We sold our house when we had already moved. When we were in town, I visited the house and was met with a musty odor. Our real estate agent had “staged” the house w ratty decor and had stashed the extra in the entryway closet. The smell came from old dried flowers they had stored there and was the first impression when buyers entered our home! The other smell problem comes from real estate agents, male and female, who wear overpowering cologne or perfume. Just crazy stuff that lingered for hours! There, that’s my complaint! I recommend a clean smelling ie no smell house.

I totally agree with you about toilet seat lids being down. I can't tell you how many pictures of homes I have seen and NO one puts the dang lid down. I just don't get it.
LADIES don't live in houses where the toilet lid is constantly down. Polite, well brought up men put the seat down only and not the lid for ladies and it should be left that way. Ladies do not handle toilet lids in order to use the facility. If a toilet with the lid up somehow disturbs you, seek therapy. You have serious potty-training issues and did not grow up in polite company.
I agree. I never liked the color grey because it reminded me of battleship gray. So boring and recently I’ve been seeing so many battleship grey cars. Uck !!!
We listed our picture perfect newly reno’d house a few years ago and it sat for six weeks despite several showings. So, we typed up a list of the top ten reasons we loved living in that house. We made copies that people could take home. We immediately got multiple offers on our house. Tell potential buyers what makes your house special (what cool things are close by, nice yard, great school that brings in nice people, etc). It really made a difference.
💯 Am a huge believer in that "feature list". We know what we "put into" our house when built. Added square footage, added windows, types of glass block windows you can open/close, all interior walls insulated for noise, etc, etc. Stuff buyers can't see and don't exist in your neighbor's house.
@@mcbeezee2120 When I remodeled a kitchen, in a townhouse, that had entry ways on both sides I wanted to list a light switch on both sides of the kitchen. It sounded so silly but I believe mine was the only one that had that feature, at least for the model, as it was not as easily done as you might think. Yes, a duct to the upstairs bedrooms was in the way. Much easier to do with the walls open, which we’d had to do because of the grease on the walls.
Some people do not like the smell of vanilla. That smell would have a negative effect on me when I walk into a house. The best smell is clean. Just clean. Any fragrance would be a turn off for me. Just go neutral for the sake of very sensitive people.
@@singerjo5791 Yes there are. That’s why clean and fresh is the safest way to go. I recently went with a friend to view a small cabin for sale in the woods. Whoever staged that little home for sale did an excellent job. From the first step through the door it was a pleasant experience. Everything was clean, fresh, uncluttered and very tastefully appointed with no candles burning or artificial perfumes filling the space. I didn’t want to leave.
@@suehamblin9652 Absolutely nothing wrong with neutral aka no odor. That’s the best. I hate the “bake chocolate cookies” advice, especially because I hate chocolate and I feel I’m being manipulated. Just let me evaluate the home and surroundings. I’m not going to spend 1 mil based upon a fragrance.
My thought for adding a scent to a house: cut a lemon. By the time the customers come in, the strong lemon scent is gone but there's still faint citrus.
Scents- NO Glade plug-ins, please! Went to an open house and immediately smelled a Glade plug-in. Couldn't get out of there fast enough. I'm chemical sensitive and those things make me gag. Also makes me suspect they are using them to cover up something like musty smell.
Studies have shown that all those fragrances are just carcinogens. Carcinogens cause cancer. Notice the explosion of lung and brain cancer the past decade? Among people who've never smoked?
I've heard that they're hormone disrupters. I stayed at a friend's house and had to search until I found the source, which I then bagged. The smell was gross to me.
I always use something that smells like linen or clean laundry. That way it smells like you’ve just done a load of laundry. And not trying to cover up a potentially bad odor.
First buyer who entered my "extra clean" (Realtor's description) house made an above-price offer. I believe that the house was correctly priced. What did I do? All repairs completed, new roof installed, trees trimmed by arborist, new paint inside and out. Finishing touch was cleaning by 8-woman crew ($400). No staging because house was empty. The only fancy touch: Ceramic pots with flowers flanking the front door. Compared to the houses I saw as a buyer in this price range, nothing could touch this basic type of treatment.
I agree with your list. My former home ****** Saddleridge Dr San Juan Capistrano, CA sold in 2023 for $2,419,929. When my realtor said “Put the lid down” I snapped to attention and said, “Yes Ma’am!”
It should be obvious, but take all of the junk off the kitchen sink, bathroom counters. Have the yard manicured and shrubs/trees pruned. Fix everything! I’m an unusual buyer in that I can look past a lot of stuff. But most people want a model perfect home to walk into. Do not rely upon your own wisdom. Your realtor is your best friend!
Audra - you have great tips for selling houses but you also have an amazing professional personal look. How about a video on how you present yourself as a realtor. Love your classic look, elegant hair and makeup. Would love to get advice on how to present myself! Not just the house 😘 that would be a great video !!!
Absolutely agree with this idea of learning about her look!! She is professional, classy and unfussy. She gives kind but she doesn’t take no bullshit vibes. I will not be selling or buying any houses in the near future but she has sold me on learning about this topic!
Plan to sell in about 8 months. Sadly, there was a freak accident with a sump pump--which should have been working, but whatever, and the finished basement was flooded. I had to get fix and pull off all the baseboards, and repaint the entire area. Expensive, but I will say: the painting of the baseboards and shoe mold (or quarter round whatever you have), as well as the window trims, etc. makes the basement look like it was just built recently. Going to bite the bullet and paint the rest of the house before listing. Thank you for the best tip for getting house ready to sell.
I had my house painted inside and out. I started by doing it myself. It became too much to do for me so I hired the professionals. They did a great job and I got more than asked for the house. It truly paid off! Oh and I used white inside and outside trim of brick home.
Having your smoke alarms/ carbon monoxide detectors updated is so important. I didn't realize until recently that they needed to be replaced every 10 years. Ours are hardwired to our house and has a battery back up.
Love it. Toilet seat down!!! And no gray paint on the house. I hate gray or black houses!!!! The other thing I hate is walls covered top to bottom with mirrors. So 1970ies!!!!
Even in 1976 when my parents bought a new place the first thing I advised them to do was get rid of the mirror wall tiles in the dining room! Even then it was so old!
If you have salable house the position of the toilet is not going to be a deal breaker. As a former contractor, Realtors ,are some of my least favorite people arrogant, know it all BSers . They are always trying to beat you down on the price so they can get a quick sale.
We have Sherwin Williams Extra White throughout the house. It makes a great neutral backdrop for artwork and looks fresh and clean. Pure white is warmer otherwise almost the same as Extra White.
Would add my realator was big on letting light in. I raised all the blinds. WOW! I was amazed how much sunlight came into the house. It really showed off the new paint job too--white walls and trim. The house sold quickly. Would add we did something unusual. We moved out everything. Also, i had laminate floors, same pattern, through whole house, in all rooms. It really made it look bigger.
A few years ago when my hubby and I were looking for houses we were in an unusual house, it had a lot of furniture and stuff in it but when we opened the garage OMG it was piled with stuff in the middle. I thought, how can they fit all that stuff in this house on top of all the stuff they already have in there? It was overwhelming. I also thought. They should have just rented a storage unit. No one wants to see all your stuff in the garage, especially if you haven't moved out. Declutter and rent a storage unit for a month.
Cannot stand scented candles etc. I bake SWEET POTATOES. The house smells great and it's all natural. OR if it's in the fall/winter I will boil orange peels, cinimon sticks and cloves. It smells amazing and again...all natural so no buyers are going to get a headache or sneeze!
Another one Audra to say is every bathroom should always have a new roll of toilet paper for all showings. It's crazy when I see rolls that are half used or almost gone. It's like the sellers are saying "Hey potential home buyers for our home that we think is the greatest, we just used this bathroom and it wasn't a pretty site". Just saw a $10 million dollar beach listing like this and I was like what he hell is this agents deal.
So true! even for myself I keep a very full roll on my dispenser. The "almost gone" one is place nearby discreetly but I like the look of a full roll. I also dislike it when I am a guest and the roll is almost gone and I do not see a new one nearby. What am I going to do if this is not enough?
Do you like the subtle scent when you go in Pottery Barn or William Sonoma, but dislike the scent of perfumed candles? Before your showing or open house, fill a small crockpot or soup pot with water, add two sliced lemons, 1 tablespoon of vanilla, and two sprigs of fresh rosemary. Bring it to a boil and let it simmer for about an hour. Watch the water level. You can store the leftovers in a container in the fridge and use it again.
Ok.....I HAD to subscribe. This is the second video of yours I've seen and both times, I said to hubby---God, this gal is soooo good. Smart. Great info. And, best of all---to the point. Thank you for all the great info presented in a QUICK format (and with a touch of humor too!)
LOL - Years ago I tried the bake cookies trick and it backfired. I forgot about them and they burned! The agent came to me while I was waiting outside during the showing. She told me that something was burning in my oven. I was SO so embarrassed!
Audra, thanks for the info! (I enjoy your laugh too!) In the bathroom category, I'm sure you probably said that in a different video, people need to remove any towels from their bathroom unless they are white and brand new for staging. I can't stand used smelly towels in home listings. Ugh. Also, please remove the rugs not just in the bathroom but through out the house!!
I have dogs, I know the dogs shouldn’t be on the property when potential buyers come to see the house. My question is related to their dog beds, bowls, etc. I have beds for my dogs in the bedroom and in the living room. Should I put these items away? Thank you for your help, we will be selling in a year or so and have been going slowly room by room to take care of issues.
Item #11: Liquor. If you don't drink, you'll want to start. If you drink, you'll drink more. And gray and white paint everywhere just shows you did a cheap remodel or repainting, because so many flippers are using that color scheme.
What colors do you recommend for reselling? I think white might be better than various shades of outdated blue (and a little gray) that I have right now. For a condo receiving very little natural light, located in a major city?
I agree. I just viewed interior photos of 3 homes for sale in my neighborhood, and they all have the same shade of gray walls, and cheap white kitchen cabinets. Such a shame because these houses are original mid century architect designed and had beautiful solid oak kitchen cabinets. The flippers have stripped all the soul out of the houses
That colour scheme is popular with lots of people, including high-end designers and people who just like the colour. It's versatile, goes with everything, and makes spaces look bigger. Most people couldn't care less about your prejudices about flippers.
@@macpduff2119 I've got early 1940's solid wood cabinets with the orange shellac popular in those days in Chicago area, why wreck them by painting them, let alone blinding generic white??
@markh.6686 because the right color sells. The “good wood” look with orange stain is dated. When you sell, you are selling a lifestyle and not necessarily how the previous homeowners lived.
My goal is to be an agent you would trust. I have work to do! Been at it 2 years. Binging your videos and learning all I don’t know or need to do! Thank you!❤
very good information. In central North Carolina the upgrades list varies greatly from Cali. Here a list of upgrades would be indoor laundry room, full bathroom (with bathtub) fresh paint, dishwasher, upper kitchen cabinets to name a few.
Many people are allergic to scent, additionally some people might think “What are they hiding? Moldy odors? Kitchen odors? Pet odors?” Candles? The risk of someone knocking it over or leaving it lit when leaving and starting a fire. Also I think she’s off base on colors, new builds around here are using a “griege” color, a very light neutral beigy-gray. If you have beautiful white millwork, it’s going to disappear against a white paint. It’s even being recommended by the local Sherwin Williams and realtors to people preparing to sell.
I painted in Sherwin Williams Agreeable Grey which is beige and grey mixed. It looks amazing and can be matched to any color of decor. It is neutral and will never go out of style.
The only air freshener I have is one of those freshmatic ones with a pet odor neutrilizer scent it automatically sprays every 28 mins only in the laundry room as that is where the litterbox is
I try to just have a very clean smell. It’s a 1900s Victorian so it’s window cleaner, wood polish with vanilla mixed in it and a mild cleaner. It’s summer and I’ve been cranking the thermostat down more than my husband is comfortable with 😂. But my favorite thing is when I hear that someone who came to look at the house walks in and immediately comments of it smells so clean it feels so nice in here, what a stunning house. If they’d just follow that with an offer I’d be ecstatic ❤
Thank you to the TH-cam algorithm for putting this video in my feed. Count me as a new subscriber! I don’t agree with the scents and I don’t agree with painting the interior all white, but I like your presentation and I’m looking forward to more videos. PS: I’ve been surfing online looking for my perfect retirement home for years, and I have to tell you every time I see an interior painted white I think the person that lived there had zero imagination and probably didn’t update or upgrade their home in any way. I think a nice beige color usually works well.
Many people are unaware that scented candles and diffusers can be harmful to pets and they can kill birds. If my realtor puts these in my home when I (and my pets) are living there, I'll fire him/her.
I hear ya. Its a great discussion to have with your realtor. However, if you do have pets and birds and other critters sometimes their odor can deter buyers from moving forward with a purchase offer. The sense of smell is powerful. I would at a minimum make sure the house has fresh air streaming through the property. Nothing worse than walking into a smelly house. We all have our own personal house smells. We don't notice it when we live on the property..but visitors do notice it. Using fresh clean organic smells is a good idea (Fresh Lemon, Orange, vanilla)...just to make the house smell fresh and to get rid of any personal smells. Just. my opinion.
I made it clear up front when I sold my last house….nothing scented! And informed my really great realtor I would not even go into houses where scented cleaning products, scented candles, aerosols had been used. I did not know some of these things could kill birds…but as an RRT/RN I do continued use is detrimental to human respiratory health and just like cigarettes is a cause of lung cancer/ disease…thanks for the pet info..

QUESTION: Audra: any advice on selling a home when out of the home state? Are there companies that can purchase a waterfront property without owner being local?
Here's yet another excellent video. 👍👍👍 Is it the date of manufacture or the date of actual installation that must be on the smoke and CO detectors? Where do you write the date? When painting the interior, would you recommend painting the doors the same color as the walls and what gloss for trim/doors and walls (same or different)? As always, thank you for your help.
It's the date of installation. There is a place on every smoke detector to write this, usually month/year. New smoke detectors will self destruct when they reach their end of life.
@@johnhaller5851 Does that really make sense? You could have a "new" smoke detector with an old battery that has degraded. It may not last much longer. When these things go bad, they make an audible sound and they have test buttons to verify functionality. Isn't that enough or is there some other reason to write the date on it?
Hi Audra! As for any kind of scents, my immediate thought would be what kind of odor is the seller trying to hide. I don't like to be negative right off the bat, but you have to be leery of everything these days. It's so hard to trust people to be honest. I do have one question - for those of us struggling with the commission issue, what are you thoughts on companies like Felix or Clever, or other similar companies who claim to save you money on commissions? With the economy right now, as a seller, the more equity I can walk away with, the better, for making my next purchase. TIA
I have a chemical sensitivity to scents which made it so difficult for me to tour houses. I told the realtor to please recommend clients use air purifiers. Scented candles and plug ins are outdated since air purifiers came into play since covid.
Dear Audra, Wanna hear a funny story, or just what happened way back, another lifetime ago now. When I was going to College, and single. I was renting a room near the college, in Cal. The owner decided to sell and a very nice Filipino Realtor was there for the showings. Since it was for sale most of my stuff was in boxes and bags on the garage floor. But it was not secured. The Realtor was a single woman herself, I gathered from casual conversation. There were very few showings and I found a better rental at the time. Did not realize till much later after moving. All my pretty nighties were gone. Like the cops always say who had access, that so-called nice Realtor was the only one there by herself for hours at a time. She took my nighties, not all Realtors, as you also have heard are responsible and ethical, but I believe most of them and you are very GOOD PEOPLE! Point taken secure what is yours.
I once went to a house for sale where the owner had something good smelling , like pympkin something, in the oven, but I felt let down when it wasn't shared with us!
Hello there...I will get on the paint video ASAP. I would steer away from light grey. The nice thing about white is that its like a clean slate. Some people just hate grey right now. Its been overdone for the a last 10 years. Just my opinion.
Non of my three previous realtors ever showed up when someone came to see my house.😢 Decide to use flat rate ones after since they are cheaper and do the same jobs
We had vanilla scent we we did our open house. That was one of the comments from our buyer about how nice the house smelled. When it came to closing she was complaining about the house didn’t smell as good as it did at the open house. Well, duh, we just cleaned and disinfected the house because we had cats and dogs. She almost changed her mind about buying!
An agent was selling homes in a landslide prone area. How did she inform the buyers? She merely said, "You better jump on this deal, these homes are going to be moving fast!"
Very Cali and US centric. I live in Normandy, France. The only thing any surveillance tech would capture at my home would be dormice, deer and boar. 😄 Some useful tips nonetheless.
When my daughter was selling her house, the real estate agent allowed a couple to go upstairs alone and they stole my daughter’s expensive jewelry. She never got it back nor was she reimbursed.
Ugh...I hate hearing this. I am so sorry. I do recommend removing all valuables from the house. Its hard to prove anyone stole anything. Better safe than sorry. Truly sorry.
@@AudraLambert That would be great! I think I'm leaning towards SW Pure White or Valspar Swiss Coffee. I found my Valspar sample of Swiss coffee is much less yellow-y than other brands. Housing prices likely won’t drop significantly until supply increases. The U.S. is short millions of housing units and isn’t building fast enough. Demand remains high, and even a small dip in prices attracts many buyers. I’m looking to buy affordable houses in 2024 and maybe invest in stocks. When’s the best time to invest in stocks? Some say it’s profitable, but others warn it’s risky. Any advice?
Consider buying stocks when the economy is not doing well, like during a recession. It could be a chance to buy them at a lower price and sell later when prices go up. Just keep in mind, this isn't financial advice, but sometimes it's better than keeping a lot of cash.
Having an investment advisor is the best way to go about the stock market right now. I used to depend on TH-cam videos but it wasn't working. I’ve been in touch with an advisor for a while now, and just last year, I made over 80% capital growth minus dividends.
'Stacy Lynn Staples' is the licensed advisor I use. Just research the name. You’d find necessary details to work with a correspondence to set up an appointment
I love fragrance. I suffer from allergies, mostly pollen, and mild asthma from time to time, but when I walk into a house with a beautiful fragrance, lavender, vanilla amber, be an essential oils plug ins or candles it makes the house feel like a home. I have been to many beautiful homes where people use fragrance , its just makes me feel like the sellers took the time to do something a little special for a buyer to enjoy while walking through their home. I personally love the idea.
Hello Audra. Thank you for your awesome channel and all the valuable information you share. I'm a new viewer and I'm already hooked! My question for you or anyone is: How easy is it for a seller to back out of the contract with the listing agent if their getting cold feet? The house hasn't been shown yet with no buyers. It hasn't been listed yet either as inspections and some repairs are being done first. Thank you, John
The most important thing to have in your house when selling - Is YOU, the owner. That way you can tell the stupid buyers to get lost. And home inspectors are supposed to consult with the home owner before making an inspection to get the history of the house. But they aren't doing that. So home inspectors can go to hell as they are scammers. Also any realtor that tells the owner to move out before putting the home up for sale needs to lose the relator license. When the owner is not there, the buyer will make all of these demands and the owner is not there to tell the prospective buyer to take your demands and shove them. The buyer and the buyer's agent are now in control of the process and because the owner has moved out, the owner can't do anything about it and has to give control over to the buyer. The selling agent encourages that because they want the sale to go through because all that they care for is the commission. They seem to forget that the sellers don't need to sell, they can continue to live in the house. The lessons that I've learned is to not get a realtor and to not sell.
Our economy is struggling with uncertainties, housing issues, foreclosures, global fluctuations, and the pandemic aftermath, causing instability. Rising inflation, sluggish growth, and trade disruptions need urgent attention from all sectors to restore stability and stimulate growth.
With the US dollar losing value to inflation and other currencies gaining traction, uncertainty looms. Yet, many still trust in the dollar's perceived safety. Worried about my $420,000 retirement savings losing value, I seek alternative security for my money.
With my demanding job, I lack time for investment analysis. For seven years, a fiduciary has managed my portfolio, adapting to market conditions, enabling successful navigation and informed decisions. Consider a similar approach.
This is definitely considerable! Do you think you could suggest any professionals or advisors I can get on the phone with? I'm in dire need of proper portfolio allocation.

The problem is that there seem to be so many sensitive people.
Vanilla is gross. It's strong and heavy. Blocks my sinuses. If you're avoiding offensive, this should be top of the list.
My friend is allergic to vanilla senses
My thought for adding a scent to a house: cut a lemon. By the time the customers come in, the strong lemon scent is gone but there's still faint citrus.
Love this! Or maybe an orange.
Some people are allergic to citrus and the oils. It’s so difficult to find a scent that is ok for all.
If I walk in a house and it has any smells, I have to leave right away. Allergies and respiratory issues are constant problems for me and many others.
Yes, those plug-ins are so toxic!!!
I hate the smell of laundry soap or dryer sheets. Sundays outside my place smell like a laundromat.
My former home ****** Saddleridge Dr
San Juan Capistrano, CA sold in 2023 for $2,419,929.
We all don’t live in model perfect homes
If you want that buy a new home with new home prices
Audra - you have great tips for selling houses but you also have an amazing professional personal look. How about a video on how you present yourself as a realtor. Love your classic look, elegant hair and makeup. Would love to get advice on how to present myself! Not just the house 😘 that would be a great video !!!
Ahh...Penny, thank you so much! You just made my day. I just may do a video on this topic. Great idea!!
You're so right, Penny. When I see and hear how Audra handles herself, I just want to hire her. Unfortunately, she doesn't cover our part of Calif.
Absolutely agree with this idea of learning about her look!! She is professional, classy and unfussy. She gives kind but she doesn’t take no bullshit vibes. I will not be selling or buying any houses in the near future but she has sold me on learning about this topic!
I completely agree with you! She looks classy and elegant. Beautiful voice and presentation goes a long way.
@@tanyatanya891 That's nice, but it's what's between her ears that matters to me. She's a sharp lady.
YOU hate it? Great. I’ll alert the media.
Sounds perfect...thanks for the tip!!
Love the Extra White
Would add my realator was big on letting light in. I raised all the blinds. WOW! I was amazed how much sunlight came into the house. It really showed off the new paint job too--white walls and trim. The house sold quickly. Would add we did something unusual. We moved out everything. Also, i had laminate floors, same pattern, through whole house, in all rooms. It really made it look bigger.
I hate scented candles too. A lot of us are ultra sensitive to smells.
Declutter and rent a storage unit for a month.
geez, just see past the furniture and clutter, it won't be there when you move in you know
Cannot stand scented candles etc. I bake SWEET POTATOES. The house smells great and it's all natural. OR if it's in the fall/winter I will boil orange peels, cinimon sticks and cloves. It smells amazing and again...all natural so no buyers are going to get a headache or sneeze!
Great idea!! Thanks for sharing!!
Never thought about sweet potatoes…great idea….I will be stealing it😏
Love cinnamon but my husband doesn't. Cloves smell gives me migraines. Like the throwing up kind. You might want to rethink your smells.
Hilarious 😅
Lol😊
That would be funny lol
Audra, thanks for the info! (I enjoy your laugh too!) In the bathroom category, I'm sure you probably said that in a different video, people need to remove any towels from their bathroom unless they are white and brand new for staging. I can't stand used smelly towels in home listings. Ugh. Also, please remove the rugs not just in the bathroom but through out the house!!
Toilet lids! Totally agree! Down
I have dogs, I know the dogs shouldn’t be on the property when potential buyers come to see the house. My question is related to their dog beds, bowls, etc. I have beds for my dogs in the bedroom and in the living room. Should I put these items away? Thank you for your help, we will be selling in a year or so and have been going slowly room by room to take care of issues.
Put them in the trunk of your car while the agent shows the house. 🤷🏼♀️
I will be taking my dogs out and removing beds and water bowls etc.
Totally agree with the direction of the TP and CLOSE THE LID! Especially for the MLS photos!
How on earth do you turn over a water heater? Are the straps because of earthquakes?
Yes
Many people are allergic to scent, additionally some people might think “What are they hiding? Moldy odors? Kitchen odors? Pet odors?” Candles? The risk of someone knocking it over or leaving it lit when leaving and starting a fire. Also I think she’s off base on colors, new builds around here are using a “griege” color, a very light neutral beigy-gray. If you have beautiful white millwork, it’s going to disappear against a white paint. It’s even being recommended by the local Sherwin Williams and realtors to people preparing to sell.
well they are wrong. That trend went out several years ago.
I painted in Sherwin Williams Agreeable Grey which is beige and grey mixed. It looks amazing and can be matched to any color of decor. It is neutral and will never go out of style.
@@carollynt my house painter is currently painting my interior Agreeable Gray!
Artificial candle fragrance stuff sets off my allergies and can irritate the respiratory system
Hello from Mission Viejo!
Oof the Amazon candle😂! I love Anthropologie' and Volcano capri blue . Both smell like a resort
Just as long as its not too overpowering. I will check out those candles. Thanks for the tip.
If you have a large property, make sure you know the boundaries. Have a surveyor place flags etc.
Just. my opinion.
Makes me wheeze, and I don’t even have asthma.
People have animals in their house is beyond me!
@@ursulasmith6402 I really feel sorry for you. You've never experienced a close relationship with an animal. I feel sorry for you.
Hi, Audra, it's Debra from ROGW-LN office with a TP Pro Tip: Fold over the last piece of toilet paper into a V just like they do in luxe hotels to assure that no one has used the toilet paper roll and facilities. It looks nice, too. And yes, always keep the seat cover down people. PS Love the "Audra Laugh Track" in all of your videos, cracks me up every time. Best wishes of reaching 50K subscribers real soon!
Ahh...great tip...and thanks so much. Laughing
QUESTION: Audra: any advice on selling a home when out of the home state? Are there companies that can purchase a waterfront property without owner being local?
Completely agree to keep the toilet lids down. It gags me when I see toilet lids up.
I would like to know this too. 👍
TIA
Omg, I love you! You are spot on! Excellent content and presentation, well done from an architectural designer
I have a chemical sensitivity to scents which made it so difficult for me to tour houses. I told the realtor to please recommend clients use air purifiers. Scented candles and plug ins are outdated since air purifiers came into play since covid.
Addicted to your videos! Thank you for the realtor referrals! 😊
Ahh...so glad you are getting value out of my videos. So happy to help! Good luck with those interviews! You're going to do great.
One other thing to paint is your fence, if you have a wood or masonry fence. Colors may vary
John...that is a great point!!
I pressure washed my wood fence and it became 4x brighter. After drying I rolled a clear sealer on it so it would last.
She took my nighties, not all Realtors, as you also have heard are responsible and ethical, but I believe most of them and you
are very GOOD PEOPLE! Point taken secure what is yours.
I once went to a house for sale where the owner had something good smelling , like pympkin something, in the oven, but I felt let down when it wasn't shared with us!
Medication and supplements on the top shelf in the kitchen cupboards/cabinets 😮
Paint colors video soon please. Having a hard time deciding my paint color going to re paint. White with no pigment or a off white really light grey
No to the grey. It's depressing and out of trend. Sherwin Williams Extra White is a neutral with a bit of blue so it's great with everything.
@@jsmum196 extra white looked beige to me. It has green and blue in it for the tint
Hello there...I will get on the paint video ASAP. I would steer away from light grey. The nice thing about white is that its like a clean slate. Some people just hate grey right now. Its been overdone for the a last 10 years. Just my opinion.
I used Egret white on my walls from Sherwin Williams. No blue or green in it.
Grey is overdone.
When real estate agents they often post pictures with the toile seat lid up, and they’re the experts?
@julieorourke9897 i hate open toilet seats, closed shower curtains too. But it has dawned on me that it could be a cultural thing in some areas.

We attended an open house and not only were personal things everywhere, but also the house smelled like dirty laundry.
Non of my three previous realtors ever showed up when someone came to see my house.😢 Decide to use flat rate ones after since they are cheaper and do the same jobs
Awesome content, I know it's geared for sellers and buyers, but do you have some material geared to us Realtors? Thanks much!
That was really helpful, thanks. And I happen to have a gallon of Swiss Coffee in my basement, lol.
I love Lulu Candles. Thanks for the reminder. I am going to order now!
I remove the TP from the bathrooms. This solves a few problems. 😅
If I go into a house with a scented candle smell it's a major red flag for me. Covering up something.
Sometimes they are trying to hide something...but other times its not meant to be too strong..just create a good vibe.
@@AudraLambert As you mentioned, opening all the windows and airing out the house is the best. Nice cross breezes really sell!

Why would you leave jewelry or electronics like lap tops out, with strangers walking through your house? C'mon, SMH.
No scented candles! Aired out house, sparkling clean smells and feels good.
Hi Audra, I love your videos! Thank you so much for recommending white paint colors :)
You are so welcome! I am going to do a video on more detail about paint colors.
@@AudraLambert That would be great! I think I'm leaning towards SW Pure White or Valspar Swiss Coffee. I found my Valspar sample of Swiss coffee is much less yellow-y than other brands. I LOVE Benjamin Moore paints and currently have BM intense white throughout my condo but because I don't get much natural light, it looks darker and more drab than it truly is in the bedroom for example that has more light
What is the scent they use in model homes? I swear it’s always the same, and I like it.
These are the best tips I have ever come across.
Yikes! I hâte the smell of vanilla 👃🏽

I hate vanilla smell.
Could you recommend your advisor? I'd appreciate some help.
'Stacy Lynn Staples' is the licensed advisor I use. Just research the name. You’d find necessary details to work with a correspondence to set up an appointment
Thank you for the recommendation. I'll send her an email, and I hope I'm able to reach her.
I Love your videos. You make me smile and laugh. Then I think of all I have to do to do what you say. Overwhelming…😊
Thank you. I made a list for my husband to read.
Wonderful! Get him to work:).
I personally love the idea.
no scents, I have MCAS and if someone’s house is full of perfumes (candles, sprays, order removers), I won’t get through a showing.
Good point, thanks for sharing. I will keep that in mind and try to use more natural options
Light lemon smell is great

Can we have a Legal list of all we need to prepare for a for sale by owner in good old California
Or even a book recommendation
Hello Audra. Thank you for your awesome channel and all the valuable information you share. I'm a new viewer and I'm already hooked! My question for you or anyone is:
How easy is it for a seller to back out of the contract with the listing agent if their getting cold feet?
Just research the name Desiree Ruth Hoffman. You’d find necessary details to work with a correspondence to set up an appointment.
I appreciate it. After searching her name online and reviewing her credentials, I'm quite impressed. I've contacted her as I could use all the help I can get. A call has been scheduled.
Yes!!! The toilet lid needs to be DOWN!😅
