Grand View Condos is an older development in NaJomtien that is undergoing a major rejuvenation.
A developer has purchased 90 units and is remodeling all of them. The prices per square foot in this development are some of the most competitive in the area. Very close to the beach and great views from most of the units.

3.7 million thai baht For 55 square meters of condo is not a deal in anyone's book.
Love this video of the older, renovated complex.
Thank you. Definitely roomier units
Excellent find, Greeny! Enjoyed the tour. Great to see developers re-doing older more spacious condo buildings. - Mark O
Big investment. Hopefully they sell.
Greeny, is the reason you can get a 10 year visa because you own a condo. Best condo video I've seen in a long while.
No my condo not worth that much but between my pension and some rental income in the IS I can qualify for.
Great vdo & fantastic spacious condo units that have been tastefully renovated to a good standard. Compliments to the farang developers there!! Much better than the cheaply built shoeboxes going up around Patt & Jomtien. If I was retiring soon I’d def be looking at a place there as Ban Amphur beach is one of the nicest beaches around.🙏🙏😉😎
Thanks. I’m trying to show whatever I can. I like the bigger ones too
Love it Greenie 😎 the options are endless with these Renos allot of bang for the $$
Question, are there annual fees associated with these? I assume there are.
Love the drone overviews of the areas as well. Your getting more polished in your productions❤
Keep em coming brother🫡
Cheap. I think 27 per sqm a month for maintenance fee
I stayed at the renaissance for one week. A good hotel but I felt like it was a rather desolate area and the beach was inaccessible at the time. It was quite difficult to get a grab or a bolt. The hotel always needed to get me a special car. They had good food and service but one week seemed long enough. After that I realized that na jomtien is quite secluded. Thanks for the video.
Beach open there now and bolt and white baht bus no problem. It’s is desolate a bit. Definitely works out better if you have wheels out here. I love the peace and quiet here.
@@GreenyTravels😅
We viewed this building a few weeks ago. Good quality building and very very well maintained and managed. The empty block of land next to this building is a concern. You buy a condo with a great view to realise in a few years your view will be of your neighbour 7 meters away.
That happens sometimes. Hopefully not for the owners there
@@GreenyTravels we live near Copacabana Beach Jomtien. The residents there are not too happy by a new high rise being built next door. Look at View Talay 7. People in Jomtien Complex Condos lost most of their views. People need to really do their homework.
@@comedyhypnosisasiaan agent took us to copacabana to look at some units. There was no chance in hell I was going to buy as I lived at acqua condo during its construction and the noise was annoying. Likewise with the copa, the new construction will be a pain and an eyesore.
Personally I feel the copa is way overpriced and full of daily/ weekly Airbnb rentals. I would hate to live there with all the comings and goings!
Your editing skills are getting better with every new video 😊😊
Appreciate it. Using CapCut now and upgraded equipment
I was at this complex last month looking at a beautiful Seaview condo. It was about 150sqm and 7.5m baht. The view was simply unbeatable and the condo nicely renovated. However, the facilities were extremely poor and dated, the location wasn’t great either. The pool was looking very dated too. I may have been swayed had the facilities been top notch but unfortunately they were very far from it. The gym was very basic and depressing which again killed it for me. Felt sorry for the owner who may struggle to sell it with all those factors against it
It would be nice if they updated some of that.
There are better offerings in Bangkok
This place looks super well maintained. If you buy a renovated unit you get the best of the old (space) and the new (clean and modern).
Is more roomy than the new builds
Great show Greeny! I'll definitely need a place when I move there this fall. 😊
I have some new ones coming up. Pool villas 659 sqr meters. Only 28M baht. I think you need one of these
In the opening shot the green roofed low rise buildings on the far right is Baan Somprasong best condo on the coast imo beautiful setting and gardens
That’s a nice place
It would help if you showed more of this on your channel, units with more space. Although I'm sure it's hard to do in Thailand, I would try to avoid showing shoebox units. Focus on space!
There is interest in both. Different people may want different things do I try to show everything. I agree with you though personally. I like a little more size to live . However some people just want a small unit and only holiday here. Almost like having your own hotel room where you can keep all your belongings
I don't need all the fancy amenities and I like the bigger size/options and what you get for the price with this place. Love it ! Quick question Greeny. What % if any do the condo's in the Pattaya/Jomtien area come with dedicated parking spots and does it cost extra? I'm gonna be making a side trip from Hua Hin when I'm back in February . Thanks for all the great vids. Your a wealth of information. I don't do the online PayPal stuff I just don't trust it. If at some point we cross paths, multiple beers ! Cheers,
Sounds good. I don’t think many places give you an assigned parking spot but most places have adequate parking.
Good job Greeny. Very interesting. Don't forget to eat some snake soup once in a while, love those vids too 👍🙂
lol. Everything in the mix on this channel
definetly the older units are the way to go.
More roomy for sure
What? You mean you’re not interested in a rabbit hutch at Arom Jomtien for over 20 million baht?
I stayed at the hotel before pandemic. without a car, it was a pain to go anywhere. so staying at this condo would definitely need some kind of motorized vehicle in order to get around.... aside from that, I do agree that it's probably a decent buy to live in. and the beauty of it is that if you ever get the cold shoulder and to sofa treatment from the mrs., you can always walk across to stay at the hotel. their pool suite was nice. and they have great chocolate mousse....
Yes. I live close by. Have a car and motorbike. Would be challenging without. There is a baht bus that runs up and down Sukhumvit to and from Pattaya and Sattahip. Bolt and grab more available here now too but definitely easier to have your own wheels. Peace and quiet from tourists is a nice perk though
I stayed here before, this is a great condo for sure. Thanks for a cool video.
Appreciate it.
Thanks! Great sizes & views higher up. The only downside for me is all the unused land surrounding it. If utilised, the views would disappear!
Yea. A lot of future development in this area but most cancelled since Covid. Maybe years before it gets back rolling
One word got me to subscribe. Golf. Looks like 6 x 12 table. Like you I was a young guy and learned golf. I was reasonable at snooker but loved seperating a few guys from their finances on the golf table. I seen a few good snooker players weep while trying to play golf. Game of weight and hooks and rails. If I buy will have to invite you over for a game Greeny. Thanks for bringing back memories of a misspent youth .
Appreciate it. Email me if you need more info. 35 years since I played that golf game. I don’t remember the rules. Was fun though
Finally some breathing room thank you!! This is exactly what i'm looking for to rent But I don't need a ocean view. But design and space is perfect.👏👍
I hope to get some rental videos up soon
Another great video. Very informative. Keep them coming 👍
Thank you!!
Nice and spacious Greeny 👍👍
Thanks.
Thank you ! Enjoy !!!!
Appreciate it Karl
Nice one Greeny....
Thanks 🙏. Appreciate it
Greeny this is impressive. And affordable.
Not bad. More coming I hope
Watched Margaritas in Thailand he’s saying they is a glut of condos for sale in Pattaya anyway best rent not buy 😎
My thinking as well
Not one size fits all. Renting great for many. I knew I’d be keeping my place for a while. On year 2 of 10 year visa so I don’t like wasting money on rent. I like a base and a place I own that I can do whatever I want with.
What scares me about investing in Thailand is that I do not know when they may decide to change visa and tax policies or when the next "pandemic" may be declared.
@@ccrider8483agree. Living as an expat can lead to costly risks. My colleague was urged to leave Taiwan (due to political tensions) and lost a lot of $$ on his condo.
@@ccrider8483 > it certainly seems like renting is worth the premium, especially for reasons you cite > they've been yappin about round 2 for awhile & most recently telling us it's likely to be a bird flu variant > boys in the lab must be close to wrapping up their latest "gift" to/for Humanity
Lay out of the building only allows one bedroom to have a window to open air. Very odd for me. I would have just a 1 bedroom set up .
Ok. Let’s get you one 😊😊😊

You'll be the first person I will contact when I am ready to purchase a home in Thailand
Enjoyed the video Brian
Appreciate it Robert
I much prefer the older style condos - way more bang for your buck than the increasingly tiny modern ones.
However the upside of being in an okder building with all the possibilities of doing a gut renno to your own taste is also actually the downside. As everyone else can to. I have a friend living in a really nice older block who bought and rennovated - took 4 months. But then almost as soon as he moved in the one above did the same thing, then one across the landing and then below his someone bought two and knocked them into 1 which took 7 months!
Bottom line in 2 years he's barely had a day without hammer drilling. Obviously if he didn't own he'd just have moved out ages ago - been hell he says
I know. My neighbor above renovated his. I can’t wait to do mine to get even
@@GreenyTravels 🤣🤣🤣
Hey, leave the prices and the square meters and put the square feet in there also and leave it on the screen for 15/22 seconds so I can comprehend everything
I can leave it on longer but that mathematical equation may be way over my pay grade.
Why don’t you just pause it?
Every time I see videos for condos for sale or rent there’s never anybody in the pool. Why is that?
lol. I don’t know.
I agree an older, Larger unit is more to my liking over a new, small shoebox unit,.
I can’t do shoe box either. Only way would if it wasn’t my full time domicile.
In Thailand, lease terms are issued for a maximum of 30 years.could you please look into this i have heard some nasty stories where owners of the land has charged up too 1 million bar to extend the lease same with houses please look into this it"s in Thai law please address
The land office will only register 30 years you are right. So if you want to stay long you are definitely at the will of the land owner. This maybe be a family member who inherited the land and wants more money or the land back. Not much recourse.
Lovely Condos.
Yes. Not too shabby
9th 778u767999988m45 yi@@GreenyTravels😮met 😅
The second floor units are huge and nice, but maybe too large at 177sq meters. That place on the 3rd floor is nice but I would have preferred the bedroom separate. now the one on the 5th floor (2 bdrm and 2 bath) that's the one, a little pricey but It's huge and laid out just right. I also liked the one on the 9th floor (the empty shell) 75 sq meters. Great video, very informative.
90 units to choose from in there. Crazy
It may be worthwhile to just keep the netting up
True.
Hi Greeny, I was wondering if you ever did a condo tour of your Condo. And what did you pay for the condo. Any regret’s?? Thanks.
Mine still good. No tour. Was 4m. 112 sqm. I think good deal
Mate good blog but I thought they were way overpriced..I know it's huahin but I was offered last year a two beddy 144m2 at a place called blue lagoon..they are nice though
Different market.
Pool table sizes are standardized - what you have there looks like not a POOL table, but a SNOOKER table. Same concept, larger table and IIRC smaller balls.
Hard to see in video. This table was huge. Even bigger than standard snooker table. I remember the pool hall I used to frequent as a kid had a few of these.
Hi Greeny. I live in Virginia. I am interested to buy a condo similar to this condo building there. Can you give me the developer/owner contact information. I plan to go there in September. Thanks. Always enjoyed your videos
Shoot me an email. Greenytravels@gmail.com.
Interesting tbh. My personal dislikes here: The bathrooms which in my point of view needs a proper bathtub and can easily be twice or tripple the size as they are layed out atm (especially in the bigger condos >100sqm). Also I am not a huge fan of the balconies heading to the side of the building - a proper balcony facing the sea would be a blast here.
I also like the fire/ escape stairs.
Thanks for this video - Like!
Thanks. There are a few available with balconies facing the sea. I guess they didn’t design them back then where they all face the sea
Just curious what the HOA fees (or whatever they call them over there) are for these type of condos? Thanks for an informative vid! 👍
25 Baht per sqm per month
Water is 12bt per unit
Electric is government rate
I think that place is 27Baht per sqr meter a month. One of the lower around
@@GreenyTravels it's 25 Baht per sqm. I've lived here for 8 years mate
I don't understand why people buy houses and condos I don't even give you a permanent residence you don't know where you going to be with the immigration that's crazy
My visa is for 10 years. If all your ducks are in a row there is no problem staying here.
How close are the bars though.?
There’s is a bar in the renaissance Hotel next door if you need booze. If you mean bars with ladies. Nil
Greeny, what's the deal with those red roofed houses? Looks like someone developed and built out one street.
They are part of a huge older development there. Condos on the sea and those townhouses.
Too bad there are no wonderful views on the low floors. The higher up you go, the better it gets. I like these plain old buildings much better than the new buildings. New, luxury condos are too small.
There are 90 units for sale. Some have great views. The thing is the higher and better view the more the cost per square meter is
Great video for buyers, but what about renters??
I’m working on trying to get some rental videos. The problem with those is they expire quickly. What I mean is if the place rents the day after I film a video is kind of irrelevant.
@@GreenyTravels True, but at least it gives an idea of what’s available at any given time. Knowing there have been nice condos for rent for say $225. last week let’s us know the same thing may likely be found near that price next week. Encouraging stuff to know. Thanks.
Sure beats those cookie-cutter prison cells.
Yes they do !!
well done
Thank you!!
Nice...are there pool side units avail as well? thx
No units on the first floor
There a 87 units left I think a little of everything. I have a list. Can email me
That's great
Thank you!!
is there a baht bus type of transport to Pattaya? how frequent and how much if you know. thanks.
Yea. What baht bust picks up in front of the place 20 back takes you all the way to Pattaya Nua, Klang or Tai on Sukhumvit
I am looking for a 1 bedroom 70+ sqm condo for sale that is pet friendly. Maybe do a video on pet friendly properties for sale.

Yea. Thats how they do it here. I have a breakdown of living vs total space if you are interested. Email me
Interesting Greeny. But Na Jomtien is a depressing area. Nothing around there. OK if you want to sit in your room 24/7. There are several of these older condos near by. I used to go the Royal College of Physicians of Thailand Medical Conference in the Ambassador City hotel near there, another s**thole. I would buy a unit for free, just so they can start getting the yearly condo fee for the unit.
I have a car and motorbike. Definitely necessary in that area or you are right. Boring
waist off space whit the bedroom so big.big living room and kitchen is A MUST
Not finished. There will be a kitchen.

Its way to hot!
In Thailand? Yes it is. Far better than snow for me though
Who wants to buy a condo in Thailand? For what? From 2025 on you have to pay income taxes as a farang, if you have stayed longer than 179 days in the year 2024. If you don't do a tax declaration till 31st of march 2025, you will get no new visa anymore. So, good luck in Thailand.
That’s not all together true and if you are familiar with Thailand you know they change their policies all the time. So like I’ve been says I will believe it when I see it. So far it’s effected no one I know. I also have the 10 year ltr visa which is except from this taxation.
The fact you said they change their policies all the time is reason enough to just rent.
I like seeing this type content but renting is hands down the way to go in almost any expat situation
Not true. Double taxation law applies for most countries.
Tiny balconies.
Yes. Except the ones that face direct to the water.
I've lived here and bought it 8 years ago.
My balcony is 40sqm a front condo on the 15th floor.
When you was on the 17th floor at the end, and looking down, it was the one with the satellite dish and gray tiles. 160sqm condo.
For sale fully furnished and developed.
are you just selling real estate? i'm out bro
I’ve had a registered Thai company here for 3 years. 40 real estate videos. You just noticed a condo video? A little of everything on my channel

This isn’t the airport, you don’t have to announce your departure. 🤡
@@Brian-vd3ytEven on your death bed? 😂😂😂
I understand TH-camrs want too put out content so I’m not having a shot at anyone.
But for the love of whatever god you believe in please understand the difficulties reselling a Thai condo once you own it.
It will probably take years to sell and you will lose money , it’s not like selling a condo in a western country. Please don’t expect too liquidate quickly and make a profit or break even.
Please be careful!.
Good points one should consider when purchasing. No everyone so concerned about the bottom line. I bought one because I don’t like renting. I wanted a good long term stable base here. If it depreciates a bit that’s ok. I’m planing on getting some rentals on here soon. I just don’t get contacted as much for those cause the landscape changes too fast
@@GreenyTravels> what some forget to consider re buying is that even if it's a pain in the ass to sell & the unit shows no appreciation or even negative...once you do sell you obviously recoup at least some of that investment thereby reducing overall overhead in the time you were owner > that said, I still think it's best to rent...at least for my situation & each situation is different > to each their own > keep'em coming Kuhn Greeny & kapumkrup (spelling not even close likely.. but you get it) 🙏👍
IMHO many who buy condos in Thailand think they will appreciate in value like real-estate in their home countries, but it doesn't normally work that way.
@@ccrider8483 nope, its pretty common knowledge out there to anyone that has joined a forum or two because guys like to harp on it just like they harp on marrying bar girls
Spot on. Thais struggle on resale too. I know two Thais who have sold at significant losses in central Bangkok.
