The project is spread over 10.4 acres and is divided into two phases with 4 towers in each phase. The development plans to offer 2 and 3 BHK flats as well as shops.
Phase 1 was launched in December 2022 and is expected to be delivered by December 2026, Phase 2 was launched in January 2024 and is expected to be delivered by June 2028. The height of the towers is P+22 floors. Each tower will have around 172 flats with 8 flats per floor and 4 lifts.

At 4:03 you can see the nearby Vitt Bhatti (brick burning), this is a major health hazard to nearby sectors like R13, R9, and R10. Daily, we (R3 residents) are getting lots of coal particles in the balcony area. R3 is still far away but R13 is right next to Vitt Bhatti.

I have booked in this sector. The reviews are honest mentioned by @saudaghar. I am living here since three year as tenant. I see the development and price hike. If someone is looking for longer stay purpose and don’t want to exit from property then this project is good for living purpose. Only for people are in perimeter of 14km work location and if work from home or hybrid model people whose work location in Magarpatta or Kharadi considering they will switch job near future to 14km perimeter.
Water is available 24/7
Power may gone for maintenance purpose but that can be intimated in advance.
Quality of air is good. In year mostly air flows from west to east. In west side of project there is sahyandri hills start and cool breeze is often there throughout the year.
Construction quality as of now is good.
Till date they have maintained township good.
Always consult Saudaghar before purchasing any property.
I have booked a flat there too.
Along with R13 sector construction, adjacent Vitt Bhatti is also expanding fast. My sector is still a few meters away from it and we still get lots of coal particles daily.
I can't imagine how people from R13 will live there. It's going to be pathetic.

One suggestion, you can add current work progress (how many slabs are completed etc) and work progress 2 months prior for under construction property so that we can guess the development speed.

R13 is a good project considering the future prospects/ growth in Hinjawadi, Marunji, Tathawade areas.

Tab uss samay 8 saal pehle maine Hinjewadi chowk par 2BHK me invest Kiya.. aaj waha metro station ban raha hai possesion k 6 saal baad. Thoda patience to lagta hai achhe returns lene me. Ring Road ban Jane par cost /budget kitna badh jayega iss jagah ka ye bhi to sochiye... Hyderabad ka example dekh lijiye sir.
Ring road will be there but after many decades.. atleast outer ring road will be there in next 8-10 years.. inner ring road bhul hi jao, as PMRDA is going to build this. 😂
