    This is not in my price range anyway, but just saying, looks great apart from the kitchen. Dark colours make it look closed in and gloomy, a bit overpowering. Apart from the kitchen, it really looks a fantastic place.

      You could lobby the board to reduce it for everyone, which i have seen happen (albeit unsuccessfully). Of course, you can't negotiate your own deal ... lol.

    Very nice unit, with a lot of really neat qualities, but not a fan of some of the color choices especially in the kitchen and especially for those counters. Kind of interesting to have something different in that kitchen, but too dark and dreary for an everyday experience.

      The HOA monthly dues are bone-crushing, especially when compared against a price that's slightly over $1 million.

      @sunchips5 the cost of maintaining a high-rise building is extremely expensive. A lot of people aren’t aware of the cost of this. Just look at what happened in Florida when you don’t maintain high-rise buildings. This is one of the reasons why the HOA fees are so high.

      Be aware that this looks very lopsided regarding the price of a unit vs the HOA monthly due. It begs the question of how efficiently the building is run, if there are issues beyond standard costs to run a building, and whether the economies of scale regarding amenities provided were intelligently thought out from the beginning.
      I have first-hand experience with this as a condo-owner in Honolulu in a 44-story building with tons of amenities. I love my building. (I consider it a very well run building with highly competent board members and a superintendent that has been there forever and everyone loves.)
      I can tell you that the HOA monthly due (the current amount and expected future amount) is a HUGE part of the cost to consider before making a purchase.
      There are "BAD" buildings and "GOOD" buildings. IMO, most buildings fall into the BAD category. Given this, one must choose wisely.

      @thethomasgrouplv My HOA monthly due is $743 against square footage of 564 and market value of about $520K. My HOA dues are high when considered on a per square foot basis & (per $'s thousand of) property value basis, but I do feel like I get a lot for it and the absolute $ amount per month is not too high. One reason it's high is because condo master insurance costs have gone way up, mainly due to catastrophe concerns.
