Heat the hook with a hair dryer or heat gun to soften the adhesive and them use dental floss between the hook and the wall to remove it. It will likely still leave a glue residue, but at least you won't pull off chunks of the plaster.

As for issues with what goes on walls, we owned property in the states for many years. In our leases there were specific terms as to the use of wall hanging devices. It was a strict No for self adhesive hooks and expanding anchors for drywall. We required a deposit equal to one months rent as well which would be applied to any damages or repairs needed after the move out. It helps to provide the tenant an itemized list of costs to repair or replace damaged property. We also had a move in list of any deficiencies they would find in the apartment after move in. They had three days to return the list to us so we could address every issue they might find. It’s hard enough being an absentee landlord in general but it’s worse here in Greece. There are basically no trustable companies to manage one’s properties especially when it comes to renting, arranging repairs, collecting rents especially those past due, and representing us at condo meetings. A major reason for moving over here.
Went I rented a house over 8 years ago for a year. I treated the property like it belonged to me. I left it in better shape than it was when I moved in. The owners hated to return my deposit. I'd post the past tenant's name so other owners will know who the pigs are...
@@SevenWanderstheWorld it's such a scam that the insurance companies are pulling these shenanigans when the shingles are rated for 30 years. Florida is long overdue for an insurance overhaul.
I use those Command Hooks for hanging things on the wall. I'll *NEVER* use nails or any kind of adhesive-backed hangars. Nail holes are kind of like "wounds" in the wall that need repaired & some hooks had adhesive so strong, I swore it was 3M tape! 😲 /Lesson learned over the years!
@@SevenWanderstheWorld 3M, Command Hooks. You peel off the waxy paper from the "sticky" side of the wall mount, press it in place, then hang your items. When it comes time to remove it, just pull down on the "sticky" part tab & it comes right off the wall. No mess, no sticky left behind, no damage to the walls! Red & white package at any hardware store shelves.
I looked into the 1031. I may end up doing that for a couple of the properties but not for the first one (I discussed pro/cons with an investment math guru and my CPA to figure out when it makes sense to use 1031)

Your insurance should go way down too. I hope your roof isn't more than 10 years old. They are almost impossible to insure in FL now.

After you sell the houses, buy multiple family units, it's a much better investment in the long run.
