  • Purchase of agricultural land or Non-Agricultural (NA) converted plots, on which you can build your "dream house" i.e. bungalow or tenement, is a financially risky proposition. It can go wrong in a number of ways. One way is that the "builder" may want you to pay large amounts towards "bribe" for conversion of agricultural land into non-agricultural. Another way is that the builder apparently sells you a plot of land at hugely inflated rates, in in reality doesn't even sell it to you i.e. does not transfer the title to you.
    Or the builder makes you enter into agreement with multiple land-owners. who may then prosecute you and the builder for not paying them their dues.
    Or your land may have no development potential i.e. it may be virtually worthless. Alternatively, the builder may trap you in a financial arrangement where you cannot hold him accountable at all.

    As a corporate employee with no contacts or experience in the real estate space, I can never imagine buying a plot of land even if I have the money. Too many stories of scams/land grabbing etc.

    Beautiful video. Land scams are rampant all over India. And frankly there is no govt mechanism to control it these scams have gone up in last 10 years and we we all need to be vigilant.

    Personally I have benefited from your info, last year I was about enter into resale plot buying agreement from direct owner, later realised that it's villa type plot where only one Kitchen & one bescom electricity meter permission will be given even I plan to build G+2 building on my own. Typically any normal residential plot will have full freedom to build & rentout other floors of same building. This villa plots culture burdens in very much if buyer is not very rich

      Even i realized the same thing. recently i visited few property near by Sarjapur, i can't believe on my ear when developer says sir, we have features like single kitchen. i wonder is it a feature ?? later i got to know that i can't rent out my property at all. i can't do boarwell individually. and i have to pay 3-5k monthly as a maintainance.

    Hi sir very informative video ,Can you please make a video on Land in Navi Mumbai, All the land here is owned by CIDCO, and given to the villager or builder on a 60 year lease. CIDCO charges a transfer fee on every transaction which is around 3% property value (on top of stamp duty and registration) which puts extra burden on property buyers.

    Very Honest review Sir . Bangalore is the one of the most corrupt city spcly in such dealings. after watching this I dropped the idea to invest in plot even from A grade builder .. Plot investment is anyway high risk compared to flats. Thanks a lot.

    Very insightful but we need the solution also. Most of the people are very careful as you expected to be. But we need to know how to check everything. How will I know how many wifes the land owner has. How will I know whether housing approval will come or not? Pls educate us with solution.

    Sir in HSR layout 60 40 lans they building ground plus 5 floors and bbmp is not telling anything and owner is happily building without any tension and if asked them is it legal they are telling its all legal no issues . Whats the truth behind this as per the rules ???

    What about plotted development going on in north Bangalore? I am talking only from Grade A builders. They sell the entire plot (For ex 30*40) and get registered for that plot for the buyer.

    Such problems can be avoided if the project is approved by local development authority, RERA act and Banks. Invest the extra money and go for such projects.

    Lot of fraud in this industry. Ordinary people should be very careful before investing in property else they will lose all their savings. In Ghaziabad, around Ganga Vihar and Ankur Vihar, all the builder floors are illegal but they are being sold along with loan facility. Most people lose their token money. Though the area is full of overflowing drains and poor quality buildings with life of 15 - 20 years.
