      Now they are not all bad most are honest but handful are really good. But really good is not always best for an investor.

    I have learned that at the end of the day..whether you are the buyer or seller that you are simply a paycheck to most. You have to use your instincts and advocate for your own self. Many are narcs and are very deceptive.

      @@FlipAnythingUSA I don't think it's too harsh at all. More often than not, they complicate the sale and are often very rude and self-serving. If they can't represent the seller in a professional manner, then they shouldn't be agents.

    Unethical real estate agents are the worst. How can we even tell that there is even another buyer? Maybe there is no other buyer and wanted to get the most out of us knowing that we want to buy the property.

      I see no difference from real estate agents that I do used car salesman none at all not one and I’ve dealt with mini even last two years and they’re all pretty rotten agents except one out of all of those agents only one was fair

    I would have done the same thing Tom. It’s not nice when selling agents do that. The bad ones give the good ones a bad name. Thanks for sharing 👍

    Even better when you get to closing and the appraisal comes back 55k lower than their asking price. Might as well cancel.

    Tom I just saw this video.rehash memory. Brought back interesting deal, realtor tried pull fast one. Turned over rental, to agent. Prop. 2 1/2 hrs from home. she listed On MLS with worst pictures of house. Realtor had flipper in her network, her goal drop price as low as possible. After talking to friend/ partner we pulled listing , knocked down her commission , received over the asking price. I almost got burned. Live & learn . Listen Tom don’t trust anyone!

    Christina Stoicescu is crooked. On a Friday I was told to give my best and final offer on 140 Vail Ln Warren NJ. That Sunday morning I was told they would decide that night. Sunday night, after she already had everyone's best and final offer, I get an email saying to once again submit my best and final offer by Tuesday. She said to submit it to a different realtor, she was now also representing a buyer. Wednesday morning I got her boss to admit that her client was the one that was chosen. Now her ~$21,000 commission is $42,000 for double dipping. How is that legal?

      Dual agency? Yes, no brokerage/managing broker will allow this on house sale. Rental should be ok. As long as everyone understands.

    To Desiree Jones, because the same thing happen to me. It's not the software it's your phone. You have to get a new phone if you have an old phone like I did, you won't be able to download the software. Get an up to date more modern phone and you'll be able to download the software just fine.     Hey Tom man, don't let that get you down. Some agents are so full of crap and what you said about them is so true! All they care about is how much money they can make by being lying sacks of shit! The sad thing is the agent blew any chance of making any real money with you because she tried to screw you and just like you said "she try to play me"'. Now I'm sure if the agent comes at you again wanting help with a deal you'll have nothing to do with them. So think of it like this Tom, it's their lost not yours! Peace

    My broker and the managing partner are trying to cut me out of a $8mil deal. I’m a newbie and hosted my colleagues (managing partner) open houses. Met someone at the open house who had me show him other houses a month later. Now colleague is saying it’s his client.

      I would have a talk with him. Have him explain his reasoning and see if he can convince you. The greed! takes over with nearly everyone in every business.

    Now days you can leave a negative review for a Realtor and people should. I'm dealing with a bad one right now if I don't get what I want she is getting a negative review full stop....of course only the facts.

    What she did was against the strictly upheld Real Estate Code of Ethics which she could have been held accountable. Yes, there are many bad realtors. However; there are more good than bad Real Estate Agents who truly care about their clients, good standing and their good name as well.

      They have fiduciary obligations to the person they represent. But lying and misleading on behalf of their client can get both of them in a lawsuit.

    This is what happened to me when trying to buy a house through an agent in Ramsgate UK.
    House price £290,000
    1st offer declined (just below the asking price, normal) - but asked if I would leave my offer it on the table reluctantly agreed. (being a cash buyer, they wanted 'something' to fall back just in case lower offers / lenders pull out etc).
    2nd offer asking price - but asked would I go higher (no I thought not at this stage) so asked them to keep me informed.
    'Crickets' for the following 4 days, so I called to be told the house had been sold.
    So, I wondered why I had not been contacted, and offered £35k above the asking price (which I knew they would have to inform the owner), but was told "sorry it has been sold!" .
    Yes, I get the ethical bit...but come on, be real, do you that ethics is written on some sales company mission statement!.
    So, I wrote directly to the vendor of the house with my offer of '£35k above the asking price. (just to ensure that the owner got it (yes, I do know that it is a 'legal obligation' that 'all' offers are communicated)
    My reply was through the estate agent ("thank you for your offer but it has been sold').
    I checked online regarding the properties status (still nothing....and then there it is!...displaying 'sold £290,000???) then oddly, week later, status still sold but it changes to 'SSTC - £325,000???? (very odd).
    I get it that the vendor has the choice of who they sell to, but going in with asking or 'way above' you just become the 'pacemaker ' of the race rather than the buyer who can make the vendors property transaction transparent and quicker.
    What I would add is that do not leave any offer on the table, ( go to what you think the house is worth and your max budget) and tell the agent that if the you are dealing with a 'serious' vendor, than 'you need an answer in 24 hours.
    Remember: it works both ways....don't be the 'pacemaker"

      They HAVE to submit ALL offers in US (written). They can't LIE and say it's sold.
      That's license pulling territory here. Which they had to do b/c 99.99% cgaf about you. They just want the check.
