Okay so I've had an idea for the gatehouse.. one word - deck. Imagine once the pond is revitalised down the hill you could have a deck that comes out of the side door and extends slightly over the edge with supports. This way you could have an area attached to the house to spend time outdoors and anjoy the view and pond without having to put in the massive modern windows. Perhaps you have a big glass door onto it so that you still get the light coming in and you can see the nature on a rainy indoor day! A bit of outdoor furniture, a little pizza oven and some festoon lighting and you've got yourself a nice way to tie the house into the outdoors.. it would also look bloody awesome! Just a thought!
I like the changes to the designs, but I’d really consider having divided windows (the ones with lots of individual panes) I think that will allow you to keep the big windows and some of the old-school style! And the boot room is a must living on a farm, but I'd definitely go for a version that has an overhead cupboard, hooks for coats, and a bench with boot storage below. Maybe a wooden or a combination wood/glass railing for the loft too.

You know what I wanna say, first and foremost, well done to 'the editor' for the brilliant work. I hadn't noticed the difference in Toms vlogs and as an Editor to copy someone else's style, well done! Secondly, the new design for the Gatehouse looks so much better, sticking to the more original style of the building and having it more rural!
Maybe consider installing a Murphy bed/cabinet up in the gatehouse loft area instead of a standard bed. It could be folded up when not in use and create more space for an additional seating area or other activities..

Nah i said it 1st time, that glass railing upstairs in the bedroom isn't what this house needs if you're going for the rustic vibes. A simple wooden railings made from wood from your land itself, would be the best thing ever. You can still get to see in the living room, decorate it easily during festive times and so on. Even the massive logs you've cleared from the land could still be used as the awnings support. Keeping the smaller buildings on the land and their vibes of that old time and then making the main house as modern as you want, would be a great contemporary project.
I was told by a farmer if you want a real tree to last use hot water for the first water so it keeps the sap soft and that way allowing the tree to drink more where as putting cold water in and the sap stiffening up straight away. I tried it and it worked for me Tom, hope this helps
The gate house , should keep the breakfast bar from the first design put it into the 2nd one , take the dining table out so you can put in a table that folds down and the folded chairs are inside the table then it could just go against the wall and still have more room to move about in , or could put up a false wall so you can see the kitchen plus you can make use of the wall for the table or a sofa bed .. Uncle mark is the best Alfie just loves him so much ...can't believe Alfie put all the garlic bread in his little mouth wow
Hey Tom! Completely agree with trying not to make the build too modern because it needs to feel authentic one massive red flag for me coming from the world of large loss insurance claims, a thatched roof for a self proclaimed pyro-maniac... Or just lover of fire... Is a recipe for disaster! From a logistical side of things also, having already had one property on site burn down, insurance companies may charge you through the nose if you've got a thatched roof because of the previous issues and higher risk! Might be worth considering 👍
I love the oldskool look … I think with a twist of being whimsical would be magical Lydia being a past teacher I think she would make a great forest school teacher on the land ❤
Could you have a patio/decking near the nature area? Then the large window could be a glass door which I think would suit the house better, and would make the most of the sunsets in summer.
Tom I would recommend put four or five wooden beams going from the top bed section across to the wall opposite to give that old rustic cabin, stone house vibe. Obviously with gaps between each beam so the light from the sky light(s) can reach the living room but it really makes it homely I have this in my living room on the ceiling so I’m an open plan it would really look the part in that house.

I think you should consider adding a wooden deck around the back and side of the gate house so you can sit out side have a cuppa and look at the pond/nature bit that you guys are going to clean up
Skylights would be amazing in the 110 gate house! My grandparents have some on their lake house and it’s such a nice touch! Also to help with space in a smaller house, I would recommend getting barn style doors. It’s a big thing over here in America!
My idea for the gatehouse is some thing to memorialize the tree falling through it! Some natural wood some how. Happy holidays! I can't wait to see when you get a tree, gotta put ours up soon as well 😅 I also want to make the 110 acre farm little trail signs some day like "Big Chillin Lane" and "Alfie Way" and a spa for you and Lydia would be so amazing, by the water!! Been a rough few days. Then at the end of it when every has settled. I get 3 Tom vlogs to catch up on while I sort my flat out. Always brightens my day to see the adventures and the family time! It's lovely to see how Alfie reacts to everyone!

My two pennies For the gate house: Utilise the old slates you found for the roof I like the terrace for the front door in the first render Making a large stone fireplace in the middle of that big plain wall at the end, it will bring the cottage feel into the house I think have a lot of natural wood furniture inside (warm browns) will make it look less modern but still sorted for modern living Rather than having a dining table, have a breakfast bar to save space I think (then there will be an inside area to play for the kids) Would be cool to have winding steps up to the bedroom
Tom - if you want a tree to last you could look at getting a tree that is still potted and rooted. You can then pop it outside for the rest of the year and bring it inside next Christmas. Eventually, it will get too big to be inside, but then it could be moved onto the 110 and planted in the ground to give you another tree (like in your garden) that you can put lights on.
I love the ideas for the gate house, but I genuinely think having a secondary thing built off of it (if that’s allowed) would be beautiful. An old stone building with a modern extension, that’s like.. 180 degrees glass, a fireplace in the center of it and just some place beautiful for guests to stay.
You can get stands for real xmas trees (shocker i know) that have a water reservoir bit, which can help the longevity... you should then plant it on the land as Alfie's 1st xmas tree...

I really like the second design from a keeping it old style but I really do think that because of the cost for a thatched roof and all of the maintenance and the cost for the maintenance is not worth it in the long run and it will look much nicer and drain better with a slate or tiled roof! Not saying this is the route you have to take just a suggestion and a comment. Also if we do make a floor plan or design, then where should we post it or send it to? But the gatehouse please please please keep the fireplace wall from the original design, it gave the house a focal point when you walk in and made more of a statement as to the character of the building (just my opinion) but love your vlogs and can’t wait to see what you decide!

I personally prefer option 1 more but I'm a person who loves the modern style. The merging of the two designs is a wonderful idea. The skylights yes but I'd keep the big window out back to look down to the pond.

Hi Tom, Lydia, and Alfie! I have been told that if you use cold water, when you water your tree. It hardens the sap making it harder to absorb the water causing it to die faster..So use hot water from your hot water tap to see if it lives longer...🤔

If you chose a design with a vestibule (great idea), you will need a place to hang coats as well - so a place for muddy boots, a shelf for hats & gloves, either hooks or a rod to hang coats. Love the changes to the design. Love the bootroom addition but u could add French doors that could lead to a nice decking sitting area so u are able to enjoy the nature reserve area your on about making plus in summer be a nice way to let the fresh air snd light plus a nice resting place for guests
One thing I’ve noticed is that if people want the rustic look for the roof, you could do the clay/concrete tiles. I’ve noticed it a lot in like Italy in the older buildings. Definitely a Option!

Option 2: the top window, of the double-stacked side windows, doesn't benefit (except for light) anyone looking out. Perhaps an upper window for the loft to look out. Agree w/you keeping the skylights! Takes pressure off windows for light, to focus on view only. Like your ides of the stove pipe going up the entire interior wall, which will help with inside heat. Baby food containment system.
I am so pleased to see you guys teaching Alfie how to use the stairs - so many people just gate them off without teaching the stairs - which causes issues if the gate gets left open by accident 😊 x

We use a tree stand that you can fill with water it keeps it alive a little longer than just setting it out without water it kinda works like a vase of flowers
Hi Tom, for the gatehouse inspo you should take a look at the 'South Lakeland' Grand Designs episode/house. They started with a similar kind of ruin, and wanted to keep as much of the original stone as possible then added wooden cladding. Something similar would look really cool, especially when its surrounded by trees and nature 👍
Love the new design. Not exactly house design related but it would be cool if you can get someone to use wood from trees on the land to make the furniture for the gate house. The wood does need time to dry so if that's something you're interested in sooner rather than later is best
Dont forget to add storage! this is a guest-house so you will want to have clean clothes, bed linens, hot/cold sheets and al that stuff stored somewhere. I also agree on the idea of a deck, maybe multi-level going a few meters down towards the pond. And with a custom waterfall going down to the pond.
I actually like the modern twist, love the idea of keeping it looking as close to how it was on the side against the road but on the other side as modern as you like.

It being a somewhat small house, I'd consider making some sort of raised flooring in the living area, gives some changeup in the layout and makes it feel more "separated" while still being all connected. Also perhaps you could use the space underneath for storage, like pullout drawers :)

If you put a dormer window on either side of the ridge. You would wake up on the upper floor looking towards the best view's on your land.

Option 2: the top window, of the double-stacked side windows, doesn't benefit (except for light) anyone looking out. Perhaps an upper window for the loft to look out. Agree w/you keeping the skylights! Takes pressure off windows for light, to focus on view only. Like your ides of the stove pipe going up the entire interior wall, which will help with inside heat.

We use a tree stand that you can fill with water it keeps it alive a little longer than just setting it out without water it kinda works like a vase of flowers
Hi Tom, for the gatehouse inspo you should take a look at the 'South Lakeland' Grand Designs episode/house. They started with a similar kind of ruin, and wanted to keep as much of the original stone as possible then added wooden cladding. Something similar would look really cool, especially when its surrounded by trees and nature 👍
Love the new design. Not exactly house design related but it would be cool if you can get someone to use wood from trees on the land to make the furniture for the gate house. The wood does need time to dry so if that's something you're interested in sooner rather than later is best

Dont forget to add storage! this is a guest-house so you will want to have clean clothes, bed linens, hot/cold sheets and al that stuff stored somewhere.
I also agree on the idea of a deck, maybe multi-level going a few meters down towards the pond. And with a custom waterfall going down to the pond.
I actually like the modern twist, love the idea of keeping it looking as close to how it was on the side against the road but on the other side as modern as you like.

It being a somewhat small house, I'd consider making some sort of raised flooring in the living area, gives some changeup in the layout and makes it feel more "separated" while still being all connected. Also perhaps you could use the space underneath for storage, like pullout drawers :)
You could add one of those skylight balconys that fold out into a mini balcony to open for fresh air and a view!
I know Tom said it long before Alfie started walking, but I don’t think I realized how silly his happy little tippy tappys would be 🥹 him and Mark chasing each other in the kitchen was too cute!!
The gatehouse on the OneTen should be Marks house. I mean he is 1. your brother and 2. head of security. Would be the perfect spot for him. OMG Alfie, he is growing so fast and is so damn adorable. I love watching him grow and all his antics. Love watching him with his Uncle Mark, that is fun times. You guys rock!

10:01 I have liked all the designs on the gate house. My only feedback is the second story “railing” being glass seems too modern I think a wire railing would maybe make it more open. 28:12 that section from yesterday was absolute gold!!! ❤
