In this case dealing with FSBO's who already believe their house is worth market value. 12 years and still owes 260k, so he payed like 400k for it in 2008, when it was a buyers market, that's even worst if he used his VA benefit to purchase it.

Im up in the air on what to do and how to make a reasonable offer.
Jerry I’m 17 and I live in Chicago. Are there any restrictions that I have before I can begin wholesale real estate. I’ve done some research and I’ve gotten mixed results on if I have to be 18 to start. Also are there any laws or extra steps that you know of for the state of IL.
And in this case, ‘watch me make an offer’ turned into ‘watch me not make an offer’. This call never would have gone that way with a competent realtor. Not saying the gist of the video is wrong- the price is obviously too high, but it may well be worth more than the seller owes.
