      With the hand tools that I have if am in a common unity we can build cheaper and faster but those that is in the common unity has to put the work into also if they want a home like this it is the only way that the poor will have a home for themselves instead of been at the mercy of the landlords

    I love this Appolonia City, especially how it is well planned. Chiefs should not be selling land, it is the source of all the confusion. Only registered reputable companies should do so and they should be made to do the roads and services and leave green spaces.

    This development makes more financial sense than most on offer in the country currently . The buildings look modern and roomy with built in wardrobe and undercover carport . It’s interesting to note that they are not fencing off the development to look like another hideous prison . Please include public parks, community childcare Center ,green parks, sidewalks and bike ways 🙏

    I think Ghana needs some serious help with housing development. They need to stop building basic designs..why is everything so basic and expensive? Pls look at what Rwanda and Nigeria are doing with estates. At least this is $175k and not the usual $400k they always ask for. What’s going on in Ghana? I’m not impressed.

      yep, alot of cookie cutter homes and concrete jungles.. unfortunately many ghana developers are not developers with any formal education in the architecture or structural engineering. Many are hustlers who have repatriated back to Ghana and have multiple types of business including being a developer. The local architects they do subcontract have no exposure outside of Ghana nor been subjected to the demands of an enlightened and educated western home buyer. Alot of carbon copying other peoples work.
      i know some folks have brought in Turkish and Mexican American builders and you’ll seen some of these unique built structures scattered. but thats not cheap. But in due time our local professionals will be forced to meet the demands that come with building a designer home.

    Nice houses but waste of land.
    Ghanaian house developers must be careful the ways we use our land.
    Why can't you guys build tall tall buildings so that you could save More lands for the future generations.
    Europeans doesn't waste lands like the ways Africans wasted their lands.

    This man is a genius! The fact that he takes in local input is so refreshing not many developers do that. And no walls! he is young with a great vision many developers should follow his example.     The houses are too close together. Not a good idea to do that. Make some free space between houses….c’mon.

      Wooden fence to separate plots will be fine

    I prefer to call what you call "outhouse" the "guest house" or "staff house" because where I am from, an outhouse is an smelly outdoor toilet.

    The Estates there are beautiful. But for my needs, I require a larger plot. At least 1 to 2 plots. I like having yard space for gardening . But these homes are beautiful. ❤

      You know you can buy double plot? Plus , you can build 3 stories on a smaller plot, the height will still be okay under guidelines for the area.

    I HATE the western name(s) and soulless design. This is just another car trap community being built at a time when the world is moving towards high density walkable communities. People want to live w/in 15 minute walk of food, parks, shopping. Those criticisms aside the developer gets high marks for their affordable single family home offerings.

    Thanks but considering the amount of available land space this is grossly poorly planned. There are no planted trees, no pedestrian walk ways , no drains or gutterings and no communal areas. This looks like a 1960's development .

    I never really understand the window bars, razor wire, and walls in West Africa. Most better homes have a person or two full time at the property and in 4 years in West Africa I have yet to see a burglary. Everyone knows if you get caught it's chop chop. I like the open space.

    I keep hearing this word banding around affordable can some one tell me who is it affordable for for the way I see it is the only way the poor Ghanaians can afford to have a home is they must form a common unity they must pool their money together to have a home they must aquire the skills by first having the youths to practice the skills in what ever they are good at and stop giving the work to the Chinese the Arabs and the Indians from India because when you do give the work to these groups the money dose not circulate in Ghana the youths must be given a chance to have the skills it is going to be slow but it has to start from some where

    I don’t want to sound like I am complaining but why isn’t there mix zoning. Why are there only housing. Where are people expected to work and have leisure activities? Are they assuming that everyone will have a car to drive long distances to different locations?

      Our leaders are not serious and it has result to all this because other people think they have to find a way to survive. Sometimes I don't blame them much but the leaders.
      Nana kwame Bediako is building an entire city cost $5 billions in the Western region while our leaders went to borrow $77 billions without we the citizens know what the money was used for.
      So for individual to survive, they will do what they think is good for them.
      The Area need atleast building which is about 6 or more storey building to stop the waste of land and also stop destroying NATURE

    Every investmentor comes and build houses.. Yes it's needed but hardly see any say I am building an industrial estate to create jobs.. We lack industrial areas to create jobs.. No jobs no money to buy houses.. Perhaps these houses are for foreign owners not locals... Nice estate though

    Very nice estate, his price is very affordable, nice greenery around the community...I'm so happy this estate does not look like a jail or prison with those barbwire fences...and it's a great idea he did to put the electricity lines underground.

    I would like 4 plots of land with a round house in the middle of the plots, it need to be an open space home with windows all around it, the down stair will have the kitchen, the living room, dining room and a half bathroom, then the upside will host a master bedroom with a bathroom that have a separate tub and shower area and a walking closet then another 1 or 2 bedrooms with a shared bathroom without a tub...but the whole house need to be round...with a lot of windows...my kitchen cabinets need to be a lighter color like oat or even white will do...I would like a home built like this for me to live in on the Motherland...and they need to make sure to leave a lots of space for my green thumb to plant my fruit trees, herbs and flowers...like coconut, mango, sorrel, moringa, dasheen, yam...my herbal garden with peppers, ginger, onions, tomatoes, turmeric, and also a flowers garden like roses, hibiscus...I love eat and sharing with others food and herbs straight out of my backyard.

      These seem to have a basic design. If you want a building made by your own specifications it may no longer be affordable.
