Being close proximity to IGI International Airport ...Gurgaon will always have an edge over Noida ....and this fact never b overlooked...Gurgaon Flats price ranges reaches to 7-8cr ....still they r scares in availability...means its habitant r billionaire...Thirdly the construction of Dwarka Expressway and connectivity to Delhi-Mumbai Expressway will further boost its real estate market ...so forget it will ever loose its Millennium City tag to any other property market ..b it Noida,Sohna,Faridabad.

Yes, certainly Noida has the potential to beat Gurgaon in future. Gurgaon's basic infrastructure is poor and there is no metro connectivity and mass level connectivity to the gernal public and law and order situation is becoming poor and poor day by day under Khattar government. Cost of living is very high comparison to Noida. Noida and Greater Noida should improve the law and order situation, which is improving day by day under Yogi Government and Zewar Airpor certainly improve the betterment of Noida Greater Noida.

I have lived in Gurgaon and Noida both the places. As per my experience, Noida is much much better than Gurgaon. I agree with you..
My intention is not to downgrade Noida , as I am a resident of Delhi & going both the cities & having plenty of friends/ Relatives / Business in both just commented because of caption Noida me bigada Gurgaon ka kheel , & trying to give Biased/ overinthugiast facts . Noida is heaving Less population / It / more & more Barron land to develop (GN /YEW ) / Less per capita income / More retired Residents staying/ Less purchase capacity than Gurgaon / Artificialy created city (NEW OKHLA IND . High hopes ! No doubts Noida has good infrastructure than Gurgaon , But the fact is Noida is a poor cousin of Gurgaon and fraying to catch in all other aspects , As far as Airport is concern , it will mostly used for cargo purposes 70% , 4th runway is in under construction at IGI Airport to cater the increasing load of international flights + domestic one ,no body wants to take flight for Jewar from any destination in India & Abroad, if he /she has a choice or Evan paying 10-15 % more for IGI , to save time / travelling Jewar to reach final destination and paying for that Even for Noida residents
