@26:00. If you kept walking, There is one house by the water thats done a mini homestead farm, and the house itself is a container house. Really unique property. I ride through here for some peace once a week.. really unique property. You pointed the greenhouse out a bit later in the clip, but that greenhouse belongs to the container home. It's fenced off with that home, and the guy living there waters the plants at night

Hi David, Wife and I were in Da Nang a few weeks ago and we absolutely loved it! We stayed near My Khe Beach, we walked the promenade and beaches and honestly, we thought we were in Ft Lauderdale-Miami Beach! lol. The foods were so good and affordable. We loved the Ban Xeo place (Ban Xeo Duong?) in particular. And yes, thanks to you and Kim we ate at the seafood place you guys ate at and it was delicious! Hope to visit there again in the future! I agree with you that Da Nang is going to be a big tourist destination in the future. It has everything that a nice tourist destination has-beautiful beaches, rivers, beautiful hotels, nice weather, etc.Ive been there twice, once in 2015 and later in 2023. I saw alot of changes in just 8 year period and the city has a lot of potential to grow even bigger and better to become the next tourist destination. As for location, I like the My khe areas even though the houses are not as nice as this area. I prefer the beach scenery over the river scenery.
Yeah I think most people prefer the beach side. It’s the quintessential vacation vibe. There’s a lot more nice houses being built in My An you would be surprised. They’re just a little hidden and scattered so harder to find. We would probably be in My An if we didn’t have to commute into the city often

@TravelWithNala it's actually really tricky 🤪 my friends looked at so many apartments, all with various degree if mold issue. Then they found one that was brand new. Last week, the rain infiltrated in the building, and the gym on the 5th floor is completely ruined. It's such a major issue. it looks like they don't know how to build proper roofing in Vietnam.
@@TravelWithNala high humidity that why mould can develop easily. Make sure the apartment have good ventilation all the time. Plus, check if the apartment is incorporated with floodproof OSD tanks, etc. I'm a building services engineer.
Make sure you and Kim are OK with a rooster crowing all day because they don't know the time. My dad used to lived next to a rooster and that rooster crowed all day long. You probably already know, you can always haggle with private owners.
We just got back from Da Nang today!! SO MUCH GROWTH in Da Nang. We saw so many Koreans tourists and restaurant. I was shocked! The drivers told us that they are pouring money into Da Nang. It’s definitely growing and is the NEXT city. So who owns these villas? These reminds me of Thao Dien but even more expensive.
Yeah it's growing fast. I will say though the development seems to be growing faster than the rate of tourism. I do think a lot of changes are needed to help out tourism like making visa easier
27:21 A multi million dollars house that looks like a 50,000 square feet office building. Lots of concrete, steel, glass, and sharp angles. It lacks the warmness of a home. But I guess some people are into that. To each their own.
I’m sure the inside is designed well but I’m with you. I don’t think the ultramodern all glass houses will age well. A lot of the houses here do such a good job thing modern elements, natured and even traditional artwork and styles

I saw alots CASTLE SOLD IN UK, FRANCE for like 100.000USD but it selling for 5y & one no will buy it!! Because OWNERS BUY THEM BUT DONT LIVE AT THE HOUSE, THEY HAVE TO PAY HIGH YEARLY PROPERTIES TAXES!! In alots WESTERN COUNTRY, SECOND HOME YEARLY TAXES IS HIGH & EXPENSIVE, but second home house with no one use (owner not stay to living there usually, just visit 2 times/year during season, & cant rental for no one, so the house mean no people living) IT WILL ADD ANOTHER TAXES, it’s double taxes!! That’s why alots MIDDLE CLASS & EVEN RICH PEOPLE IN US & WESTERN is not want to buy second house or old castle, because yearly properties taxes for second house can reach to 30% of the cost they buy the house. I spent months exploring DaNang to find cool, local, nice neighborhoods. Family oriented, walkable, not too chaotic. My two favorites are To Huu Street (near the foreign language university) and An Nhon. If youre still looking for a new place, i highly recommend checking them out.
The rooster and loud music is a total deal killer for me if I’m moving into one of the most expensive neighborhoods. It’s like you’re still living in the village.
I just found that karaoke is not allowed in the neighborhood. The music was actually not too loud I can hear it from the street because their window was open but I couldn’t really hear it from inside the house. The rooster and I might have a problem with each other

real estate prices in Vietnam are absolutely insane relative to what you can charge for rent. My suspicion is that due to rampant inflation lasting for decades people would rather overpay for real estate than watch their savings disappear from currency debasement. I remember in Ho Chi Minh city seeing $500k homes and tenants paying $300 a month in rent! Absolute madness.
That makes no sense, why over paid for a " asset" thinking the currency will debase or lose value and rent it out for so much less for currency that you think will be debase and be worthless. As if these places on video is 300 to 500 USA a month. More like 1500 USD at least. If they highly leveraged , maybe but cheaper but no way 350 a month. 350 a month will be like near slum like condition.
Most average people cant even save and afford a tent in a slum, so yeah your suspicion is wrong. All just leveraging their lands if they own some and use as collateral to bankers to speculate and more speculating . Same shit you see in Western nation. VN have been good at " growing" based on financialization of its economy nothing about real physical infrastructure development that benefit it's people.

If your currency is being debased at an exponential rate you will spend it right away to buy real assets. At least real assets like real estate will hold their value. I was born in Vietnam, traveled there 20 times and I'm married to a Vietnamese woman with her entire extended family there. Rents are insanely low relative to their costs.

During a debt/credit expension cycle that it is inflated. Most people dont buy houses on money they save 100%, it's like 10% or 20% deposit and the rest is mortgage for 30 to 50 to life time debt servitude. The are reality that we need to take into consideration, like credit availability, demographics, birth rate, savings and many other economic factors. Let me ask you a simple question. If land and house prices alway goes up , why than the bank not just buy all the land bad house and keep it for another 5 to 10 yrs and sell it to you at 100000000000000 billion more instead of lending " money " to you earn jack in repayment? You understand a debt slave system and a fractional reserve system? And what makes you think it's an asset what nations like USA makes citizens pays land and property taxes for life?
Keep in mind also that many of these mansions are home to multi-generational families (grandparents and son/daughters-in-law living together till they start their own families).
OMG My friend's house is right at the corner of the port and the reason is because they have a boat, a canoe and a jetski and yes, you can ride them along the river (not allow to pass Han Bridge though) And as I heard, their "house" value 10 mil USD.
Even if Euro Villa is populated by foreigners, they would just be renting. The mansions and villas would be owned by locals. Very few people would plonk down millions of dollars to "own" a property for a limited period.
Yeah. Who knows if they're even selling for those prices. People can ask whatever price they want but doesn't mean anything if they don't actually sell. I think most of the people got the land long time ago for very cheap.
Great video, very informative. My family and I have some property in Da Nang near where you started the video and I agree the numbers have ballooned in recent years but its all artificial. Once you get used to crossing the real busy roads, you'll be doing it while moon walking 🚶♂️ haha

It breaks my heart to see the changes in DaNang and Vietnam in general, with the wealth gap widening. Development is good, but overdevelopment for the rich is not.
There will always be a wealth gap in any society. Cant really expect the people who have worked smarter, harder, saved or are simply just luckier to be at the same wealth with the people who didnt do as much
The wealth gap is wide but I do think people here are better off overall. Ton of families and neighborhoods have been pulled out of poverty through increased opportunity. There are good programs to make sure that people don't get left behind and more and more people can ride the economic wave. Things like quotas on foreigners buying condos, foreigners not being able to buy land, etc.

Definitely growing but I think there will be lots of ups and downs. I don’t think it’s going to be a straight line up. Also there’s still lots of land for development so I think before prices get too high, development will expand outwards

I am thinking of going back and settle to my homecountry vietnam, because I can see Europe and especially germany is declining very fast. Heavy tax and insane laws here and there, you lose so much lifetime just doing paperworks etc.. i saved a decent amount of money and thinking about moving to vietnam and da nang seems so interesting for me to "retire" with my wife and son. As a workaholic I still want to work and need a business to be alive, not sure what I can start in Da Nang. As a vietnamese i am fluent in the language which will be a big plus, my parents have some property in Hai Phong which we could sell and use that money to buy something in Da Nang. I use to "hate" / " despise" vietnam and the core people, but it seems to have changed so much and can still grow alot. Need to go to da nang this year !
I hope you both have a home in Da Nang. I want to buy a house there to live after retirement but I need to try and try more to earn money. I love to live in Da Nang City, it has everything I need: mountains, beaches, delicious foods, good traffic... and cheap things. 😋
I would never invest in real estate in Vietnam because of the uncertainty and the ever changing laws. Plus prices have ballooned over the years and it's bound to eventually drop due to government policies, geopolitical, and other factors.
Yeah if you just want to enjoy the life here and not worry about investment then that's great. But always in marketing materials for new condos it's always about "your investment will go up!"
I'm always surprised when I see these videos about upper-end housing in SE Asia. I live in a wealthy area in southern California and these properties definitely do not strike me as either cheap or a good value.
Yeah you’re right. When you get to the high end of pretty much any country, the prices start to normalize. It’s people with international money buying these places so the country almost doesn’t matter.

Oh believe me, this is only for money laundry, Vietnam is still less than many other countries but the housing prices are crary. This is very sad and frustrating for ordinary households. I live in EU ( I have houses in both Belgium and Nederland) I always hesitate talking about housing prices in Vietnam because people would think I’m lying about it, nobody would believe it.
My guess is they were planted pretty recently and they need time to get their roots in solid. My other guess is the dirt doesn’t go in too deep so they need those supports for storms. I’ve seen supports on trees in other area but they’re usually metal.
To clarify….average income for the regular people are about $250 usd a month. So if you are talking about renting a place for $1400 a month that is a lot of money.
its hard to get accurate data since the reporting is sparse but yeah you're in the ballpark. The average is low because most of the work in Vietnam is still unskilled labor. But for some more context, young engineers in their 20s are making $1k -$1500 a month. There's a really big range.
I'm thinking about traveling to this area with my dog, but I'm concern about safety for the dog when walking it around. Have you guys experience any safety concerns for Nala so far in this area?
You definitely have to be more vigilant. Keep them on the leash and make sure they don’t stick their nose in any bushes or overgrown areas. Other than that there are lots of dog lovers here and a lot great parks and dog friendly cafes
Most of those homes are not local entrepreneurs…most locals in those homes are government officials or families of government officials. Very few are local entrepreneurs though the ones that are likely come from China, Taiwan or SKorea.

I don't know about you, but the first thing I noticed was the lazy and repetitive layout of the wood flooring. It had to have been installed by an amateur.
I'm not a pro at these things you know better than me, but I think you're right. I did notice a lot of uneven gaps in the flooring. In one section, the gap was so wide that they filled it with grout

The flooring in that house has the start of every plank laid exactly at the middle of the plank next to it. Our eyes are immediately drawn to patterns, so the ends of planks being all lined up stands out.

I wonder how the insect/lizard situation changes when you have a high rise condo vs a house at ground level. I'd hope it's the same as this spot is very urban although I have doubts. Imagine fighting ant invasions while trying to work on your computer, waking up with cockroaches hissing cause they walked on you attracted to the heat of your bed and then when you go to shower there's of course a lizard in the shower and his friends have been pooping all over the walls all over the place. Then you open a window for some fresh air and wasps come in. So you were trying to work but instead must fight these creatures sleep deprived.
@@TravelWithNala I've never even been to Vietnam but this is literally what happened to me in the suburbs of Mauritius at ground level. The ant invasion was so bad it was a full time job to kill them as they came, and they just kept coming to no end. Also shooting up the place with pesticides is even worse cause it can make you dizzy aka poison you. I doubt you'd have these issues in Da Nang.

This one doesn’t have an enclosed garage. Most of the neighbors with the same house built a carport in the yard where they can park their car away from the rain
There honestly so many amazing houses in that area but yeah it’s like halfway between da nang and hỏi ăn. For the right person though, a 20 min drive to both cities is not too bad of a tradeoff
A little exaggerated. You can get a banh mi que for 0.20 which is the skinny banh mi. It's more a breadstick than a sandwich. You can find a banh mi with no meat, like veggies and egg, for 0.$60. A banh mi with pork or beef will start around $1.00. If you're a westerner you'll probably ask for extra meet which bumps the price up. Definitely still very affordable but the "world's cheapest country" narrative that youtubers push is clickbait and not even true.
Vietnam is in the south east Asia region and hot humid weather as well. Not much things to do and not much business activities going on over there except some cool vacation hot spots, beaches just like Thailand. I wouldn't buy any property or land over there

We're happy if we end up staying but we want to try something new. We also want it easier to take our big Husky out for walks (plus a yard is a bonus). The elevators in a big building can often be slow and packed and sometimes ppl make a big deal about a big dog. I also like to go in and out of the house often to go around town and that's much easier in a house. For example it can take 5 min just to get out of the building here while in that same time I can drive to most places in Da Nang.
The roosters are free alarm clocks that usually start at 04:30 in the morning 🔪 Even if I had "FU money" I wouldn't buy a half a million $$$ in Vietnam considering the political landscape and ownership policy's 🤦
Yeah buying definitely has its risks. I don’t think I would ever buy land in Vietnam. The government can theoretically come in a just yoink your land at any time.

Partly it’s to mitigate risk. Foreigners can just leave the country and stop paying rent and there’s nothing they can do about it. Also this common these days because the interest rates on cash is extremely high. I heard it’s as high as 10-12%

@TravelWithNala it's actually really tricky 🤪 my friends looked at so many apartments, all with various degree if mold issue. Then they found one that was brand new. Last week, the rain infiltrated in the building, and the gym on the 5th floor is completely ruined. It's such a major issue. it looks like they don't know how to build proper roofing in Vietnam.

We just got back from Da Nang today!! SO MUCH GROWTH in Da Nang. We saw so many Koreans tourists and restaurant. I was shocked! The drivers told us that they are pouring money into Da Nang. It’s definitely growing and is the NEXT city. So who owns these villas? These reminds me of Thao Dien but even more expensive.
Yeah it's growing fast. I will say though the development seems to be growing faster than the rate of tourism. I do think a lot of changes are needed to help out tourism like making visa easier

I spent months exploring DaNang to find cool, local, nice neighborhoods. Family oriented, walkable, not too chaotic.
My two favorites are To Huu Street (near the foreign language university) and An Nhon.

I just found that karaoke is not allowed in the neighborhood. The music was actually not too loud I can hear it from the street because their window was open but I couldn’t really hear it from inside the house. The rooster and I might have a problem with each other

real estate prices in Vietnam are absolutely insane relative to what you can charge for rent. My suspicion is that due to rampant inflation lasting for decades people would rather overpay for real estate than watch their savings disappear from currency debasement. I remember in Ho Chi Minh city seeing $500k homes and tenants paying $300 a month in rent! Absolute madness.

Da Nang's river is amazing by day and night.
Keep in mind also that many of these mansions are home to multi-generational families (grandparents and son/daughters-in-law living together till they start their own families).

There will always be a wealth gap in any society. Cant really expect the people who have worked smarter, harder, saved or are simply just luckier to be at the same wealth with the people who didnt do as much
The wealth gap is wide but I do think people here are better off overall. Ton of families and neighborhoods have been pulled out of poverty through increased opportunity. There are good programs to make sure that people don't get left behind and more and more people can ride the economic wave. Things like quotas on foreigners buying condos, foreigners not being able to buy land, etc.

Thank you for your videos! I just found your channel and it is very informative for me! I am born and currently living in germany and 34 years old. I am thinking of going back and settle to my homecountry vietnam, because I can see Europe and especially germany is declining very fast. Heavy tax and insane laws here and there, you lose so much lifetime just doing paperworks etc.. i saved a decent amount of money and thinking about moving to vietnam and da nang seems so interesting for me to "retire" with my wife and son. As a workaholic I still want to work and need a business to be alive, not sure what I can start in Da Nang. As a vietnamese i am fluent in the language which will be a big plus, my parents have some property in Hai Phong which we could sell and use that money to buy something in Da Nang.

The buying prices are rediculous imo driven by speculation. Sale prices are disproportionally high compared to the rental cash flow.
I would never invest in real estate in Vietnam because of the uncertainty and the ever changing laws. Plus prices have ballooned over the years and it's bound to eventually drop due to government policies, geopolitical, and other factors.

Yeah you’re right. When you get to the high end of pretty much any country, the prices start to normalize. It’s people with international money buying these places so the country almost doesn’t matter.

Oh believe me, this is only for money laundry, Vietnam is still less than many other countries but the housing prices are crary. This is very sad and frustrating for ordinary households. I live in EU ( I have houses in both Belgium and Nederland) I always hesitate talking about housing prices in Vietnam because people would think I’m lying about it, nobody would believe it.

My guess is they were planted pretty recently and they need time to get their roots in solid. My other guess is the dirt doesn’t go in too deep so they need those supports for storms. I’ve seen supports on trees in other area but they’re usually metal.
To clarify….average income for the regular people are about $250 usd a month. So if you are talking about renting a place for $1400 a month that is a lot of money.
its hard to get accurate data since the reporting is sparse but yeah you're in the ballpark. The average is low because most of the work in Vietnam is still unskilled labor. But for some more context, young engineers in their 20s are making $1k -$1500 a month. There's a really big range.

You definitely have to be more vigilant. Keep them on the leash and make sure they don’t stick their nose in any bushes or overgrown areas. Other than that there are lots of dog lovers here and a lot great parks and dog friendly cafes

Most of those homes are not local entrepreneurs…most locals in those homes are government officials or families of government officials. Very few are local entrepreneurs though the ones that are likely come from China, Taiwan or SKorea.

I don't know about you, but the first thing I noticed was the lazy and repetitive layout of the wood flooring. It had to have been installed by an amateur.
I'm not a pro at these things you know better than me, but I think you're right. I did notice a lot of uneven gaps in the flooring. In one section, the gap was so wide that they filled it with grout

The flooring in that house has the start of every plank laid exactly at the middle of the plank next to it. Our eyes are immediately drawn to patterns, so the ends of planks being all lined up stands out.

It’s seem like great cities but we have some work and family in Da Nang so i we would visit those cities but we’ll probably stay in Da Nang as a home base
Hanoi is not as livable as Da Nang for sure. More polluted and it has an overcast winter.

Yeah my an is definitely the expat/digital nomad hub. You’ll still find expats outside of that area but more locals the further west you go.
I am pretty sure some of these home owners own some of the hotels nearby on the beach.

I wonder how the insect/lizard situation changes when you have a high rise condo vs a house at ground level. I'd hope it's the same as this spot is very urban although I have doubts. Imagine fighting ant invasions while trying to work on your computer, waking up with cockroaches hissing cause they walked on you attracted to the heat of your bed and then when you go to shower there's of course a lizard in the shower and his friends have been pooping all over the walls all over the place. Then you open a window for some fresh air and wasps come in. So you were trying to work but instead must fight these creatures sleep deprived.

@@TravelWithNala I've never even been to Vietnam but this is literally what happened to me in the suburbs of Mauritius at ground level. The ant invasion was so bad it was a full time job to kill them as they came, and they just kept coming to no end. Also shooting up the place with pesticides is even worse cause it can make you dizzy aka poison you. I doubt you'd have these issues in Da Nang.
I lived in central Saigon, it was no where this bad in term of insects/lizards LOL.

A little exaggerated. You can get a banh mi que for 0.20 which is the skinny banh mi. It's more a breadstick than a sandwich. You can find a banh mi with no meat, like veggies and egg, for 0.$60. A banh mi with pork or beef will start around $1.00. If you're a westerner you'll probably ask for extra meet which bumps the price up. Definitely still very affordable but the "world's cheapest country" narrative that youtubers push is clickbait and not even true.
Vietnam is in the south east Asia region and hot humid weather as well. Not much things to do and not much business activities going on over there except some cool vacation hot spots, beaches just like Thailand. I wouldn't buy any property or land over there

We're happy if we end up staying but we want to try something new. We also want it easier to take our big Husky out for walks (plus a yard is a bonus). The elevators in a big building can often be slow and packed and sometimes ppl make a big deal about a big dog. I also like to go in and out of the house often to go around town and that's much easier in a house. For example it can take 5 min just to get out of the building here while in that same time I can drive to most places in Da Nang.

Yeah buying definitely has its risks. I don’t think I would ever buy land in Vietnam. The government can theoretically come in a just yoink your land at any time.
Can real estate be passed on to heirs or government owns it ?
@@Lee-vb4vhthe government own all the land in Việt Nam. If you buy a land in Việt Nam you will have a book call "the right to use the land". But the permission are permanent. You can passed to the heirs with almost no tax. And the tax on land here are dirt cheap.

Partly it’s to mitigate risk. Foreigners can just leave the country and stop paying rent and there’s nothing they can do about it. Also this common these days because the interest rates on cash is extremely high. I heard it’s as high as 10-12%

@ might not be the fed interest rate might have been another instrument yield I don’t bank here. But i doubt a commercial bank has competitive rates. I just heard ppl tell me interest on cash is high. Yeah rental yields are low if a $1m house is renting for like $1200
