      Came here to say this. 'Apartment' implies it is a self-contained unit with kitchen, bathroom and living space. What these are is bedrooms/dorms (I'm British so we'd say rooms in an HMO, house of multiple occupancy). For $800.

      I did that for a while in London, way back in the day. I think there were 4 of us on the floor. When I went in there I carried a little cleaning kit with me. Towel, sponge, soap, cleanser. Thank God the neighbors were clean and considerate. It was never an issue.

    Great idea for people just coming to New York. Basically an updated rooming house. Btw, that room with the blocked-off window is no longer a legal bedroom.

      Yup. Egress through window for fire safety is required for a bedroom to be legal in NYC.

      Well, unfortunately, laws are only as good as one's ability to ENFORCE them 😕. Landlords/ Developers get away with such shenanigans because Building Inspectors/ Judges are lazy and/or corrupt.

    The building with the weird faces is the Brooklyn High School for Law and Technology-- It used to be a vaudeville theatre and was built in 1911! Only in New York

    In England, this is called an HMO ( House of Multiple Occupancy). I've lived in such a placed for a couple of years and you don't get to chose your roommates. I've had food stolen from the common fridge, been burdened with doing all the dishes and had to put up with parties and visitors at all hours. If you are young, it is mostly ok but later in life forget it.

      I’m married, in my 60’s, own our home and my husband makes toast every morning but manages to leave crumbs on 2 different counters. I can’t imagine living with a stranger who is a slob.

    At least they have outdoor spaces & amenities, otherwise microspaces can get old after a while. I'm kinda surprised a building can build that close to another existing building and block the windows.

      Buildings like that are extremely common in NYC. Wall to Wall buildings are what make it possible for 8.5 million people to live in the city

      I love how flexible they are about rental time (the 3 months) & finances as well. A lot of places in NY want you to have 40X the rent (which is absolutely insane). This seems much more reasonable.

      But tenants still have use of the kitchen, bathroom(s), living-room, laundry facilities, and other amenities- roof tops, gyms etc. So they're sharing an apartment not 'just' getting, or paying for, their bedroom.

    These units remind me of a place for students at Washington State University. The unit had four good sized rooms with sinks, and a “common room” kitchen with a huge refrigerator and stove. At the other end of the common were two bathrooms-one with a shower and toilet and another with a tub and toilet. It also had a laundry room. It was like a very small dorm.

    These seem like a good idea and the apartments themselves are still decent. My only question is can you put legit locks on the bedroom doors? Pre-qualified or not, they're still strangers.

    This is such a brilliant option for those there for internships or a residency. Also really great for those new to the city. I also think it's really great for busy people in general. If all you're home for is to sleep & maybe eat a meal or two a day, you really don't need more space. I've heard all sorts of roommate horror stories because your average 20something doesn't think to run a background check, get a guarantor, check not only proof of employment but also that they are gainfully employed & aren't at risk of dismissal. Also, doing all those things costs money.
    Honestly reminds me of the old school boarding house which I think we need a resurgence of in major cities.

    Great idea if you are young and want flexibility. The rooms appear to be OK with the exception of the so called 'room' with a blocked up window! In the UK it would be illegal to do that under building regs.

    Hmm... ya know... I like this. This model may be the solution to solve A LOT of housing issues in NYC. If one had to have a roommate (which most people are now being forced into due to the high cost of housing in NYC) this is definitely an option to consider. What I love about this is that the prices are quite reasonable, the pre-screening, the 3-month leasing, and one could save money for their next move. Fantastic idea and fantastic spaces along with the amenities.

    I know this is intended for students, but it's an interesting concept for seniors, too. I'm not a senior, yet, but I am moving to NYC when I retire. I don't want roommates, but for some seniors it might be the only way to make ends meet.

      Some seniors with a house rent out a room, which is a way both the senior and the tenant benefit. My aunt had a young man renting. He got her taking vitamins and off her diet of practically nothing but coffee. The family were SO relieved. Before everyone said, "I vant to be alone," (Greta Garbo impression), old people and young people often found common ground and mutual assistance. It's not just about the money. A meme said she cleans for herself and the person who finds her body. True. My nephew designs co-living spaces in Los Angeles where people of any age can share facilities but have their own area. My sister built a small house in a co-living area in another part of the US where she and her husband feel they have mutual support with the other residents. It's almost as if society is realizing the problems with unnecessary duplication of facilities so every home has everything, and with isolation and loneliness of those who are alone. Almost. Not quite yet. Some day, perhaps.

    I could have used something like this when I was hunting for a apartment (though I ended up in a great place) but the timing of actually finding this place was just at the end of my last one. I mean really tail end. Something for three months would have given me more options if needed.

    That is great for someone just moving to the city. My son lived in a setup like this in Raleigh NC for a few years. He really liked it and the guys all became good friends that lived there. It would also be great for someone who is only going to be in NYC for a few months.

    He should request the tenants LEAVE the front load washer doors OPEN after use. The rubber ring holds some water and causes mold to grow. I had one and realized I like the top load better. Food for thought.

    Wow, that is awesome for college students, single people or new people coming to work or exploring the city life for opportunities. Very well thought out, safe and affordable. I like it that no one is locked into a 1 year lease too. I hope there will be more of these “boarding houses “ built for to help young people become more independent to get the opportunity to live on their own. 👏🏾👏🏾😊❤️

      Where I come from, there are only two official moving dates. Temporary Leases on apartments are very rare (only for some furnished apartments). Usually you rent until you move out, you don't have to renew that contract once a year.

    Eugene's explanation of the economics of 3 vs 5 bedrooms was very instructive. I think it is very smart to be so flexible on income requirements. My only question is this: would rentals on these apartments be available for those who want longer-term - say, one to two years? (I realize that they are targeting short-term tenants).

    I will never ever live in an apartment with more than 3 people ever again after a bad experience, BUT for people who are new to somewhere or just getting their start these are absolutely perfect, beautiful rooms for a budget and for those who aren't sure of how long they'll stay and need short term rentals.

      Exactly. And the budget is extremely friendly. The last tenant they talked to was paying $1300 a month, but that includes the room, all utilities, and the cost of the monthly cleaner too.

      Same with me.. I'd pay a bit extra for an efficiency or a studio on my own before rooming with someone. I live in an area that has quite a bit of turn over and what I've heard talking with people that have done this.. lol. Not me either. I do wish he'd state the reality though that it's actually 1600$ or 2400$ for the whole apartment. Most shared apartments I know if someone moves out you're stuck with paying the whole thing as well.

    $1300 to live (in a decent sized room) in an apartment with roommates and one (maybe 2) bathrooms. It’s also not guaranteed that you have a closet in the room or in unit laundry. And these roommates are total strangers and there is nothing about locks on doors. 😮 There are so many things that could go wrong.

      Pre-approved just means that they have a certain amount of money. It says nothing about their living habits or personality, which is where the real concern comes from.

      Yes as girl I find that pretty unsafe,I may maybe bit preserved I cant live with dudes roommates , also sharing a bathroom is with no-no, also $25 thousand in saving if you have no job ,that a lot for newcomers and students with no guarantors

    I respect that Cash is adding some new content to this channel. Or mainly asking more people about their experience of the apartment. Even though, he usually have done it before. But more videos are coming on this channel about apartments' opinions. Asking people about their apartments to give an opinion. Also, the apartments sound more affordable. Compared to other prices I have seen on this channel. And other listings off the channel. I hope the roommates are great too. As tend to be problems at times. Anyway. Loving it.

    New York is something else, but I love his plan with only 3 months lease and the flexibility to easily relocate to another one of his buildings. Plus it’s super clean. My only concern would be sharing the bathroom

    I'd much rather live in one of these places (but not the 5 bedroom; too many people), than some of the other apartments Cash has shown. I can imagine coming to NYC for an internship, living in a decent place, and actually having a nice NYC experience. eta - we have a few places like this in the university town where I live. They will also provide vetted roommates.

    I live in the LA area one of the beach cities and pay 1200 for a space just barely bigger than these. Not really needing a car in New York I could absolutely have a lower cost of living in NYC. I would be saving over $500/month between rent and gasoline.. which could be put towards food/transport costs and could probably do a lot more with the subway and not so much traffic lol

      yeah I live in a college town and this is how a lot of the apartments are set up near campus, thought the better ones will each have their own bathroom and just common living/dining/kitchen area

    I didn't understand the thing about the TVs. You only have a set time to watch it? But that other building seemed to have TVs in the rooms. It's basically a glorified dorm with all those rules.

      He was just giving a scenario where roommates will probably not want to watch TV at the same time, so theoretically you can probably use it on your own. No rules about TV usage. But yeah bedroom TVs are the obvious thing to do.

    i mean it’s better than one of those 5 foot wide windowless rooms with a lofted bed, no kitchen, and a shared bathroom down the hall. co-living spaces are the same thing but a better experience and more space! if you’re thinking of renting one of those tiny rooms with the shared bathroom down the hall, you might as well go for a co-living space instead

    Tenants rarely use amenities, even in the best buildings. Yet lots of money is spent in the maintenance of said amenities.

    I like the way this guy does business to make it easier for young people to live there. Having cleaning services set up by him, 3 month leases, and fully furnished at affordable prices, while still feeling clean and modern is pretty nice.

    Great for people on internships or temporary work assignments that only need 3 or 6 months. Or someone just moving to the city to get their bearings. It can be overwhelming to sign a lease or agree to roommates for a year.

    A friend of mine a little more than 30 years ago had an apartment in a NYC Townhouse--each of the floors (from the garden apartment to the attic) were fully gutted and renoed and made into mini apartments, all having a 3 piece bathroom each [Rent: the attic started at $450.00 to the parlor room {original dining area} to $700.00] . Each of these had a kitchen type area [the attic had a mini kitchenette/kitchen unit, as well the the front parlor and the 3rd floor {original back bedroom} rear apartment; all the others had a full kitchen though miniature in size--1 regular size sink, 3-4 burner stove, 1-2 door 3/4 size fridge, and some cabinetry; the kitchenettes had 4 cabinets (2 uppers/2 lowers) each; front apartments on each floor had bathtubs; back apartments had shower stalls, as well as the attic apartment had a shower stall]. Each floor in this dwelling had 2 apartments with the exception of the attic.

    This is actually pretty damn amazing. The apartments remind me a lot of Student Village from Boston University. Only downside I can see is that one bathroom, especially if you have a bunch of people all getting ready in the morning. I think even an additional toilet + sink (i.e. a powder room) would be really nice to even out the demand there.

    This concept isn’t new. A lot of NYC apartments, especially the ones advertised on Craigslist, tend to follow this method. Landlord picks the tenants, you just pay for your own room. It has its upsides and downsides. My friend entered into a similar arrangement in her mid 20s. I was in my 30s when I moved here so no way was I going to take a gamble on my roommates. I got lucky subletting a room in Queens off CL posting but at least I got to meet my roommates. And they had a bad roommate experience so they were extra picky, so I felt assured they wouldn’t be bad roommates. Turns out I was right. I got really lucky. Too many CL roommate horror stories. Another friend of mine also had a room rental agreement with the landlord and her roommates were fine but she never became friends with them. Whereas I built friendships with my roommates, we even go thru lockdown together before we all decided to move out into our own homes, condos, apartments. This arrangement is best for young people.

    Personally, Im at the stage of life where this doesnt work for me (too much stuff and I like being at home with my dog) but this is a great concept and so far seems to work well for people who utilize it. 👍🏻

    The downside to running this kind of business is that there is no predictable revenue stream. If that is not an issue as the owner, then you could do very well. If I were back in my 20’s just out of college and starting a new job, these room rentals would not be bad because I would not have much stuff with me. But as I am now, these rentals just would not work. Not sharing a 4-5 bedroom place that has only 1-2 bathrooms with that number of people. Definitely going to be problems with people needing to do their business and finding the bathroom occupied. Great job today Cash!

      Just the anxiety of going to the bathroom and hoping each time it won't smell like someone just took a huge dump. Like in an airplane, you always pray it won't be smelly when your turn comes. Imagine when you're the one who has a bad case of diarrhea, you can kiss your privacy and dignity goodbye. And you also have to deal with your roommates' guests. Yay, more strangers using the bathroom!
