Beautiful, cozy home!! For the split wallpaper, do what Drew did in his guest room where he used fabric trim to outline the walls. You could cover the split easily with a pretty upholstery trim!!
I feel like what you need for your dining area is a round table instead instead of any other shape! It would be so much easier to create a floor plan that flows more naturally and makes more sense to the eye! Love your videos sooo so much, there are loads of good home decor & DIY channels out there but only one Tina! You come across as a genuinely wholesome & amazingly sweet human being & that sets you apart!

I love the high apothecary shelf by a bed. A low shelf looks "sinkY". A high shelf w a lamp gives great light w easy reach- good aesthetics & ergonomics

bathroom and kitchen paint has teflon in it to make it easy to wipe down and clean. Therefore, some peel and stick wallpaper may not stick well in bathrooms or kitchens if it has the specialty paint as the teflon will repel the stickiness! I guess it could also depend on the type of peel and stick adhesive also. I found this out in my own bathroom too.
Hi Tina, love your content. If I may suggest, in the unused bathroom, I would either use a bit of wall paper paste to tackle the seams or use the same bendable trim that is in your primary bathroom to hide the seams, that way it will tie in abd look cohesive. For bathrooms, vinyl wall paper works best. Hopes this helps. Designer from Canada.

I really think you should consider doing a large round table where your dining table goes. Just a thought, but you have so many straight lines it makes it very hard and linear. I think a round table would help to soften it and change its flows a bit. Maybe you could do a kidney shaped table? That would be cool.
Always thought you might be able to squeeze a bit more space from the dining area to give to the seating area. The credenza could back up to the sectional, and your sofa table move into its place. That second floor arched nook, Brian's office area, the kitchen and seating area, and the owners bath are amazing. I am getting ready to attempt the mantel cover you did in your former house.

The wallpaper gaps look like it's from walls shifting. You're in LA, yes - I'm sure that contributes to it (fault line/small quakes) but it's not uncommon for this to happen. I've seen another decor TH-camr have this issue.
Just me, but I think I’d forgot the dining table and chairs, since there’s seating at the kitchen island. This way you can expand the living area and not be mushed in with both areas competting for space.

In guestbath in seems just paint some trim black and do panel trim like you did in guest bedroom ..this way you can save your wallpaper
