    I am not a professional, however feel like I have enough experience to share valuable tips on purchasing Alaska land.

    Great info but in our 70's and were never able to make the move. Congratulations, you have certainly earned it!

    Thanks for the pointers. I was surprised at how much land was in a flood zone when I started looking. Watch out for the CC&R's, too, because sometimes they can be ridiculous. -Dusty

      Yes you are correct...lots of land here is not alwsys suitable to build on.
      Know the CCRs of the neighborhood is so true.!
      Sometimes they will tell you IF and how many farm animals you can have down to the number.
      So always do the homework before signing the contract....

      @@Alaskan6pack Exactly! I was looking at a 10 acre property in the Palmer-Wasilla area last fall. No road access, no utilities, no neighbors, but the CCR's stated no livestock and no 4-wheeler or snow machine use during certain hours. 🙄 I am not moving to AK to live in an HOA for Pete's sake, but hey.... It will be perfect for someone.

      Well you certainly did your homework...great job.
      Yes, some parcels of land seem free and clear of rules until the realtor hands you the CCR's....that is 5 pages long!
      Haha.
      Well thankfully we found a great agricultural parcel that lets us have as much livestock as we want.!
      However we have many acres to clear which is a ton of work!

      @@Alaskan6pack 160 Acres is a bit of a project, for sure. Though I would love that much, I don't think I could handle 40. Are you locked in to the full 160 or can you subdivide, as long as it stays ag? Either before/after it is paid off?

      We are locked in to 160 until we get the "clearing requirements" met of 16.5 acres.
      That will take years to clear...
      I think after that we are allowed to subdivide.

      We don't have many creature comforts off grid here in Alaska, but we always say we are "rich in family"...!

      I feel like there is so much to know about buying land.
      Sometimes certain things are not disclosed as they should be.
      If you don't know things as a prospective buyer, you won't ask.

    Move to Alaska in a work construction and other stuff hope to have real good down payment and shall work up there I’m still in Louisiana so when I make the move that is the last Alamo for me good trees and soil water is a must and you are so right access great vedio thanks I’ll keep up with you guys be safe hang in there

      Oh that sounds like a wonderful plan!
      Exciting for sure....
      Yes, a good down gives you more leverage on a purchase.
      Another thing I forgot to throw in that video which is also important is elevation.
      Our first purchase in Alaska was on river rock because it was cheap.
      Soil was not there for growing and it was horrible. ( my poor chickens...)
      On this agricultural parcel we reside on we learned our lesson. We looked for something more elevated with soil!
      Much much better!!!
      Also keeps us out of the flood zones and swampy area.
      ( something else to consider if you wanted more of a homestead)
