  • Note: I currently live in the US and most of the construction took place in my absence. It is important to have someone you trust oversee the process if you're unable to!
    Are you planning to build a house? Don't make these mistake I have made. In this informative video, I'll walk you through some of the mistakes I have made within the last 1.5 years of construction from the very beginning to completion. Thanks for watching!

    Many persons think their first "home" needs to be the dream home, a reality check is indeed important. As well as having a plan and sticking with the "purpose of the property"..good advice all round.

    Beautiful lady. Im biulding but i think i bite off more than i can chew. Got burned, fired the builder, stopped for 6 month, just hired someone else and started again. Dem sooo dishonest. Already the new guy try to pull a fast one, one week in and he is deacon in de church...God help us. I should have done a much smaller place, i would have been done already. My advice dont build big. Small with big rooms.

      So true on all you say. It's also better if you have lese bedrooms but bigger one. A three bedroom with all suites that holds 2 beds in two extra rooms.
      bedrooms.
      It's best to use an established builder like Kempchech or Gore it seems like it's more but the little man them will cost you double.

    To the the person asking if shes from America i would say that lots of Jamaicans live in America some leave at a young age and 2 Jamaica is an English speaking country .

      Yes, your first home can't be your dream house. Mine in Portmore wasn't. My 2nd in Farrin wasn't. And, my 3rd one in Manchester still isn't either. But, I'm very comfortable though!

    It's always best to get the code for each room and procedures from parish council first then look in the stores at standard shower doors and then have the plan drawn up using the code. Remember furniture and fridge has to go through the doors so make the doors wide for furniture. Also if you are going to age in place make one floor or a bedroom on first floor. The house plan such be accessible for wheel chair

    Congratulations on completing your new house! I completed my holiday home in Ghana last year. I think you did an excellent job explaining the pitfalls with building your own house- especially when dealing with tradesmen and family! Trust is everything. If you feel comfortable with your mason and workers then you can always work together to resolve problems as they arise. If you don't trust them... Then every problem becomes a crisis.

    Make sure all windows are in all rooms door ways good size up stairs pluming done up stairs floor done for tiling get plain tiles no pattern it will cost too much waste

    Congratulations on your 9:50 house. I am building almost finished it is bare stress lost a lot of money family and friends deceive me when it comes to money. I fly home myself to guyana watch my work sometimes you have to be bitch but still be careful. I changed out five contacts. Video is very informative 👌

    It's good to have excess tiles cause you will be replacing one or two in a few years.

    Before building.
    #1 - facts. Wait until your surveyor map out the land.
    #2 - flow of the home with persons coming should be guided by your architect. If they allow you to do something crazy eg. Of what you mentioned, trash architect that is.

    Congratulations on doing such a great job on your experience level! You were your own contractor, and project manager. Only thing I would say is that an architect would have saved you a lot of money and time on layout issues, and drafting of contracts with key tradespeople, in such a creative way that you would have achieved your dream home effect on a tight budget. Its worth getting them to give you the initial design. Its not that expensive compared to the added value to the construction costs and final property selling price.

      Thank you for that input! The layout became an oversight after changing my mind on what I intended to do with the property as it isn’t my dream home. Hopefully it won’t be too much of an issue if I plan on reselling.

      Great questions! I think it depends on where the lot is located and what you value in a lot as there are many variables. I'm not in Jamaica enough to mind the traffic the side of the house gets. The fence is high enough to help with privacy. Additionally, there is no passage way in the back and so if your home is not a corner lot, backyards can only be accessed by walking through the house. I can't imagine workmen constantly walking through the house with their materials during construction and honestly I like knowing I have options. If this sounds like you then sure I would recommend. 😁
      I did a land survey the year I bought the house. The municipality inspected the work in the beginning stages of construction to ensure it met requirements.

    I renovated my apartment 6years ago in a separate property in Jamaica and i was not there the guy did a great job i was not in Jamaica for that. But i cannot find him i lost contact with him.

    Hi, it's not easy all round building in Jamaica when you not there to oversee what them doing is correct or buying items.. I'm on that road soon, but I'm going to do BoQ first, and have an idea as budget is limited 😮

      They were paid 10k for every 100 blocks they laid.
