    This is very important information about the proposed project. The Pune City is increasing and spread at wide level. This may be very crowded and challenging for common people in daily life.

      Yes, they(Dosti greenscapes) think this is Mumbai that's why very high price and next to the slum, railway track, behind the garbage depot, near a noisy highway. Demanding 50% on the third slab when the building is 25 storeys.
      This Dosti Greenscapes project won't succeed with great success because of the below reason.
      1. High price
      2. Slow work
      3. Asking 50% on 3rd slab itself which is ridiculous when total slabs are 35.
      4. In front of a slum
      5. Near the Garbage Depot, is behind the project with an air distance of only 500 meters.
      6. Near the highway, so noise will be high when windows are kept open.
      7. Railway track at just 100 meters air distance.
      So a lot of noise is there. I live 700 meters away from the railway track and still get a good amount of sound at night.

    Project :Less carpet area, high price, family loading is high
    Area: Dumpyard smell in rainy season, noise due to Solapur highway, trainroute and Vaiduwadi Slum..
    Think above factors before taking flat😂😂

      Yes, my office is behind this project. In rainy reason, the smell is too bad and you can feel it at project site also. Same case during summer, there is frequent fire in dump yard.

      Kumar Placida sales team has told me that the road is sanctioned from their Society to Jasmine towers magarpatta.
      The forest would be cut by PMC

      But as this is a sales team commitment I don't believe anyone.
      I asked then show me the details he was shocked and told me go to PMC office.
      According to me people have built temple over there and cutting trees in order to create Road is nowadays tricky

      @@Doctor19923 fyi. For the last three days i.e. 8-4-2024 the garage depot behind dosti greenscapes is on fire and fire brigade is unable to control the fire.

      @@realname6548- the fire is under control with a single tanker and is more than 500 metres from dosti.kindly note u also have magarpatta and amanora in vicinity..the air pollution spreads everywhere.
      Also infront of garbage depo there are high class society from Clover

      @@Doctor19923 one tanker? Hahaha good joke... do you want me to show news articles? How many tankers used to control it? There were four tankers. Two from cantonment, one from Hadapsar and one from magarpatta.
      Magarpatta is 1.5 km air distance unlike dosti which is just 500 meters away. The fire and smoke was there till 10-04-2024 morning, i.e. till today.
      There is no comparison with magarpatta, the entire township was built within 10 years. It has a lot more amenities at minimum maintenance.
      There is no Clover society in front of the dumping ground.

      Garbage depo personally i have checked it and hardly any smell.
      Prices are competitive and fine.
      Every builder has its payment schedule and I see most builders are on same page.
      Work is at faster pace now and total slabs are 21 only.
      In mumbai also there are high rise towers opposite slums, so in this case no flats will be facing any slums.
      I have personally gone through all your points and seems they are irrelevant.
      U need to explore more in outside areas of Pune and whatever u mentioned seems none in front of it.

      Amanora having a railway track behind it doesn't prove or subside the problem. The problem is railway tracks make noise during the night when the railway passes disturbing sleep. The House is for resting place where you sleep eat well and go to work refreshed the next day.
      Amanora is 500 meters away from the railway track.
      Only Amanora Gold Tower Society is near to railway track and that society's reviews are not great. Ask buyers living there, they are regretting their decision. Even a Google map review of their society mentions this problem.
      I live in Jasminum, Magarpatta. I know how many times in a day a stinky smell is there from the garbage depo which is one km air distance from my flat.
      Yesterday (08-04-2024) fire broke out in the garbage depo and is still not under control till (10-04-2024) making huge fumes all over the area of 2 km. Dosti is just 500 meters away.
      This is not Mumbai and people do not like to live next to slums we have plenty of space in Pune so don't compare your Mumbai with Pune. In Pune, the elite area should look like the elite otherwise it is not an elite area.
      Total slabs are 25 = 21+ B+ 3 parkings. I can definitely tell you your phase two will be 35 storeys, and FSI will increase by the time you start building it. So per acre utilization/congestion will be more.
      In this area per acre utilization is 70 flats per acre. yours is very high 170.
      In outside areas of Pune price is also less so no need to compare that. Let's compare with inside areas only.
