In addition, what I would do if it was $46,000 is asked for a loan for $60,000. Why? To pay myself for structuring the deal.

So do you always have to pay that 'accelerated payment' to get the loan current. We often times see these numbers can be very high as well. So I am trying to figure out how paying 40k more than what the house is worth just to get a better interest rate makes sense. Or will the bank negotiate that payment to bring current?

Im reading online it says a sub to deal is where the bank doesn't know who is taking over. How are you ordering info about the house if the bank doesn't "know"? If a seller can't afford the property you want to take over, they wont be able to buy another home since they have an existing mortgage. Seems like a TON of risk involved in the strategy.
