    Buying at 2m baht compares to 133 months (11 years) renting at say 15k. Great value properties, but Thais don't like second hand, so don't expect the value to increase over time.

      The value can't increase due to so many condos STILL being built. Supply and demand rules apply, and there's too much supply for the demand. I'd rather keep my 2 million baht invested elsewhere, and rent one of these condos at a knock down price. If they ask for 15000 per month then offer 10000. They'll bite your hand off.

    TB1.95M equals £41,801 currently. Which isn't a great deal of money for one bed flat (condominium) in the tropics. However long term rentals with pool, gym and room cleaning are found for between B6000-10,000 a month, which is about £112- £214.
    Now my point being is for me being mid 50's and drinking and smoking for most of my adult life, also taking into account the three-score-years and 10 life expectancy, then I believe rentals are the way to go. Also if you remain a citizen of your Western origins, then think of the additional complications involved in sorting your estate upon your death that will occur. If you're under 40ish I'd probably buy outright, considerably over, then rent.
    Not being a professional/qualified financial advisor my advice is free😆

      If you have Thai children, then yes it's far easier to bequeath property to them than overseas. But I clearly didn't mention that 😆

    This is a nice place. Cornerstone has always been decent to me.
    Got to tell you though. The world is on fire at the moment and many changes are even going on around here as you know. My opinion and just me talking here is Id just rent. Its not the UK or US. Rent is very affordable and keeps you loose and easy to leave if things here go South... Governments change and so do rules.. Were only guests here...I just keep it in mind...

    Loved this video Trev...I will use Martin when I sell my house in Ban Chang and buy a condo in Jomtien...but I gotta say the current status of Thai Real Estate is terrible. While foreigners pretend to be isolated from the recession in Thailand the Thai people are struggling....car repos and home repos are way up. You could easily see a 50% reduction in Real Estate values soon...especially existing properties. The reason they increased foreigner condo ownership to 75% is because Thai's can't afford to buy....I'm not trying to scare anyone but I've got 30 years experienced as a broker in the USA and seen similar things in America around 2008....and been hanging around Thailand since 1996...Love the place...anyways I'd wait to buy...rent a year and see how it plays out.

    There must be a massive over supply? Thai govt announces possible larger percentage ownership, even admits over supply. Now this info on " cheap condos"
    Pattaya is tremendously over supplied- who controls the maintenance fees and charges? Who monitors the funds and how they are spent and if invoice costs are fair charges?
    I know guys who bought similar a decade ago- pretty sure they paid 2.5 even back then? Their units must look old by now I guess.
    I dont know why someone wants to buy, with massive supply, one can hold onto their cash, take bank deposit rates of 5% and not have any of the headaches. Also this method gives the punter the option of living in old or new premises.
    Is there 35% tax on the money being bought in?

    Nice place but there are too many condos in Pattaya so the rule of supply & demand ensures they are not worth much.

    1.5 million is around 12 years rental payments, so age is a consideration, and the fact you could be stuck there in one place for years, if you buying it to rent out, going to be a long time before you get your money back, renting is still best for most people.

    Yeah Pattaya like Phuket is being frequented by a lot of Russians, Indians and Chinese now. And that is fine of course. But I just prefer Hua Hin, which still have a better balance of all nationalities. Or you can claim that Phuket and Pattaya now is more balanced in order of world population, and Im just an old fart who like everything more in the old days 🙂

    Expect prices to bottom out if the government pass law to allow transfers from Thai to foreign ownership of condominium currently 51% Thai - 49% foreign ownership .

      Yes in certain cases you can buy a similar unit in the same building that is under Thai quota. They do tend to be slightly less as a foreigner tends to only wish to view the foreign ownership units

    IN my 10 years in Thailand I never ever met a farang who made any baht on trying to sell his property,most take a loss to leave Thailand or just give it to his ex-wife and her family.Don't buy,just rent.You will be stuck in one place an can't really move around.Thai's won't buy your place either,it is used.

    Just a query, here in Aus if I make an offer on a property I include a commonly used phrase: 'subject to building and pest inspection'. I would then arrange a professional inspection for structural integrity, pest infestation, etc. How would I go about doing this in Thailand? Cheers

    2nd one no one overlooking you. 90 balconies overlooking you.
    3rd one how much would that cost in your country. Probably a lot more, but the people in my country earn a liverble wage, not 400 baht a day.

      The main cost would be the Land Office fees to transfer from the current foreigner to yourself. On all 3 it would likely cost around 100,000 Baht total which is split 50/50 between you and the seller (so about 50k), The yearly condo fees are all under 15,000 Baht Per Year

    I would advise not to buy a condo in Thailand and especially the Pattaya area. You would be better off keeping your money in a high interest bank account in your home country and then just rent a place. Much easier to move if for some reason you don't like where you are at.

    I can get retirement visa in Philippines military one for cheap and Cambodia I believe cheaper if I’m wrong please correct me and I’ll add a place in Thailand to my already one in the Philippines

    TBH 49% is still NOT ownership IMHO!! So how does that work out? In some EU countries (like Hungary where foreigners are not allowed to own property either) you ARE allowed to OWN 100% of a LTD (or somthing alike!) that has 100% ownership of a propery. Making you 100% owner, but with a U turn (and extra €€'s for fees and ltd costs). How does that work out in Thailand?

    BTW2: what I miss wrt some infos is the following:
    1) what are Martin's (or company he works for) fees and who pays for that?
    2) is there something that resembles a HOA (and I mean EU style not US style! more like Canadian STRATA)?
    3) what exactly are ALL recurring and/or one time fees exactly?
    I see Martin does know a LOT (and that's great!), but I'd like to know for sure that everything's covered (incl. silly tax things that might occur!).

      Soi= road and 6 = number, so road 6. The one in Pratumnak is not the same as the one in Pattaya.

      its very easy to open a thai bank account , and in todays society money has to be accounted for to maake sure its not been laundered especialy when its large amounts
