    Damn Fantastic! I’ve always wanted to do this to my older mobile home. people telling me I’m crazy and say to just don’t do it to a trailer it’s not worth it and buy a new one well the thing is is I own this place so why not fix it up and make it look like how I want it instead of buying a place and paying up to 40 years on it... so I’ll just fix up what I have and make it look just as good as something brand new like you did in the video. Great work again

      TRX VLOGGER, when I bought that place a lot of people thought I was nuts, including some of my family and friends. But I had studied the local market for these and understood the possibilities. I had a vision and I pursued it. It worked out very well for me. Those same people that kind of made fun of me at the start were saying "Hey, I would like to live in a home like this" when it was all done. It even prompted one woman I know to sell her site built home and buy one of these. She banked a lot of money in the 'down-sizing' process. Go for it! :-) Thanks for watching and commenting.

      I did a similar project years ago and was called crazy, too! When it was finished, I actually had people who drove by and stopped to comment on how beautiful it was...and I did it for a fraction of the cost of buying a new home!🙂

      @@74dartman13 I'm doing renovations right now on a 1971 Champion. EVERYTHING was bad in it, but the great thing is, the materials We have in Todays market are cost friendly and lasts really well when done right!

    Great job! I should have filmed my double wide renovation. I bought a trashed double wide for $9,000 and gutted and completely rebuilt it. It looks brand new now and we have no mortgage!

    I never would have guessed that this could be done to a mobile home. Glad that this mobile home got an awesome second life. This home deserves a name plaque mounted outdoors. "Three Gables" perhaps. Incredible transformation!!!

      big2868, when we renovate these homes we like to make them look and feel like cottages instead of mobile homes. Many cottages are named, and we did consider that for this home. What came to mind was "Green Gables" as in "Anne of..." We did another one that sat perched high on a corner lot with a commanding view of the park. We thought about "Eagles Nest" for that one. :-) All in good fun, and a bit whimsical.

      big2868, Anne of Green Gables is a favourite in our home, too. The 3 movie box set sits on our shelf as well (VCR cassettes). :-)

      Anything can be done, but many states have laws against adding additions to an existing mobile home unless the home sits on a permanent foundation. Where I live, if the home rests on pillars (cribs), any addition, including a deck has to be freestanding so both the original house and the addition can move independently.

    Wow just beautiful, I currently own an older single wide with a slight domed roof. I wanted to put a new gable roof and extend it over to make a covered porch but was told by township that it cannot be done. They said the structural frame was not strong enough. They wanted me to basically make a carport over the entire structure. It would never look as nice, it would just look like a trailer under a carport. You did an amazing job.

      In pure someone could restructure the exterior walls with 2×4 or 2×6 that way you can hut the roof you want!

Where we are additions like this are a common occurrence. In fact, it is harder to find a mobile home in original condition without an addition than with.

    Beautiful!! I live in a single wide home myself and would love to make it into a double wide one day. It’s been two years since I paid off my mobile home and I love not having a house payment.
    Do you have any companies you recommend in San Antonio area that would do a great job like you.
    Also, how much was this renovation?

      Hi, sarah. Thanks for watching and commenting. Congratulations on being mortgage free! :-) The freedom that comes with that is a good feeling. We are in western Canada. Unfortunately, I don't know of anyone in San Antonio doing work like this. As far as costs go, we live in an area that has very expensive housing. We don't disclose our costs for personal reasons, but I can tell you that after the renovation was done we sold this home for $230,000 Canadian dollars. We made a nice profit on it. :-) That was two years ago and the folks that bought it could turn around and sell it now for a profit.

    It's funny by adding an extra 300 square feet how much bigger that house is inside now and all the rooms flow together nicely I am really impressed by what a nice job you guys did.

You are an amazing contractor, craftsman and craftswomen (your daughte!) who is getting the best training ever! On top of that, you do your own building drawings...that is why the framing and floor structure, etc. looks like you know what you are doing!!! On top of that you are located in BC.     I love watching this - It's probably my most watched video. Question about the original roof trusses. Are they 2x4 construction and did you have to add support to them before you hung them to the header beam? I want to do this same thing but my trusses are 2x2. Any recommendations? And by the way.....thank you so much for keeping these comments up to date and for continuing to share your knowledge!

      The roof trusses in this home were a combination of 2x3 and 2x4. The framing for the new roof really did not add that much weight. It is kind of difficult to explain, but 75% of the weight of the roof over the old original unit is on the exterior wall between the original home and the addition, distributed between the original wall studs and new beams. The load is then distributed to the floor joists, the steel beam under the floor joists and ultimately to the cribs.
      If you have 2x2 rafters then some support may have to be added. You would have to consult with a structural engineer in your area for advice on that, and code compliance for your building jurisdiction.

The actual construction process of building the addition and renovating the original unit was about 8 months. The rest of the time was taken up with getting approvals, permits and conveyance.       The soffit panels are aluminum. These panels are attached to 1x4 purlins screwed to the joists. The panels are attached to the purlins using a combination of 1-1/4" 18 guage galvanized staples and #8 x 1" plated screws.

      @@BCRenovationMagazine Yes, thanks for the comeback. House I bought 2 yrs. ago was done very poorly. Everything. I replaced the front porch ceiling this summer, used 1/2" x 3" ply rips for purlins and 1- 1/2" aluminum j channel on perimeters. I could go on.

    Beautiful job friend, you really take pride in your work, just got one thing I saw that I was surprised to see and that was no green board in the bathroom, now I'm old school and haven't been out in the field for years.
    So I know products change, so if it's still water resistant board in a different color, which for separating standard from water resistant it always used to be green, then I'll totally understand, if not then I gotcha ! Ha! Ha! , still the best I've seen in all of my years, well done.

    7:27 the original roof decking looks amazing how old was the original mobile?
    11:18 too bad the greedy park didn't pro-rate the space rent as an incentive to finish the renovations on time.

      Hi, Patrick. That original roof decking is from the early 1990's. It still had the original shingles. The decking was in amazing condition considering the age and lack of maintenance. We are in a semi-arid climate which probably helped.
      One thing about the parks, they are the boss! You want to play in their park you have to play by their rules. It all went well with them. I have no complaints.

    Winters can produce cold floors on mobile homes. Do you know if DOW Tuf-R is ever fastened to the floor in between rafters in crawl space. It could invite mouse nests, but would seem to warm those floors in February.

      They sell it at Home Depot, sheet of foam covered on both sides with aluminum foil, available in wide ranging thicknesses up to about 3" thick.

    Beautyful. Just a suggestion, next time maby a ridge board tor that roof. And thoes joist and rafter bays will love you if you will block them when over ten feet. Maby some A35 wont hurt. Thanks for sharing a great video

      Thanks, Ralph. This project was done in one of the most heavily regulated building jurisdictions in the country. All plans and specifications were scrutinized by civic plan checkers. They requested amendments and we complied, doing this specifically as they required. It was concerning their requirement to keep the original unit and addition as 'separate' structures Approvals and permits were a lengthy process taking months. The project was inspected several times by the building inspector along the way. On each occasion there were no infractions that required correction. This is a little different process than adding to a stick built house on a foundation. Thanks for watching and commenting.

    You're attention to detail is spot on. I can do builds like this but I don't have the time because of work, to do so. I only need a backside elaborate deck built and a frontside porch addition, hipped to the existing roof structure. Can you let me know what areas you're able to service or you're willing to visit? I can supply designs if needed. Absolutely beautiful work done by you and your crew. I didn't see anything that was half-assed done.

    This is absolutely beautiful. You practically build a whole new home. And one of your videos you mentioned that it takes you a year to complete one of these renovation. Do you do this as a hobby or do you do it to get a return.

      D Locahontas, yes, the timeline for one of these for us is about a year. I am a semi-retired building contractor. This is kind of like a hobby for me, but it does pay well. Some of it is the challenge of taking something most people would discard and making it useful again. There are a few of us around here doing this and it is working out well for everyone.       @@BCRenovationMagazine Hi Wow very exciting, I have been rebuilding mobiles on and off for about 30 years now. I just love it for the same reason. I love bring life back into these homes. But between the rules an costs it is getting to a point where it isn't cost effective any more. I just finished one about 2 months ago, just a rebuild, it cost about 80k use. The home re sold for about 250k, but it was about 120k to buy it. The rules from the building dept are just getting crazy. Thanks so much for your vid

      Hello, joseph. It's nice to run into someone else that has been doing this and 'gets it'. I think renovating mobile home properties has been one of real estate's best kept secrets. :-) I discovered this segment about 4 years ago.
      The cost of 'inventory' is getting expensive around here as well. The regular channels of finding these properties (realtors) is not the most cost effective way to obtain them. The middlemen have to be removed. I am finding that I am building a network of people that are referring these project homes to me. The homes I am buying aren't even making to the market.
      If you don't mind me asking, where are you located? The prices you are mentioning are similar to our prices here in British Columbia, Canada.

But I leave the venting and place I put a ridge cap venting in if there isn't one. because I want the homes to breathe the way they were designed to but then I'm putting this rigid foam on top of that I'm not sure if I'm just wasting money on that? Am I making any sense

      Deathalone, I design, engineer and draw my own project plans. I have been trained to do this. If you are unable to do this yourself then I suggest that you try to find a good draftsperson locally to do drawings for you. You would be looking for someone with experience in building construction (there are different kinds of drafting). These are not complicated projects. You do not need the services of an architect and probably not a structural engineer.

      Hi, Reggie. Thanks for watching and for your comment and question. I come from a background of people who have always fixed and built things. Much of what I know was learned at my Dad's side as I worked along beside him and watched him as a youngster. He was a builder, too. Over the years I have worked alongside many talented and gifted people on my jobsites, and when you do that for 40 plus years some of that rubs off on a guy. I am also formally trained, holding a journeyman carpenter trade certification. I have been doing this all my life so some experience comes into play as well. I have always said that the best way to learn is by doing. Pick up the tools and give it a go. :-) Mistakes will be made (I have made mine) but we learn from our mistakes.

    How about tie down (anchor) of the new addition to the ground. Here in Texas you'd have a problem unless you did so. The wind is such that pickup is a real issue. The original homes are anchored (now) with screw anchors with a sheet of metal driven in front of the screw on the strap side. So ground moisture cannot pull the anchor towards the strap. This is very important and I don't recall seeing any provision in your video for anchoring (unless I just missed it). Thanks.

      Hello, A Day. Yes, I am familiar with tie downs. As odd as it may seem, tie downs are not required in our area. We live in a very temperate, docile, semi-arid desert climate. No hurricane threats and such here. The homes just sit on the cribs, which just sit on the ground. The original home had sat there since new in 1991. When we bought the home in 2016 it required only a fairly minor re-level of the original unit due to some settling. Everything here was done to local code requirements and inspected.       its all about location, here in maine we dont need tie downs. but you do want a good snow load, my roof is 40 psf.
