    Hi Sir, No DC conversion on the land and the seller doesn't have town planning approval but the seller has BBMP building plan approval ,
    Betterment Charges (2005) paid on vacant plot , seller valid A Khatha(PID) documents along with valid sub registered papers.
    Will there be any problem in future if we purchase this property when the house will be demolished and get approval for new house construction ??
    Just need confirmation on this please

    If B katha can be converted to A katha following the steps you outlined, then one can purchase DC convertion site without latout approval and statt building home, pay taxes and when BBMP comes it can be converted to A katha ?

      Yes, you can do. But it ll better to apply for DC Conversion from everyone who owns site in the layout it is cost effective and also easy to get approval for the entire layout insted of one individual plot

    Thanks for educating people. I am from Mysore, I had purchased Revenue site , which is registered in Reg office in 2001 and signed by owner and their family members. I have constructed house 1400 sq. Ft as per MuDA guidelines.. I am paying electric bill, water bill, and SAS Tax for the house every year in Mysore city corporation office.. In 2007 Akrama Sakrama program was initiated, but due to change of govt, that process was stopped.. Any problem sir

      I don't know how many sc/st people are advantaged from government schemes...I belong to sc and i was hopeful and desparate to get government jobs and wrote all the exams, didnt even get first call. I tried hard to buy the bda flats in Bangalore and finally couldn't succeed. The only advantage i received was I got free engineering seat and my fees were waived off + parents income were very low ...

    I already have a sale agreement with builder who had purchased site with irrevocable GPA from property owner and it is registered can i purchase the site ? It is panchayat khata. I have checked documents legal and loan is also approved from Canfin homes
    All the documents are clear and builder looks genuine and stay in same place.

      It doesn't matter whether it is Sq or gunta it is just a term used during registration, even if u transfer the revenue property through gift deed it ll be transferred and still reflect as gunta only.

    Now that developer made a site and selling and saying at the time of registration GPA holder and developers will sign.
    Please suggest
