But if I'm just planning to wholesale, I may use an inspection contingency, but not often. I feel that's the reason we get offers accepted because we DON'T have any contingencies. He's a legit mentor who, if he don't know something, he'll direct you to someone who does. Watch all his old episodes and take notes! If you need to hear it more than one way, check out your local library system and other legit investors like Bigger Pockets. I just prefer Kris after hearing so many others. You can tell. He's only doing this to be helpful--not get rich selling you his "system." But his advice is worth real gold. Imma do it. Been holding off scared too long.

You mentioned you keep the loan in the sellers name and it stays with them. Does this cause any problems with the seller if I miss payments or fall upon hardships myself? Is there a way to transfer the loan in my name?
These are not the type of deals to take on if you don't have the proper cash reserves to ensure the sellers payment gets made. The goal is to make it an asset for yourself while keeping the loan in the sellers name. Not to put it in your own name.
