    The vapor fireplace is so nice, def modern elevated look with the contrast in color from the walls.

      and this one is totally within reach! compared to the $8 Million dollar homes on the rest of this playlist ha. But yes Orlando has some mcMansions and also some classic designs- so many lakes and views you never knew about in places like windermere, winter park

    The phantom shades on the lanai, and the loft area. Just incredible.

      Dara and janine at Zero Latitude interiors were the designers- we met with them in Sanford Florida at their studio today, very reasonable on price and quality design

      It will look even better when they get the aluminum bahama shutters on there and the fence/pergola. They have some other builds going on that are more open on the 1st floor, this one has both master down and an additional bedroom downstairs so it was a little smaller on family room size.

    This is a good house for the poors. Only $1M and you get a huge parking lot behind you.

      No they are doing a pergola with hanging benches and paver patio. But I have a similar house nearby that has an awesome $120k pool design going in the back yard

    Beautiful home. How much this property and how far from Orlando and Tampa Florida? Amy HOA or CDD

    • @OrlandoPropertyAdvisor
      @OrlandoPropertyAdvisor  9 หลายเดือนก่อน +1

      Thanks, This is Winter Park, just north of Downtown Orlando. Where some of the best restaurants, shopping, dining, arts, entertainment, trees, and schools exist in central florida. It's been around for over 130 years. No HOA or CDD, tax rates in the $15k-$20k per year for these types of homes that run $1.8M-$2.5M these days. Takes effort to find the right lot and tear down, build time 1.5 to 2 years unless we find you a spec project in the works, or a recently built resale - expect to pay $550/sq foot or more depending on location and finishes

    Great, we're slowly becoming California.

    • @OrlandoPropertyAdvisor
      @OrlandoPropertyAdvisor  11 หลายเดือนก่อน

      LaJolla maybe! There's still plenty of historic and authentic styled homes to create the mix of homes in Winter Park. Parade has a Remodel category too that we will be featuring some in 2024

      Stay tuned for this year's 2024 Meridian entry... it's an even more upgraded version of this, larger, pool, $2M+. Finding the dirt is at least $600k now adays, thus $500-$600/sq foot is becoming norm in WP proper for custom builds.

      Unfortunately it gets worse, homes like this are now $1.6M-$2M
      $100 is the new $20 dollar bill…

      @@OrlandoPropertyAdvisor My friend, I think you have a great presentation style and videos but it’s out of touch to put million dollar homes and affordable in the same title. I think “affordable” would be $700k and below for upper scale communities like you are promoting but never is 1million anything affordable.

    • @OrlandoPropertyAdvisor
      @OrlandoPropertyAdvisor  7 หลายเดือนก่อน +1

      our Average Central Florida home is now $580k and $260/sq foot. I just showed a couple from Washington state a bunch of pool homes in Leesburg, Deltona, Deland, for $410k and they were pretty rough. In my 12 years as a realtor and now a broker i've sold $189k townhomes, and $6 Million dollar homes. I've had fleas on my pants from bank owned sales. This video is directed at the luxury buyer looking at winter park homes. Winter park new custom homes are running $550/sq foot or more now. Baldwin Park to the south resale are $400-$450/ft. It's almost as if 500,000 people moved to florida every year for 5 years in a row and now we have much higher prices. Hmmmmm. This isn't L.A., Miami, or NYC but yes we are not very affordable in Orlando. But we are gonna hve to get used to it or find sweat equity deals to get something sizeable and nice under $1m. Have you seen Dream finders homes for $1.2M? With basic builder finishes? I get the frustration.
