  • Buying property on the island of Sardinia in Italy often conjures up images of expensive villas on the Costa Smeralda buy in today's video I want to show five lovely places in Sardinia where you can buy property for a lot less.

    Hello, in my opinion you have to stop with 'lovely musemus and churces'. i mean in every video u get excited that there r many churces or museums or galleries but lets be honest nobody who thinks about buying properties thinks in this categories. more important is crime rate, restaurants, pubs, shopping centers, infrastructure(airports, highways), is it a all year round destenation or is 80% restaurants clossed in winter. what activiteis can u do in summer and winter. these r important factors. musemus and churces r importnt if u go for 1 day trip in my opinion. there is an app that simulates how much can u charge for apartment in airbnb for example, so this could be useful for anylyzing market if u dont plan to relocate but just use for 6 monts per year. I dont want to seem as im attacking u i just feel like u do great job in finding property but u dont focus on the right things while anyzing if something is good opportunity or not. This comment was only made to share my observations with u. But still i love watching your vids and i hope u keep them rolling.

      Oli thank you for your feedback. I take on board what you say. I do feel though that in a country like Italy many people are drawn by monuments and beautiful churches even when it comes to deciding where to live (perhaps less so on museums). Crime is certainly something I could focus more on going forward and perhaps roads and shopping centers. I do feel as though I focus a lot on train stations and especially airports (some might say too much) and to a certain extent on eateries and bars. When it comes to investing I tend to focus more on other places where taxation is lower, there is less red tape, government debt is lower, GDP growth is higher and where demographics are better. Italy is more of a lifestyle purchase but of course yes I can give an indication of the airbnb market but I also want to point out that more and more cities/countries are making it difficult for property owners to make money on the airbnb market and this trend is likely to continue.       @@saveandinvestwithgiorgiolo8375 I think you make good analysis and provide good advise. At the same time my view is that some other parameters, like the quality and availability of medical services, as well as the infrastructure (including the basic ones), crime rate, internet availability / speed, etc, should be, if possible, explicit part of the equation when presenting opportunities of investment. Often when the price is low one or more of these elements are factored in the discount you can get on the price for apparently a good property in a good location. May be it would be worth to include all these aspects in the next analyses.

      Fair points brasileiro69. To be honest I never hear from foreigners issues with medical health facilities in Italy (to be fair though most people I talk to are not retired and many are very young). Medical health facilities in Italy are much better than countries like the UK. In many parts of Italy the doctor comes to your home if you are too ill to attend the practice. In many parts of the UK it can take you weeks to get an appointment to even see your local doctor. Believe me I speak from experience. For most foreigners private medical care consultations in Italy are not that expensive either. A few years ago I had problems with my scalp and I went private through the company I worked for n the UK and the consultant literally charged my company 400 pounds for 30 minutes consultation and failed to solve the problem. In South Italy a private consultant charged me 50 Euros and solved the problem. I think generally internet speeds are not bad in most of Italy either although I would love the internet to be the same speed as in Singapore!!!!!! Generally when I show places where crime is not very high but of course I could focus the actual crime rates statistics.

      @@saveandinvestwithgiorgiolo8375 I am not sure if i am allowed to post links on the comments. In Sardinia if you pick any statement from people who live there up to politicians in the Regions and the City halls, they are telling the situation is catastrophic, for summer they are not even able to guarantee the public medical guard service in the territory of Costa Smeralda. The waiting lists for surgeries and treatments lead people to move out of the Region in search of timely treatment. I am italian and proud of my country but we need to say things as they are. If you don't mind I will add two links one of them of the mayor of Arzachena, an interview of few days ago where he talks about the situation there (and we are in Costa Smeralda) and the fear, like last year, of not having the possibility to guarantee the presence of a medical guard even during summer time. And another regarding the true state of healthcare system in Sardinia which is close to collapsing. The only newly built hospital donated by Qatar is in Olbia but is quickly running out of capacity to treat patients.

      @@brasileiro69 of course she also says nonsense, first the mater olbia is not a gift from quatar, but subsidized by the region of sardinia, the arabs have made an investment. treatment times are like in the rest of Italy, then if you pay even earlier, in Sassari there are 3 state-of-the-art hospitals in robotic surgery, it's time to stop talking about the island as if it were a black hole, of course not everything is perfect and it can be improved, but thank god it's not brazil

    Thank you for this terrific overview of Sardinian cities!!!! My wife and I will be visiting Dorgali and Bosa in September (4 months from now). You provide a fantastic - even handed - overview of all of the cities that we are interested in exploring, even if we are not planning to buy... but you never know what the future holds.

      @@goghvan-nw1to Many thanks. Montepulciano without question is a wonderful town and given it is in Tuscany property prices are very reasonable. I did a video on Tuscany and the best cities to buy. Perhaps I might just do one for the smaller towns.

    Hello Giorgio, Olbia city (not the surroundings, like Porto Rotondo) is not expensive at all in terms of real estate. If you check the prices in the city we stay at 1.5 / 2k per m2. Arzachena city is also very cheap, although in my view, far less attractive than Olbia. With this in mind Olbia in my view scores at the 1st place in the Island, with Cagliari in the 2nd place. A very important point I would have added to your analysis: there is a cronic water pipeline problem in Sardinia, with water interruptions taking place from time to time and more often in the rural areas. As said already few times in the comments: no one should never take for granted these aspects, when investing: if properties in a place are priced low there must be a reason for it, it is never accidental. For example in Sardinia there is a big problem of shortage of doctors and medical services which should be considered especially when you make a life-style investment. With all this in mind I believe also that Tempio Pausania could have shown up in the list. Keep up the good work, Giorgio, and still waiting for your coverage of Uruguay ))

      brasileiro69 I have to honest and say I think as cities Cagliari/Alghero are more attractive than Olbia. Prices in areas in and around Olbia such as Santa Mariedda, San Giovanni, Santa Lucia, San Pantaleo, Cugana , Castello Pedres ecc are all 2500 Euros plus per sqm which is not cheap. The historic center is also well above 2000 Euros per sm on average. Tempio Pausania came close to making. Certainly the prices are cheap. I went for Sassari as although prices are that bit more expensive I think Sassari is a city with more to offer. That said it is all a matter of opinion and in many instances there are no real right or wrong opinions but preferences. Climate change is having its effects but I read an article on unionesarda.it that the things were not as bad in Sardinia as some people thought. There has been a shortage of doctors. I think they are trying to address by recruiting doctors from countries such as Argentina. It is something to keep an eye out for. Many thanks for your feedback.

      I've heard water supply interruptions are fairly common in the south in general, and that many people have an extra water tank for those times... Is it a different or worse problem on Sardegna?

    Hi Giorgio, I really like the videos, thanks! Where in Sardinia would you choose to reside in? We are a Swedish family looking at places in southern Italy due to the tax incentive given to EU residents. We've been recommended Cagliari and Bari, but there are so many to choose from. English speaking, vibrant, not too quiet, lovely nature, good cost of living, english nurseries/kindergarten, and good healthcare are some of the things we're factoring in :) Tricky question, but I would really appreciate your point of view based on your vast experience of Italy!

      Very interesting question and I hope Giorgio eventually replies. I'm from Iceland (and have lived in Sweden) so very much identify with your question as I've been contemplating the same, based on the "Impatriati" tax regime. I was very focused on Abruzzo (and Girogio has a video on best places to buy there) but now looking at Sardinia as I'd love to have a day boat with somewhere interesting to go on the weekends. In any case, I do hope you come back with whatever decision you have made, so I can potentially learn from it.

      Young people in Italy start to speak English but I would not expect too much, in Cagliari for sure you will find more comfortable, it is a big town. There are nice beaches in the town completely renewed but Sardinia is famous for the cost; there are many places close to Cagliari you can visit. The weather in south Sardinia is better than in the north. Take into account that Sardinia it is quite windily. What you eat in Sardinia is not comparable to what you eat elsewhere. When you reach the land from the see the first thing you will notice if you go there in the summer is the smell of the plants.

    I know this video was 9 months ago, I just recently have been researching to buy in Italy!
    In my research Sardinia has come up not only for the beauty but of the condo's as they call them in the states. I have had to research the transportation to get to the island and to Sassari! I think it is 9 hours from Rome to Sardinia, just wondering if you can confirm? Then 1 1/2 hour flight from Rome to Sassar's Alegro Airport but not sure but thats what my research shows. If you happen to see my comment, I was just confirming....

      Sardinia to Rome it is a 45min flight. Sardina to London it is a 2 hours flight

      Hi. I’m Swiss and moved to the US (Nevada) a few years ago, with the goal to move to Hawaii one day. But I had to realize that the USA is not the right place for me to live. So now I’m looking into moving to Sardinia. I love Italy a lot and Sardinia has beautiful weather and beaches. I have only been to Olbia in Sardinia approx 20 years ago. I really liked Olbia. Olbia has 60k inhabitants, Cagliari has 150k inhabitants, Alghero has 44k inhabitants. And then there are several smaller towns right at the beach. I love beach towns in the Mediterranean Sea. But none of them has the Hawaiian vibes. They have Mediterranean vibes.

      @@nikkisimmington7355 Sardinia and the Italian in general have the laid back attitude. When I still lived in Switzerland I dated a guy from Italy for 5 years. I loved the Italian life and their laid back attitude. You are traveling to Sardinia next summer? Cool. I’m still investigating if Sardinia is the right place for me to move to. I an no yet 100% sure, but I want to decide by March to what country I want to move to. And then I will also travel to Sardinia or whatever country I decided to move to next summer. Because I want to move away from the USA by the end of next year latest. With Trump we never know what will happen. I have the impression he will want to change the USA to a dictatorship and then he may not let anyone move out of the country (like his buddy Kim Jong Un does with the people in North Korea).

      Do your own research before buying. Real Estate Agents are actually much worse in the UK than Italy.

    Ok, I need to find a smaller town, in order to apply for the 7% tax scheme, but I also have a soon to be 5 year old son, who right now speaks English, and Chinese, but no Italian. I concur with the other poster about museums and churchs not mattering, I can drive to every single town on the island and see them all over time, but for living, I want a place that is safe, the local school is good, will be understanding as my son learns Italian, has enough services available locally, and if it has easy access via train or bus to a bigger town, that’s a plus. I speak Spanish and some Portuguese, so though I’m 60 years old, I think I’ll learn enough italian to pass the driving exam in time, but my wife might not, as she speaks Chinese and English only. Also, how are small town Italians in regards to treatment of Asians? Our family hobbies are hiking, mountain biking, ocean kayaking, snorkeling, so those kind of features are what would really matter to us.
