I think “affordable” would be $700k and below for upper scale communities like you are promoting but never is 1million anything affordable.
our Average Central Florida home is now $580k and $260/sq foot. I just showed a couple from Washington state a bunch of pool homes in Leesburg, Deltona, Deland, for $410k and they were pretty rough. In my 12 years as a realtor and now a broker i've sold $189k townhomes, and $6 Million dollar homes. I've had fleas on my pants from bank owned sales. This video is directed at the luxury buyer looking at winter park homes. Winter park new custom homes are running $550/sq foot or more now. Baldwin Park to the south resale are $400-$450/ft. It's almost as if 500,000 people moved to florida every year for 5 years in a row and now we have much higher prices. Hmmmmm. This isn't L.A., Miami, or NYC but yes we are not very affordable in Orlando. But we are gonna hve to get used to it or find sweat equity deals to get something sizeable and nice under $1m. Have you seen Dream finders homes for $1.2M? With basic builder finishes? I get the frustration.
