Most beautiful property I have seen so far in Portugal! As someone who leared how to surf in Portugal this is 100% what I am looking for. I just need a few more years to save so that I can buy and restore such place. I really enjoy the tours you do with Fernando, I think he is discrete and not too opinionated about how you should renovate the place. Once again, I enjoyed the background music, the small details like giving us a taste of the small village life. I really do love this place, and the fact that it is at the edge of a small town make it even more special. Thank you!

Now this is my idea of retirement locations. The sales price is accommodating. Does need alot of work. But, to have a place for family vacations it would be amazing. Good neighbors with sheep is always a plus. Very nice location. Flat land... yes yes yes
This is a great property, so good to see something closer to the coast. That location, with all the woodland and forest tracks, direct access to the dunes and beach, extraordinary opportunity. Reminds me of the New Forest in UK, but warmer, unpretentious and affordable. Just stick a mobile home in the garden, take twenty years to restore the house a bit at the time in between surfing, hiking and biking the trails.
Ah... but did you know that when you apply for the building licence, it will have a start date and end date for the work to be completed? It can be extended several times for a few years, but NEVER 20 years. At some point you'd be given a deadline order to either finish it or pay a huge fine and risk losing it.

@@100Noddy Well... if you just restore the building and don't alter the footprint and the height, you don't need to apply for planning permission, but you'll ALWAYS need a "licença de obra" which is a different document. You need it to start the works and have to keep it updated throughout. Even if you are doing all the work yourself. You are not even supposed to demolish anything without the "licença de obra" in your hand. From the video I can see that the building is in a very bad condition. When the local council receives your request to do the renovation, they'll send an expert to visit the building and they may say that actually, due to it's bad state, you need to do some structual work to prevent it falling in an earthquake and that you need to involve an architect or civil engineer to decide the course of action: reinforced concret, fundations etc. He/she will draw a plan and will be responsible for the restauration to be safe to live in. It's for the local Camara to decide if you can just renovate it with just a "licença de obra" or if you need a whole professional plan approved (projecto aprovado) for structural work. If so, it won't be very expensive, provided you still keep the footprint and height as it is now. Another thing that most expats get confused with is the "Licença de Habitacao". This building probably does not have a Licença de Habitacao and it's ok to buy it without one. The plot of land will be resgistered as "urban" which means it's approved for building a home. If you don't do anything to the building, you can sell it again as it is, with no Licença de Habitacao. But... if you renovate it, at the end of the renovation the local council will send an inspector / expert to check that the building is safe & livable and was renovated according to current construction rules (everything including electric system) and FINALLY will issue a Licença de Habitacao for your building. After that you are free to live there, rent it AirB&B or long rental, sell it, etc. Without the Licença de Habitacao you can't sell it or rent it, not even in AirB&B. If you renovate the building WITHOUT getting a "licença de obra" you'd be in a lot of trouble to get the Licença de Habitacao. Huge fine and possible order to demolish it, if it did not pass the regulations. Happened to someone I know. About AirB&B rentals... it's a whole chapter and I'm not going deep into it, but just saying... you need your Licença de Habitacao to register it as a AirB&B with the local council, and you can't even put it on the AirB&b site without being registered for tourism rental aka AL (Alojamento Local). Taxes apply and there is NO WAY of evading tax on tourist rentals. Taxes start at around 28%. (This is the kind of information estate agents & sellers never tell you)

How is the current state of the walls and foundations? Can they be salvaged or do they have to be demolished? (The soil in this area is too close to the dunes, possiblly sandy and unstable, which could mean costly problems for the renovation) TIP: Ask these questions to the local Camara and you'll get the correct answers.
That home has potential. A lot that size here in Hawaii will be $1 million dollars. $50k sounds like a dream, and to renovate, this house will be so beautiful. Good luck!!!!

Myself 40 + years building game...Only two options I can see. Total demolition, Rebuild. or second option. Total demolition, divide into four small equal plots for static caravans. = 12.5k each plot. However price of demolition and skips!!! Later would be my option.
You would never get permission for static caravans there, not in a million years. Personally I'd new roof with velux roof lights, new slab with insulation, tank external walls and stud off with more insulation, vaulted ceilings, glass door in archway and refigure how you require plus restore the back building for a holiday let. The walls are plumb and the renders not blown so the external walls are good, beautiful brickwork that could be exposed and repointed in places.
Evening Nick this would make a great diy project for someone with the benefit of a decent garden of which there is the option of a living room garden. Or a decent size vegetable plot within a homestead type garden the design can be with the new owner or an architect.
We love Praia da Baleia! It’s the closest beach to our property and we go there almost weekly in the summer. 😎 Beautiful location for this house. Lots of work but it would be worth it once you have a quiet house near the beach.

I do not understand if people really understand how big projekt it is to build a home from this. It is in my uppinion much easier to begin from zero. I have build two houses, so I do konow something. In this property all nearly walls seen to have cracs, witch indicates that fundaments lives and has to bee totally newed. Would like to hear what you think, it it is somthing else as romantic thinking how wonderful this is.
Depends on how much you can do yourself, materials alone I would say at least 50K€, and add another 50K€ for labor. You basically buy some walls and a piece of land with some fruit trees.

Currently it's a sector that has a huge shortage of workers and wages start at 20 Euros per hour for an unqualified / unspecialized worker. More for qualified. And you won't be able to find many available for work.

It's potentially a beautiful property in a charming location, but it's not "5 minutes more or less" to the beach. It's 15 minutes (10km) by car according to Google, which is nice still but not 5 min. And it's about 8,5km if you take the sandy trail that starts at the house, but those trails are small and very winding and sandy so I can't imagine that route being any faster unless you're some pro atv driver. Besides that potential buyers should be aware that it's a a high risk area regarding forest fires, since the property is surrounded by a pine forest that starts at only 10-15 meters from the house.
Seeing another video th-cam.com/video/3bt9qlm7ebI/w-d-xo.html I had a bad feeling about this property. Besides the problems with no trees and land registry is is is that large New York-based corporations by the coast line and put up a big amount of real estate not or fordable for Portuguese but just for foreigners with a price range of €250,000 plus and up to 1,000,000 1/ 2:30 so completely not available for the normal more Portuguese that this property probably could interfere with plans so the council or advice of a locals just in the bar or restaurants and maybe you get some information by the county or city administration but probably they won’t give it to you that could clarify the big plans of the area. Goldcrest is one of them which are thought of that they bribe even ministers and members of Parliament of Portugal.
The costs of an architect and a new planning with a modern build home in the end it’s cheaper than renovation because you come across so many problems during the renovation of the old ways and that’s not always the bad way but it’s old and not old Waze available in the Home Depot or store
What is the cost of rebuilding or restore that house ? I imagine it will be high since it will need a architect, civil engineer or construction company, plus approvals and long list of things.

Exactly, that's a huge problem in Portugal that shouldn't be underestimated. And a huge risk if you're surrounded by pine forest like this property is. No real estate agent ever is going to mention that of course, since it's bad for business.
Yes, unfortunately, barking dogs are a deal breaker. How much time does a reno project like this take in Portugal?? If new owner did no labor and the work for this project was completely contracted out, how long would a new owner expect it to wait for it to be completed??
What a gem and what a location ! The dogs barking is a constant concern though and would drive me barmy (and nearly did once on a long three month stay in rural Spain ) . I just cant "unhear" them . How do the locals put up with it ??

A total rebuild. 50,000 to buy the ruin, plus another 80-100,000 spend to complete the re-build.

Besides the problems with no trees and land registry is is is that large New York-based corporations by the coast line and put up a big amount of real estate not or fordable for Portuguese but just for foreigners with a price range of €250,000 plus and up to 1,000,000 1/ 2:30 so completely not available for the normal more Portuguese that this property probably could interfere with plans so the council or advice of a locals just in the bar or restaurants and maybe you get some information by the county or city administration but probably they won’t give it to you that could clarify the big plans of the area. Goldcrest is one of them which are thought of that they bribe even ministers and members of Parliament of Portugal.

The costs of an architect and a new planning with a modern build home in the end it’s cheaper than renovation because you come across so many problems during the renovation of the old ways and that’s not always the bad way but it’s old and not old Waze available in the Home Depot or store
Engaging with a knowledgeable builder is also essential 👌

Exactly, that's a huge problem in Portugal that shouldn't be underestimated. And a huge risk if you're surrounded by pine forest like this property is. No real estate agent ever is going to mention that of course, since it's bad for business.

Yes, unfortunately, barking dogs are a deal breaker. How much time does a reno project like this take in Portugal?? If new owner did no labor and the work for this project was completely contracted out, how long would a new owner expect it to wait for it to be completed??

What a gem and what a location ! The dogs barking is a constant concern though and would drive me barmy (and nearly did once on a long three month stay in rural Spain ) . I just cant "unhear" them . How do the locals put up with it ??
Once they get used to you they don't bark, it was, ironically, only me he barked at, Fernando was OK 🤷♂️
