I visited the project and found that the prices are being charged on super built up. But RERA dictates that charges should be quoted based on carpet area. I did not understand why the builder are not doing this. Further the sqft per area price is much higher in cpmparison with other properties in the same locations. Similar projects such as JMD, Gayri etc, are priced around 40-45 lacs whereas AIGIN pricing is too high. Even reputed sites like housn puts the average pricing sqft pricing at 4400-4600. Why are they quoting such high price? It is far from road and the road is broken. Unable to undertsand such a high pricing.

Very congested layout in 1495 and the lift lobby is also too congested.

I have booked the flat in AIG royal in E tower and my home loan process is going on ..Now they just recieved the OC ,but they are still charging 5% gst 😢 and also taking 18 % gst over lease rent,power bachup, infrastructure charges ,water n other connection..What can be done in this case.Already contact Rajeev saini and they are not listening to any of the things

I clarified with there department and they said you can't do anything but have to pay the gst and they told me you booked the flat just before OC received so you have to pay gst and if you don't want to pay gst then you have to pay the amount as per our new price list i.e 5800 or 5900 and also you can't cancel the booking else your 10% will be forfeited.Also they are not giving any detail cost sheet where they mention how much gst on lease rent other charges they charged..

If a flat is booked before receipt of OC /CC, by paying booking amount then as per GST provision GST is to be paid on Entire amount including paid after OC CC. However if booked after receipt of OC/ CC , then no GST, but lease rent, club charges etc will always be with GST

Noida Authority is not doing registry of most of the projects. Specially sector 1 noida west golf course ke naam pr kuch b fake promise kr rhe h builder
