    $3100 for 1 bedroom?!?! No way! I live in the Bronx my whole life and 3100 is wayyy too much even with those amenities. I currently pay 1800 for 2 bedrooms and in a quite location.
    Crazy how expensive these new buildings are getting!

      The rent stabilization here is also essentially fake, this building is definitely exploiting the tax abatement program that has now expired, so those units will not be stabilized in like a year.

      Williamsburg used to be a shit show as well, but look at it now. One of the hottest rental market in Brooklyn.

    Very impressive digs in the South Bronx. Impressed that this is rent stabilized but with all those luxuries. Sometime soon, do a tour of the loft units on the other side of the complex. I would be curious to see how those compare in looks, space, and special features.

      Rent stabilized means that the rent increases for each year’s renewal in the private sector run property are only allowed to go up by a limited percent per year. This is as opposed to rent control property, in which the local government runs the property or at least subsidizes the involved semi-private property and sets the lower rent to assure that the very poor workers living there can afford to live there on the limited income they are making. It stays at the set rent rate until inflation requires a modest adjustment. One is required to make only up to a certain determined maximum income to qualify to live there.

    I can't believe the prices for those apartments, they are lovely with lots of room and amenities, if I were looking for one and lived in NYC I'd certainly call James for a viewing, thanks for showing.

    $3100 for one bedroom in the Bronx. We have gotten to a new low. Who here thinks that a Hispanic, Latin, black, brown or even Asian can afford 3100. I have a two bedroom and two bath coop across the GW and I pay less than 2000k. With the same amenities. I just read an article on how gentrification is now displacing the people of the Bronx and now seeing this I know why. Rent stabilized or not the is just criminal.

      im white as snow, and i couldnt afford that in a million years, those are for rich people..here they are taking the neighborhoods that were affordable and adding coffee shops and stupid bookstores that arent any good, and suddenly the rent is triple what it once was, i guess its happening everywhere

      I am a Latina. That rent is cheaper than my Westchester mortgage. Racial assumptions asre wildly y inaccurate. Asian population have higher median salaries than Caucasian population.

    My ex husband’s grandmother lived in a rent controlled building that was in the Bronx. Marble lobby and stairs, pre civil war. It was 2 blocks from Yankee Stadium
    It had a galley kitchen, a huge living room, separate dining room, two bedrooms. 2 baths, all for 40.00 a month. She lived there until 1971. Stunning views, loads of cockroaches

    Neighborhood tour looked great, building even better. Loved the view off that 1st apartment balcony. Nice amenities & ample laundry on each floor. Lots of light & space in each place, plus the prices were good. Definitely a win win 🏆.

    This is the new normal. Everything you need is contained in the building. Food gets delivered to your door. You have parking to get the hell out of the sketchy neighborhood (cuanto cuesta?) As for the apartment and price, considering what CJ usually shows, the spaces are quite beautiful and well designed with the advantage of rent stabilization. Now of only you don't have to use the subway to work or come home late, you'll be fine.

    I have to say, these as some of the nicer apt's you have shown for the money. I can't believe some of the outdoor spaces. I can def see why that one apt was already rented. They won't have much of a problem renting these apt's

    Neighborhood looks ok in the daytime but you don't want to walk there at night. Price way too high for the Bronx. Can get something similar in downtown Brooklyn or Williamsburg. Both much safer and better transit

    Yes; more James, please! I bet a lot of people would love a video of tips on finding a rent stabilized apartment. That's why I was leaning towards buying a condo or co-op when I move instead of renting - fear of huge rent increases. There are so many more rental options, though.

    I didn't know a 1 bedroom apartment in the South Bronx for $3,100 would be considered rent stabilized. More like $1,500 is rent stabilized. I guess gentrification changed the definition of "rent stabilized".

    Circa 2001 I paid $850 for a 2 bedroom in this neighborhood. It's crazy how gentrification has people thinking these crazy prices are a good deal. Now I live in a rent stabilized apartment in one of Brooklyn's trendy neighborhoods and I pay $1260. 😂

      I live in NJ it takes me 10 minutes to get into Manhattan n the apartments near me, are so much prettier n cheaper then these apartments n much bigger. U can get a 2 bedroom in JC for $850.00 I don’t get how anyone would wanna rent a shoebox in NY

    These are gorgeous. I really like the new, modern looking apartments. If I ever had to move to the NYC area, this would be high on my list for sure.

      If you're an out of towner, I'd recommend you sublet somewhere else and get a feel for the neighborhoods first. A lot of the Bronx is very sketchy. I've lived in NYC for a long time and I wouldn't choose to live there. Maybe it'll all be gentrified and filled with these buildings soon, but be cautious.

    That area used to be full of crime and roaches. In my younger, wilder life, I had a girlfriend or two from that area.

      No. That is double the August electric bill for a whole house in metro NY. I lived there 20 years, highest bill was $300. Your meter is way off.

    Great apartments and, partnering with James, was a treat! Wonderful amenities, lovely views from those anazing outdoor spaces. Spacious, with very nice bathrooms and kitchens, but they all should hsve had miceowaves. I really enjoyed this video!

    With 150 apartments using the amenities, I guess you'd have to sign up well in advance to use them. $3,100 for a one-bedroom with balcony compares favorably to Manhattan units, but this is The Bronx. $2,900 with that large terrace is almost (gulp) a bargain. $3,825 buys you that extra not-quite-a-bedroom with the tricky spiral stairs - no, thank you. $3,925 for a two-bedroom, two-bath sounds like a better deal. All these are shiny and new-looking, and although "rent-stabilized" may seem an advantage, how much higher will NYC rents go before they crash?
    I'd want to know more about the neighborhood before I rented here. How safe is the 10-minute walk to the subway after dark?

      You'd be better off getting off the subway a few stops before and catching an Uber TO THE DOOR!
      I must say though... I've always seen the potential in that neighborhood! Almost twenty years ago I would go visit the vintage furniture shops on the weekends in that neighborhood and they had fantastic bargains! I haven't been in that neighborhood in a long time unless driving through to get to or from Manhattan. I'm glad they are building it up... But... The surrounding area is SOOOOO crime ridden!

      Yeah, if you wanted a one bedroom, then the second one was best value. But if you can tolerate sharing then the 2 bed, 2 bath was a better deal than the one with the spiral staircase, there needed to be a considerable discount to make that one attractive.

    Love these apartments however would not live in the South Bronx. Neighborhood is improving but not safe especially at night or taking the Subway home. I love Cash, but thats why he lives in Park Slope. Rules of real estate..Neighborhood, Neighborhood , Neighborhood and for those with kids like Cash, School district and ratings.

    Cash, can you put together a few minutes of info on what is reported to be 80 100 thousand apartments in NYC that sit empty because of rent stabilizations being so low there is no incentive to renovate and rent? Is It fact, is it a myth? Is it both? Really enjoy your videos by the way.

    These excessive rents arre responsible for the vast hopelessness in NYC. I doubt that salaries support these outrageous rents. I used to live in NYC when it was affordable. I can't understand why anyone would want to live there anymore.

    It’s good you say how long the walk is from the train. For me in that particular area I wouldn’t want to do that walk late.
    I’m curious how this new construction works with rent stabilization laws and guidelines board increases-which typically apply to older prewar units, and once tenants vacate and they renovate there’s usually a large increase that might even make it market rate. So people who got those apartments decades ago pay very little while more recent tenants still pay a healthy rent but at least it won’t jump a lot. I tried to get a modern apartment lease takeover in Washington Heights-the tenant moving out claimed it was rent stabilized but it wasn’t a stabilized lease, the landlord just chose to raise the rent very little for her each year, so it was confusing

    These apartments seem like a good value for the money. For the prices, you're looking at a tiny studio in Manhattan, if you want the same amenities. With hybrid work schedules, I would be more than willing to venture further for a nicer place. I've considered Long Island City or Jersey City many times, but never thought about The Bronx until this video.

    So glad to see the Bronx getting the revamp it desperately needs! Hopefully within the next 10-20 years the rest of the Bronx will be like this. It used to be such a beautiful, clean, and safe borough once upon a time, hopefully it will be restored to that within my lifetime.

    Did the neighborhood get better? Someone I know lived in NYC quite a few years ago and back then they said Mott Haven wasn't the best neighborhood. I know neighborhoods can improve over the years, so I was just wondering.

    Yeah these might be a tad on the expensive side, but if you have a laundry room on your floor, parking, a pool, lounge and fitness rooms and a massive outdoor space. That does make that rent a bit more affordable. Since you don't need a gym membership, don't need to find a laundry mat or parking. And there is plenty to do inside the building.. or within walking distance...
    But I do agree with others, you need to have a few buildings mixed in that are pretty much a bedroom, bath and small kitchenette for the college students, first time renters.

      I would read the fine print. I’ve looked at many apartments when I was looking to buy and almost all of these types of buildings at least the new ones have fees to use the amenities. For example a few years back my cousin was looking and they had a separate 600 a year fee to use their amenities. All the new building for rent has them lately.

    3k is expensive considering that in other parts of the world, the design, « luxuries » and amenities are commonplace for low budget appartements.

    I hate when they advertise a little loft space like that as a bedroom. First of all, it looks quite small, but more importantly, there's no privacy at all! It would be pretty tricky to block off that staircase. People downstairs can see and hear everything you do in there. If I had to flex the unit, I'd put up a wall in the living room and use the loft as the couch area.

    It cost $3000 and it's not even fancy in there. Apartments that cost that much are usually have awsome interior design on the Inside and is really fancy.
