    Great vdo & fantastic spacious condo units that have been tastefully renovated to a good standard. Compliments to the farang developers there!! Much better than the cheaply built shoeboxes going up around Patt & Jomtien. If I was retiring soon I’d def be looking at a place there as Ban Amphur beach is one of the nicest beaches around.🙏🙏😉😎

    I stayed at the renaissance for one week. A good hotel but I felt like it was a rather desolate area and the beach was inaccessible at the time. It was quite difficult to get a grab or a bolt. The hotel always needed to get me a special car. They had good food and service but one week seemed long enough. After that I realized that na jomtien is quite secluded. Thanks for the video.

      Beach open there now and bolt and white baht bus no problem. It’s is desolate a bit. Definitely works out better if you have wheels out here. I love the peace and quiet here.

    We viewed this building a few weeks ago. Good quality building and very very well maintained and managed. The empty block of land next to this building is a concern. You buy a condo with a great view to realise in a few years your view will be of your neighbour 7 meters away.

      @@GreenyTravels we live near Copacabana Beach Jomtien. The residents there are not too happy by a new high rise being built next door. Look at View Talay 7. People in Jomtien Complex Condos lost most of their views. People need to really do their homework.

      @@comedyhypnosisasiaan agent took us to copacabana to look at some units. There was no chance in hell I was going to buy as I lived at acqua condo during its construction and the noise was annoying. Likewise with the copa, the new construction will be a pain and an eyesore.
      Personally I feel the copa is way overpriced and full of daily/ weekly Airbnb rentals. I would hate to live there with all the comings and goings!

    I was at this complex last month looking at a beautiful Seaview condo. It was about 150sqm and 7.5m baht. The view was simply unbeatable and the condo nicely renovated. However, the facilities were extremely poor and dated, the location wasn’t great either. The pool was looking very dated too. I may have been swayed had the facilities been top notch but unfortunately they were very far from it. The gym was very basic and depressing which again killed it for me. Felt sorry for the owner who may struggle to sell it with all those factors against it

    It would help if you showed more of this on your channel, units with more space. Although I'm sure it's hard to do in Thailand, I would try to avoid showing shoebox units. Focus on space!

      There is interest in both. Different people may want different things do I try to show everything. I agree with you though personally. I like a little more size to live . However some people just want a small unit and only holiday here. Almost like having your own hotel room where you can keep all your belongings

    I don't need all the fancy amenities and I like the bigger size/options and what you get for the price with this place. Love it ! Quick question Greeny. What % if any do the condo's in the Pattaya/Jomtien area come with dedicated parking spots and does it cost extra? I'm gonna be making a side trip from Hua Hin when I'm back in February .     I stayed at the hotel before pandemic. without a car, it was a pain to go anywhere. so staying at this condo would definitely need some kind of motorized vehicle in order to get around.... aside from that, I do agree that it's probably a decent buy to live in. and the beauty of it is that if you ever get the cold shoulder and to sofa treatment from the mrs., you can always walk across to stay at the hotel. their pool suite was nice. and they have great chocolate mousse....

      Yes. I live close by. Have a car and motorbike. Would be challenging without. There is a baht bus that runs up and down Sukhumvit to and from Pattaya and Sattahip. Bolt and grab more available here now too but definitely easier to have your own wheels. Peace and quiet from tourists is a nice perk though

    One word got me to subscribe. Golf. Looks like 6 x 12 table. Like you I was a young guy and learned golf. I was reasonable at snooker but loved seperating a few guys from their finances on the golf table. I seen a few good snooker players weep while trying to play golf. Game of weight and hooks and rails. If I buy will have to invite you over for a game Greeny. Thanks for bringing back memories of a misspent youth .

      Not one size fits all. Renting great for many. I knew I’d be keeping my place for a while. On year 2 of 10 year visa so I don’t like wasting money on rent. I like a base and a place I own that I can do whatever I want with.

    Lay out of the building only allows one bedroom to have a window to open air. Very odd for me. I would have just a 1 bedroom set up .

    I much prefer the older style condos - way more bang for your buck than the increasingly tiny modern ones.
    However the upside of being in an okder building with all the possibilities of doing a gut renno to your own taste is also actually the downside. As everyone else can to. I have a friend living in a really nice older block who bought and rennovated - took 4 months. But then almost as soon as he moved in the one above did the same thing, then one across the landing and then below his someone bought two and knocked them into 1 which took 7 months!
    Bottom line in 2 years he's barely had a day without hammer drilling. Obviously if he didn't own he'd just have moved out ages ago - been hell he says

    In Thailand, lease terms are issued for a maximum of 30 years.could you please look into this i have heard some nasty stories where owners of the land has charged up too 1 million bar to extend the lease same with houses please look into this it"s in Thai law please address

      The land office will only register 30 years you are right. So if you want to stay long you are definitely at the will of the land owner. This maybe be a family member who inherited the land and wants more money or the land back. Not much recourse.

    The second floor units are huge and nice, but maybe too large at 177sq meters. That place on the 3rd floor is nice but I would have preferred the bedroom separate. now the one on the 5th floor (2 bdrm and 2 bath) that's the one, a little pricey but It's huge and laid out just right. I also liked the one on the 9th floor (the empty shell) 75 sq meters. Great video, very informative.

    Pool table sizes are standardized - what you have there looks like not a POOL table, but a SNOOKER table. Same concept, larger table and IIRC smaller balls.

    Interesting tbh. My personal dislikes here: The bathrooms which in my point of view needs a proper bathtub and can easily be twice or tripple the size as they are layed out atm (especially in the bigger condos >100sqm). Also I am not a huge fan of the balconies heading to the side of the building - a proper balcony facing the sea would be a blast here.
    I also like the fire/ escape stairs.

      Water is 12bt per unit
      Electric is government rate

    Too bad there are no wonderful views on the low floors. The higher up you go, the better it gets. I like these plain old buildings much better than the new buildings. New, luxury condos are too small.

      There are 90 units for sale. Some have great views. The thing is the higher and better view the more the cost per square meter is

      I’m working on trying to get some rental videos. The problem with those is they expire quickly. What I mean is if the place rents the day after I film a video is kind of irrelevant.

    Interesting Greeny. But Na Jomtien is a depressing area. Nothing around there. OK if you want to sit in your room 24/7. There are several of these older condos near by. I used to go the Royal College of Physicians of Thailand Medical Conference in the Ambassador City hotel near there, another s**thole. I would buy a unit for free, just so they can start getting the yearly condo fee for the unit.

    Who wants to buy a condo in Thailand? For what? From 2025 on you have to pay income taxes as a farang, if you have stayed longer than 179 days in the year 2024. If you don't do a tax declaration till 31st of march 2025, you will get no new visa anymore. So, good luck in Thailand.

      That’s not all together true and if you are familiar with Thailand you know they change their policies all the time. So like I’ve been says I will believe it when I see it. So far it’s effected no one I know. I also have the 10 year ltr visa which is except from this taxation.

      I've lived here and bought it 8 years ago.
      My balcony is 40sqm a front condo on the 15th floor.
      When you was on the 17th floor at the end, and looking down, it was the one with the satellite dish and gray tiles. 160sqm condo.
      For sale fully furnished and developed.

    I understand TH-camrs want too put out content so I’m not having a shot at anyone.
    But for the love of whatever god you believe in please understand the difficulties reselling a Thai condo once you own it.
    It will probably take years to sell and you will lose money , it’s not like selling a condo in a western country. Please don’t expect too liquidate quickly and make a profit or break even.

      Good points one should consider when purchasing. No everyone so concerned about the bottom line. I bought one because I don’t like renting. I wanted a good long term stable base here. If it depreciates a bit that’s ok. I’m planing on getting some rentals on here soon. I just don’t get contacted as much for those cause the landscape changes too fast

      ​​​@@GreenyTravels> what some forget to consider re buying is that even if it's a pain in the ass to sell & the unit shows no appreciation or even negative...once you do sell you obviously recoup at least some of that investment thereby reducing overall overhead in the time you were owner > that said, I still think it's best to rent...at least for my situation & each situation is different > to each their own > keep'em coming Kuhn Greeny & kapumkrup (spelling not even close likely.. but you get it) 🙏👍

      Spot on. Thais struggle on resale too. I know two Thais who have sold at significant losses in central Bangkok.
