Lonavala). Want to know following.....
    1. Is it legal for seller to sell and buyer to buy?
    2. Haven't this land near Lake being acquired by mah. Govt?
    3. If at all I purchase can I face future problems while developing it??

      There is no problem of buying land facing dam. It has to be more than 10 gunthas, you need to have an agriculture certificate, seller has to hv original sle deed copy. Hire one property lawyer he cna advice you in details. Please
