    🤣🤣🤣 I used this line once on a sociopath. He told me why don't I invest my time money and energy into his house, so he could sell it at full price. I asked, "Then what's my incentive?" He said, "That sounds like a you problem." At that point I just burst out laughing. I was so shocked it was funny. 🤣🤣🤣
    Needless to say we never had a meeting of the minds.

    Selling a used home is no different than selling a used car or RV. You got a couple of choices when you sell a used car. 1 Sell as is and expect an as is buyer. or 2 Take your car and do things to it like a new engine, new paint, new tires, brakes or whatever it needs. Then you can ask much more because it has all of those brand new things it has.

    Love the logic in educating the seller and still provide a humble service. No one like a pushy, GREEDY (though greed is a great motivator to take action, but it's how you execute that greed and over shadow it with tact and diplomacy) salesman in any facet. Lord knows I don't.

    I just made an offer yesterday of $55.5k on a house that who’s ARV is $114,000. He replied saying he would need $75,500. The highest I can go is $68,300 to make $2k.

    Found my subject property originally listed at $94,000. I offered 70k and they hit me back with their appraisal which stated clearly states their house is worth $96,000. Is this a losing game for me? Should I continue to try to negotiate or move on? I’m just wondering because this seller actually has an appraisal, it’s not just a belief that their house is worth that much.

    What if a seller prices the house and acreage at 250k he wants equipment to sell for 50k additionally on top of the 250k (300k total) . However obviously a mortage wont cover equipment. The land alone is valued at 372k but the house is outdated and from the 1800s. How would you suggest throwing a lower offer for the house and land even though its already less than the land but the house needs work?
